Retirement June 2014 GUIDE Golden Years • Simpler life has plenty of appeal • TranzAlpine Scenic Railway • Green Prescription (GRx) for healthy living • 50 Things to do Pacific Coast Village Pacific Coast Village is a resort style village located directly across the road from the white sandy beach and magnificent Pacific Ocean between Mt Maunganui and Papamoa. Residents enjoy the lifestyle offered by Pacific coast Village and liken it to a kind of “Gold Coast” without leaving home! While walks along the beach are common daily occurrences, other activities enjoyed by the residents include luncheons, happy hours, pool evenings, line dancing, bowls, card club and soon to be introduced the Beer and Wine club. The Summerhouse is regularly enjoyed by residents for birthdays and special occasions. The centre piece of the village will be the Community Centre, a comprehensive community building for the exclusive use of residents including reception, library, lounge, restaurant, retirement has never looked bar, internet cafe’, billiards/craft rooms, doctors and nursing rooms, swimming pool/spa, gymnasium, mini theatre, conservatory, meeting rooms plus a boutique full-care facility on the upper level of the Complex. The Summerhouse and bowling green have been completed along with the boardwalk allowing direct access to the beautiful Papamoa beach. The indoor pool, spa and gymnasium complex are due to begin construction later this year. To find out more, talk to the village manager, Bruce Fleming. Bruce has years of experience in the retirement village industry and understands the requirements of residents and what is important to them. Bruce will fully explain options, prices or any additional queries you may have. T his contains detailed provisions for residents in the period before they enter a retirement village, during their occupation and after they leave. The Act also controls and places certain responsibilities on all retirement village operators. An ever-growing number of retirement villages in the Tauranga area offer everything from affordable accommodation right through to luxury living. If you think you’re ready to make the move, think carefully about what kind of lifestyle you want to have, – and whether village living is really right for you. If you place a high value on privacy for example, it might be a good idea to look at an alternative, such as downsizing your home or adapting it to suit your changing needs. However, many people enjoy and thrive on retirement village living, especially if they enjoy being involved in sports and other group activities. As far as accommodation is concerned, the choices are huge, covering a wide range of needs. You might want a place large enough for friends and relatives to stay occasionally, and being close to public transport or church might be important. If you have a pet dog or cat, that’s another consideration. Keen gardeners might want enough land to maintain that interest. Don’t be too influenced by other peoples’ opinions and take your time to work out what you really want. If you’ve found a village that appeals, ask the operator or manager for a copy of the disclosure statement. This contains important information about ownership, rights, responsibilities and financial obligations. In its guide, “Thinking of Living in a Retirement Village?” the Ministry of Business, Innovation and Employment says several legal titles are used in retirement villages, where the terms “buy” and “sell”, are often used to describe the buying and selling of an occupation right agreement. Most villages offer what’s known as a “licence to occupy”. This gives you the right to live in your unit without ownership rights. Usually you can’t borrow against the value of your unit, though some villages offer this option. In a village with a unit title structure, you own your own unit title. In some villages you will become a member of a body corporate. However, some operators run the body corporate without resident membership, making upkeep and maintenance the operator’s responsibility. If your village offers a cross lease title, you share ownership of the land and its units and grant leases to one another to live there. A lease for life gives you a lease for a unit or property in the village, which stays in place until you die or leave. All residential units in registered villages have a ‘memorial on the land title’. This gives security of residency over any individual or company that has loaned the village operator money against the property. If your operator can’t repay the loan, the lender can’t evict you and sell the unit to get their money back. Ask your lawyer to check the ownership and title of the unit and to explain clearly how this affects your ownership or occupancy rights. H Bruce and Sandy Murray are more than happy with their new life at Papamoa’s Pacific Coast Village. The Murray’s new home suits them perfectly, with a choice of sheltered outdoor spots to enjoy sunny days. The stylish community centre complex features some very impressive facilities and is a focus of village life. usband Bruce, used to the wide-open spaces of the Blenheim vineyard they had owned, wasn’t quite as keen initially, but didn’t take much persuading. The Murrays, who had moved to Tauranga 10 years earlier, found a sunny house site in the village. They loved the plans they were shown for a luxurious and beautifully designed two-bedroom home, and just six months ago, they moved in. And they couldn’t be happier with their choice. Their lovely, well designed home is directly opposite the village bowling greens and equally close to a planned swimming pool and citrus grove. Decorated with reminders of their travels, it has two large bedrooms with ensuite bathrooms, a roomy office, an excellent kitchen and loads of living space as well as sunny outdoor spaces. “We love it,” says Bruce. “This site was one of the jewels in the crown of this village.” Sandy enjoys their new home’s proximity to the beach and the nearby boardwalk. The village is handy to shops and amenities, as well as Tauranga and Mount Maunganui. Security was also a factor in choosing Pacific Coast Village. “As you get older, you feel a bit more vulnerable,” she says. “We have a 24 hour security system in our home. As well as that, the village gates are closed at night and there are regular security patrols.” Though their lives can be as private as they choose, the Murrays enjoy the camaraderie of village life. A wine buff, Bruce belongs to the village wine and beer club and plays pool, while Sandy enjoys outdoor bowls. “This village and our home is more than we ever hoped,” says Sandy. “We’re thrilled with it.” Adore Hair Design 65+yrs early bird deals. M argaret has been a resident of The Avenues for 10 years and Dick, a former car sales businesses owner, moved in three and a half years ago. They’re both enthusiastic about the village and its central location in 10th Avenue. For Margaret, the tough decision to leave her home and much-loved garden was made easier by the fact that her sister lived at The Avenues and she had visited regularly. “It has made life so much simpler not having to look after a big house and garden. It’s different to living in your own home, but I like it.” Dick looked at various villages when he was living on his own. “This one was ideal for me. It’s so convenient, everything is within walking distance including a supermarket, cafes, post shop and even McDonalds,” he says with a grin. Both say it’s still possible to enjoy plenty of privacy with the benefit of added security and peace of mind. “Apartment living is perfect for people on their own - women in particular,” says Margaret. “And there’s a care person on duty 24/7.” Able to choose from a multitude of village social and leisure amenities, they maintain active lives outside the village. Dick is registrar of the Bay of Plenty JP Association and secretary of the Board of Trustees for the Baywide Community Law Service. He is also chairman of the The Avenues Residents’ Association. Former residents’ committee member, Margaret is a life member of the Matua Garden Club and plays bowls at Greenwood Park Village in Welcome Bay. “It’s great to be able to enjoy life free of the responsibility of maintaining a home,” says Dick. “And I’m busier now than I was before I retired.” Dick Williams and Margaret Webb are both very happy with their lives at The Avenues in 10th Avenue The billiards table gets plenty of use at The Avenues. I t’s one of the world’s most famous train journeys, crossing from one coast of the South Island to the other. And as many travellers have already discovered, there’s no better time to experience this thrilling trip than winter. With the countryside covered in a dusting of snow, the views are even more spectacular. The temperatures might be chilly outside, but in the comfy seats of your new, world-class carriage, you’ll be as warm as toast. You’ll travel in the lap of luxury with an on-board licensed café serving a range of delicious Kiwi flavours including highly recommended muffins and coffee. You’ll even have a personal guide in the form of an informative GPS-triggered audio commentary, delivered directly a headset plugged into your seat. And there’s no chance you’ll miss out on any of the sights, thanks to the non-reflective panoramic windows and skylights in every one of the smoothrunning passenger carriages. For a breath of bracing Alpine air, step out onto the open air viewing carriage where nothing gets between your camera mighty Southern Alps, where spectacular views of the craggy alpine landscape will take your breath away. At Arthur’s Pass there’s an opportunity to get off the train and stretch your legs – or book a stopover, arrange accommodation at the village and spend a little longer exploring this beautiful and fascinating national park. From a scenic point of view, making the 231km trip by train beats making the trip by road on SH 73, hands-down. The TranzAlpine follows a stunning scenic route through the Waimakariri Gorge, crossing high spindly viaducts and providing wonderful views that you simply cannot experience from the road. And it is the ideal daily-return excursion, providing an introduction to West Coast glacier country with accompanying alpine scenery and Hokitika’s new treetops walk. Cross the fertile farmlands of the Canterbury Plains, and enjoy thrilling vistas over deep gorges as you travel alongside the ice-fed Waimakariri River. Traverse the forest past beautiful Lake Brunner. The final stop is Greymouth – a great base for exploring this unspoiled region with its mighty glaciers, wild rivers and famous Punakaiki pancake rocks. The TranzAlpine runs a daily return service between Christchurch and Greymouth throughout the year. You can complete the entire return journey in one go, or book up an overnight package with accommodation and a huge array of outdoor activities including visits to attractions including Shantytown, 10kms south of Greymouth, and the famous pancake rocks and blowholes at Punakaiki. A imed at a wide section of the population and not just the elderly, the drug-free Green Prescription (GRx) Programme targets a range of health problems and has soared in popularity since its launch in 1998. Sport Bay of Plenty Community Manager Catherine McCulloch says the programme, which is aligned with health targets addressing diabetes and cardiovascular disease, has “taken off” – particularly in the last few years. In the last financial year, from July 2012 to June 2013, a total of 2838 Bay of Plenty residents were issued with green prescriptions, and 1426 in the Western Bay alone. For participants, the objective is simply to follow the programme. But those who complete it will have the skills needed to make healthy lifestyle decisions and maintain a good level of exercise for the rest of their lives, says Catherine. A Green Prescription is a written referral from a GP or practice nurse recommending that a patient be more physically active to improve their health. People with heart disease, hypertension, diabetes, depression, obesity, arthritis, some respiratory conditions or at risk of cardiovascular disease, are most likely to benefit from the programme, which can involve one-on-one sessions or group activities involving fun activities such as Nordic walking. As well as improving physical health, GRx also targets nutrition and offers supermarket tours, where groups of five or six people at a time are shown healthy eating options and how to read food labels correctly. “GRxis for anyone who needs assistance to get more physically active,” says Catherine. “It is very important for older PAPAMOA DENTURE SERVICE people to maintain a good level of fitness as it helps movement, improves balance and reduces the chance of falls. “And it is absolutely never too late to start exercising. We have had people in their 80s who take part in activities like The Mount Challenge, an eight-week training programme where clients work towards getting fit enough to walk to the top of Mauao (Mount Maunganui).” Designed for all fitness levels, the challenge is suitable for those who can walk around Mauao wanting to work towards this goal and is a great way to socialise, she says. “People who take on the challenge are absolutely amazed when they find they can do it.” The programme includes a selfmanagement group option of four sessions, focusing on teaching participants how to make positive lifestyle changes and reduce their risk of heart disease, stroke and diabetes. In between regular face-to-face consultations, GRx advisers phone clients to see how they’re progressing, ensuring they get plenty of encouragement and support. They also provide feedback to the clients’ doctor or nurse on discharge. “We set their health goals at the initial consultation and try to measure their health improvements throughout the programme,” Catherine says. “They stay on the programme for up to six months.” Those who have completed it say GRx has given them new levels of confidence and energy, as well as helping them to sleep better. Anyone hoping to join the programme must be referred by a GP or practice nurse, to ensure they are physically stable enough to take part. Join a City on its Feet walking group today! CT Colonography for early detection of Bowel Cancer Medcall is a kiwi-owned, boutique company who has been providing homecare services for over 10 years. Colon cancer is a leading cause of preventable cancer death in New Zealand, behind only breast and lung cancer in incidence. It is often silent for many years. However, because most cancers start as small growing polyps, if caught early this is a curable disease. We offer both Carers and Registered Nurses, who are Medcall people – that is they are ‘people who care’! CT colonography is a minimally invasive, highly sensitive means of detecting the early stages of colon cancer. The CT colonography technique is much better tolerated by patients and is more sensitive than the barium enema in evaluating diseases of the colon and in particular detection of colonic polyps and cancers. I t’s a well-proven fact that exercise (structured physical activity) provides huge health benefits. And older adults, in particular, have plenty to gain by staying physically active. Even moderate exercise and physical activity can improve the health of people who are frail or who suffer diseases that sometimes accompany ageing. Exercise is essential for maintaining and improving flexibility, coordination and balance, and helps maintain good blood pressure. It’s also an important factor in controlling diseases like diabetes and obesity. Staying physically active and exercising regularly can produce long-term health benefits and may even improve health for some older people who already suffer diseases and disabilities. Health experts say inactive people are nearly twice as likely to develop heart disease as those who are more active. Lack of physical activity also can lead to more visits to the doctor, more time spent in hospital and more use of medicines. Regular exercise can also help prevent or delay the onset of many diseases and disabilities and can be beneficial for chronic conditions like obesity, arthritis, heart disease, or diabetes. Even simple physical activity like gardening and walking the dog regularly can also help keep stress at bay and counter depression. And if, like many Tauranga retired people you decide to join a gym, you’ll also discover social benefits, such as making new friends. WITH COMFORTABLE FOOTWEAR, AGE IS NO BARRIER! If you’re planning a trip to the South Island Queenstown’s Kawerau Bridge jump is said to be one of the best. 3. Splash out: treat yourself to a top class meal at a restaurant you’ve always wanted to go to. 4. Seek forgiveness. If you’re harbouring long-held resentments or have hurt anyone – even if it was unintentional, Take look around New Zealand and travel to corners of the country you’ve never seen before. They say it’s a small country – but you’ll find there’s still an awful lot to see and do. 6. Help a stranger in distress. It’ll make their day – and yours, too. 7. Go white water rafting – it’s a nail-biting thrill and there’s no lack of opportunities close to home in Tauranga. 8. 9. Tackle a giant jigsaw. It might drive you around the bend, but there’s something satisfying about completing a complicated jigsaw. When you’ve finished, frame it – or take it to bits and let someone else have a go. Learn a new word daily. Some computer screensavers automatically display a new word every day and explain its meaning. Apparently there are (give or take) over 250,000 distinguishable words in the English language, so there’s a long road ahead. 10. Watch the best movies ever made. You could debate the right choices 11. Read the 100 best books ever written. No two book lovers will ever agree as to precisely which books should be on this list but The Book Depository has an excellent one at http://www.bookdepository.com/ 12. Join Volunteer Services Abroad and use your life and business skills to help others. There’s plenty of opportunity in New Zealand’s back yard – the South Pacific. 13. Learn to sail. Tauranga Harbour’s on your doorstep, what better place to do it? 14. Put a roof over someone’s head: Join Habitat for Humanity which builds homes for people in need all over the world. Combine doing good with travel to some very interesting countries. 15. Join a club, start a new hobby, or further your education. Tauranga’s University of the Third Age (UA3) is a good place to start on all three fronts. SWITCHEDON TO LIFE Nine months into our first year of operation has been phenomenal! It’s never to late to start. Keep in mind though that learning to play the drums might be a step too far for your neighbours. 26. Watch the whales. With its superb downtown address, The Avenues makes inner-city retirement living easy and thoroughly satisfying for its residents. “W here you live has always made such a big difference to how you live.” This is a statement that stays true at any age, and in particular when you start getting older and want to reduce the amount of time spent driving. Conveniently located on the corner of Tenth Avenue and Devonport Road, The Avenues ticks all the boxes when it comes to having a prime position and this prime downtown location has certainly been a major ‘selling point’ for residents. Take Neil Henderson and his wife Carol who moved in the village from Wellington. Back in Wellington they were both regular drivers, but now they hardly have to use their car. “We’ve got a Pak ‘n Save, Countdown and Mad Butcher, various fruit and vege shops, three banks and loads of other shops all within one block of the village. There are cafés and restaurants close by too, and because the area around the village is flat we can just stroll down whenever we feel like it,” says Neil. The same easy living is enjoyed by Margaret Webb, who loves making the most of the downtown location. “When I was living in Matua I had to drive everywhere. Now I hardly have to use my car. The position is perfect. We have all the day-to-day requirements within a few minutes walk - there’s banks, doctors, hairdressers and supermarkets and everything else you could possibly need,” she says. Moving into the village also gives residents a new sense of freedom in plenty of other ways too. There are numerous social activities to enjoy and a great bunch of people to enjoy them with.
