Pacific Coast Village

Golden Years.

ith winter looming we thought
we would brighten this issue with
lots of fun activities to get you inspired
to get out and about. We have an
exciting editorial on the TranzAlpine
Scenic Railway which offers some of
New Zealand’s most spectacular views
between Christchurch and Greymouth.
We also touch on Sports Bay of
Plenty’s “Green Prescription (GRx) for
healthy living. This is a program that
helps older Bay of Plenty residents
stay fit and healthy through learning to
exercise regularly and making healthier
lifestyle choices.
If you are at a loss for things to do
and require some extra inspiration – our
list of “50 Things to do” will do exactly
that. It could be as simple as reading a
new book, traveling the world or doing
something totally out there like taking a
bungee jump off Auckland’s sky tower.
There are also some great shows coming
up that would be suited to all age
groups. I for one would love to go and
see – The Kings of Country – A Tribute to
Nelson, Rogers and Cash.

If you’re thinking of moving to a retirement village but have concerns about ownership rights, it’s
reassuring to know that your rights and obligations are covered by the Retirement Villages Act, 2003.
T
his contains detailed provisions for residents in the
period before they enter a retirement village, during
their occupation and after they leave. The Act also
controls and places certain responsibilities on all retirement
village operators.
An ever-growing number of retirement villages in
the Tauranga area offer everything from affordable
accommodation right through to luxury living.
If you think you’re ready to make the move, think carefully
about what kind of lifestyle you want to have, – and whether
village living is really right for you. If you place a high value
on privacy for example, it might be a good idea to look at
an alternative, such as downsizing your home or adapting it
to suit your changing needs.
However, many people enjoy and thrive on
retirement village living, especially if they enjoy being
involved in sports and other group activities. As far as
accommodation is concerned, the choices are huge,
covering a wide range of needs.
You might want a place large enough for friends and
relatives to stay occasionally, and being close to public
transport or church might be important. If you have a pet
dog or cat, that’s another consideration. Keen gardeners
might want enough land to maintain that interest. Don’t be
too influenced by other peoples’ opinions and take your
time to work out what you really want.
If you’ve found a village that appeals, ask the operator
or manager for a copy of the disclosure statement. This
contains important information about ownership, rights,
responsibilities and financial obligations.
In its guide, “Thinking of Living in a Retirement
Village?” the Ministry of Business, Innovation and
Employment says several legal titles are used in
retirement villages, where the terms “buy” and “sell”,
are often used to describe the buying and selling of an
occupation right agreement.
Most villages offer what’s known as a “licence to occupy”.
This gives you the right to live in your unit without ownership
rights. Usually you can’t borrow against the value of your
unit, though some villages offer this option.
In a village with a unit title structure, you own
your own unit title. In some villages you will become
a member of a body corporate. However, some
operators run the body corporate without resident
membership, making upkeep and maintenance the
operator’s responsibility.
If your village offers a cross lease title, you share
ownership of the land and its units and grant leases to one
another to live there. A lease for life gives you a lease for a
unit or property in the village, which stays in place until you
die or leave.
All residential units in registered villages have a ‘memorial
on the land title’. This gives security of residency over any
individual or company that has loaned the village operator
money against the property. If your operator can’t repay the
loan, the lender can’t evict you and sell the unit to get their
money back.
Ask your lawyer to check the ownership and title of the
unit and to explain clearly how this affects your ownership
or occupancy rights.

When Sandy Murray first set eyes on Pacific
Coast Village development at Papamoa, she knew
instantly that it was where she wanted to live.
H
Bruce and Sandy Murray are more than happy with their new life at Papamoa’s Pacific Coast Village.
The Murray’s new home suits them perfectly, with a
choice of sheltered outdoor spots to enjoy sunny days.
The stylish community centre complex features some
very impressive facilities and is a focus of village life.
usband Bruce, used to the wide-open
spaces of the Blenheim vineyard they
had owned, wasn’t quite as keen initially,
but didn’t take much persuading.
The Murrays, who had moved to
Tauranga 10 years earlier, found a
sunny house site in the village. They
loved the plans they were shown for
a luxurious and beautifully designed
two-bedroom home, and just six
months ago, they moved in.
And they couldn’t be happier with
their choice. Their lovely, well designed
home is directly opposite the village
bowling greens and equally close to
a planned swimming pool and citrus
grove. Decorated with reminders of
their travels, it has two large bedrooms
with ensuite bathrooms, a roomy office,
an excellent kitchen and loads of living
space as well as sunny outdoor spaces.
“We love it,” says Bruce. “This site was
one of the jewels in the crown of this village.”
Sandy enjoys their new home’s
proximity to the beach and the nearby
boardwalk. The village is handy to
shops and amenities, as well as
Tauranga and Mount Maunganui.
Security was also a factor in
choosing Pacific Coast Village.
“As you get older, you feel a bit more
vulnerable,” she says. “We have a 24
hour security system in our home.
As well as that, the village gates are
closed at night and there are regular
security patrols.”
Though their lives can be
as private as they choose, the
Murrays enjoy the camaraderie
of village life. A wine buff, Bruce
belongs to the village wine and
beer club and plays pool, while
Sandy enjoys outdoor bowls.
“This village and our home is more
than we ever hoped,” says Sandy.
“We’re thrilled with it.”

There could hardly be better advertisements for
retirement village living than Dick Williams and
Margaret Webb.
M
argaret has been a resident of The
Avenues for 10 years and Dick, a
former car sales businesses owner, moved
in three and a half years ago.
They’re both enthusiastic about
the village and its central location in
10th Avenue.
For Margaret, the tough decision to
leave her home and much-loved garden
was made easier by the fact that her
sister lived at The Avenues and she had
visited regularly.
“It has made life so much simpler not
having to look after a big house and
garden. It’s different to living in your own
home, but I like it.”
Dick looked at various villages when he
was living on his own.
“This one was ideal for me. It’s so
convenient, everything is within walking
distance including a supermarket, cafes,
post shop and even McDonalds,” he
says with a grin.
Both say it’s still possible to enjoy
plenty of privacy with the benefit of added
security and peace of mind.
“Apartment living is perfect for people on
their own - women in particular,” says Margaret.
“And there’s a care person on duty 24/7.”
Able to choose from a multitude of
village social and leisure amenities, they
maintain active lives outside the village.

“It’s great to be able to enjoy life free of
the responsibility of maintaining a home,”
says Dick.
“And I’m busier now than I was before
I retired.”

A free community health programme run by Sport Bay of Plenty is helping older Bay of Plenty residents
stay fit and healthy through learning to exercise regularly and making healthier lifestyle choices.

and not just the elderly, the drug-free
Green Prescription (GRx) Programme targets
a range of health problems and has soared
in popularity since its launch in 1998.
Sport Bay of Plenty Community Manager
Catherine McCulloch says the programme,
which is aligned with health targets addressing
diabetes and cardiovascular disease, has
“taken off” – particularly in the last few years.
In the last financial year, from July 2012
to June 2013, a total of 2838 Bay of Plenty
residents were issued with green prescriptions,
and 1426 in the Western Bay alone.
For participants, the objective is simply
to follow the programme. But those who
complete it will have the skills needed
to make healthy lifestyle decisions and
maintain a good level of exercise for the rest
of their lives, says Catherine.
A Green Prescription is a written referral
from a GP or practice nurse recommending
that a patient be more physically active to
improve their health.
People with heart disease, hypertension,
diabetes, depression, obesity, arthritis,
some respiratory conditions or at risk of
cardiovascular disease, are most likely to
benefit from the programme, which can
involve one-on-one sessions or group
activities involving fun activities such as
Nordic walking.
As well as improving physical health, GRx
also targets nutrition and offers supermarket
tours, where groups of five or six people at
a time are shown healthy eating options and
how to read food labels correctly.
“GRxis for anyone who needs assistance
to get more physically active,” says
Catherine. “It is very important for older

people to maintain a good level of fitness as
it helps movement, improves balance and
reduces the chance of falls.
“And it is absolutely never too late to
start exercising. We have had people in
their 80s who take part in activities like The
Mount Challenge, an eight-week training
programme where clients work towards
getting fit enough to walk to the top of
Mauao (Mount Maunganui).”
Designed for all fitness levels, the challenge
is suitable for those who can walk around
Mauao wanting to work towards this goal and
is a great way to socialise, she says.
“People who take on the challenge are
absolutely amazed when they find they
can do it.”
The programme includes a selfmanagement group option of four sessions,
focusing on teaching participants how to make
positive lifestyle changes and reduce their
risk of heart disease, stroke and diabetes.
In between regular face-to-face
consultations, GRx advisers phone clients
to see how they’re progressing, ensuring
they get plenty of encouragement and
support. They also provide feedback to the
clients’ doctor or nurse on discharge.
“We set their health goals at the initial
consultation and try to measure their health
improvements throughout the programme,”
Catherine says. “They stay on the
programme for up to six months.”
Those who have completed it say GRx
has given them new levels of confidence and
energy, as well as helping them to sleep better.
Anyone hoping to join the programme
must be referred by a GP or practice nurse,
to ensure they are physically stable enough
to take part.

If you have been referred to the Green
Prescription programme you have the
opportunity to come and meet with the
Green Prescription Advisor face to face.
In this initial session physical activity goals
and plans will be discussed and appropriate
information will be provided, nutritional
advice can also be given as needed.
The program is designed for all fitness
levels and is ideal for beginner walkers
wanting to work towards a goal. It is a
great way to socialize and you will have
support from the Green Prescription and
City on its Feet coordinators. Registrations
are necessary.
Supermarket Tours
These are designed to give you an idea
of how to make “healthier food choices”
in a supermarket setting. Registrations are
necessary, ask your Green Prescription
Advisor for more information and when the
next session will be held.

Staying physically active is one of the healthiest

Some even have lengthy lists of things they’d love to do “one day”, but find they
lack the motivation to get started.

etirement provides an ideal opportunity
to do something about remedying that
situation. Whether it’s something ambitious
(and expensive) like travelling the world, or
something much more simple and cost-free
like spending more time with family and
friends, there’s a multitude of possibilities.
All you need is an open mind, a sense of
adventure and a willingness to give it a go.
The possibilities are of course endless. But
to get you started, here are a few suggestions
– and many of them won’t cost you a bean.
Take a bungee jump. The leap from
the top of Auckland’s Sky Tower looks
spectacular, as does the one from
Auckland Harbour Bridge. If you’re
planning a trip to the South Island
Queenstown’s Kawerau Bridge jump is
said to be one of the best.

Splash out: treat yourself to a top class
meal at a restaurant you’ve always
wanted to go to.

Seek forgiveness. If you’re harbouring

Maunganui, then conquer one of the
indoor climbing walls at Tauranga or
the Mount. Everest here we come…
22. Watch some top class sport: Buy a ticket
to an All Blacks rugby match or splash out
and book a ticket to the next Olympics.
23. Or don’t just watch it on TV, get active
yourself. Take up a sport and you’ll not
only get fit, you’ll make new friends, too.
24. Overcome a fear. Whether it’s spiders,
heights or whatever, confront it headon. You might be pleasantly surprised
at the outcome. The writer does,
however, have to admit that his lifelong
fear of snakes remains long after he
visited an Australian snake farm and
handle a harmless python.
25. Learn to play a musical instrument.
It’s never to late to start. Keep in
mind though that learning to play the
drums might be a step too far for your
neighbours.
26. Watch the whales. You can see
plenty around Kaikoura in the South
Island, or combine whale-watching
with a tropical holiday in the sun in
the Cook Islands or Tonga.
27. Watch sunrise and sunset on the same
day. Keep an eye on the weather
forecast for suitable conditions.
28. Plant a garden. Make your home
surrounds look lovely with flowers
gardens and save money by growing
veges year-round.

for family eyes only, but your descendants

a river cruise, visit Europe or Britain,

Zealand offers an amazing variety of
spectacular walking trails. The South
Island’s Queen Charlotte Track is highly
recommended - all 71kms of it.
34. Improve your cooking skills. Classes
are available at several locations
in Tauranga. If you’re looking for
something a bit more adventurous,
head off to somewhere like Thailand
or Bali where hotels and resorts offer
a mind-boggling choice.
35. Research your ancestry. Several local
groups offer help with this, and plenty
of websites specialise in researching
family trees. It’s fun and you might find
skeletons stashed away in some longforgotten closets!
36. Swim with the dolphins. Apparently it’s right
up there with skydiving, the most frequentlyfound item on many peoples’ “do to” lists.
37. Dolphins too tame. Try swimming with
sharks, sans safety cage. Several
Fijian resorts offer this “once in a
lifetime” experience.
38. Go caving: Waitomo’s the place to
head and it’s a pleasant drive away
from Turanga.
39. Throw at dart at a map of the world,
see where it lands, and go there. Outer
Mongolia, here we come!
40. Buy a soft-top sports car. Go on,
you know you’ve always wanted to
experience the wind in your hair as you
tear down the highway.
41. Go scuba diving. It’s a different world
down there, and no shortage of
professional instructors to give you
lessons.
42. Learn CPR: You never know when it
might come in handy and you could
save a life.
43. Become a volunteer. There are scores
of organisations that need a helping
hand and they’ll appreciate your time
and effort.
44. Learn to dance – even if you were born
with two left feet, you can give it a
good go.
45. Learn self-defence.
46. Turn off the smart phone and the
computer for a day or two a week and
experience life the way it once was.
47. Get a tattoo – its all the rage. On
second thoughts, they look a lot
better on young skin – as millions will
inevitably find out.
48. Visit the less fortunate in hospitals and

thoughts of British psychologist Linda
Blair, author of The Key to Calm.
She says chasing big experiences
is only worthwhile if you enjoy the
whole process: saving up the money,
planning it with friends, and then
the moment as well. “But if you’re
constantly living in the future, ignoring
what’s going on right now because
you’re shooting for goals, which
happen so quickly that they’re over,
and then you have to chase another
one, you’re not really living.”

older and want to reduce the amount of

Take Neil Henderson and his wife Carol
who moved in the village from Wellington.
Back in Wellington they were both regular

loads of other shops all within one
block of the village. There are cafés and
restaurants close by too, and because
the area around the village is flat we can
just stroll down whenever we feel like it,”
says Neil.
The same easy living is enjoyed by
Margaret Webb, who loves making the
most of the downtown location. “When
I was living in Matua I had to drive
everywhere. Now I hardly have to use my
car. The position is perfect. We have all
the day-to-day requirements within a few
minutes walk - there’s banks, doctors,
hairdressers and supermarkets and
everything else you could possibly need,”
she says.
Moving into the village also gives
residents a new sense of freedom in
plenty of other ways too. There are
numerous social activities to enjoy and
a great bunch of people to enjoy them
with. In fact The Avenues has a social
calendar full of planned activities, plus
the village hosts events such as guest
speakers and the upcoming Author talk,
Wednesday 11 June at 2pm, will feature

In writing terms, you could say John McTavish (pen name John Mack) is a late bloomer. The
local author has been writing and editing for trade and club publications and has been the
Bay of Plenty correspondent for New Zealand Classic Car magazine since 2008, but the
writing bug didn’t really hit till he was in his late 50’s.
Working days as a kiwifruit orchardist, John enrolled in an online Creative Writing Course

with John McTavish
at Whitireia (Wellington) Polytechnic and after graduation he picked up his part-time job
with New Zealand Classic Car magazine. This experience also gave him the courage to try
to be hosting John at our village, where he will share his fascinating path to becoming a
published author. Everyone is welcome to join us for this fantastic event, however seats
