What is Tides IV?
CRP/EWP TIDES IV, L.L.C., plans to build, market and sell luxury condominiums to be known as Tides IV.
The location is contiguous to the existing Tides Condominium complex although Tides IV will operate
under a separate condominium regime. Like the first three phases of Tides, Tides IV will feature both
marsh and waterfront views as well as its own resort style amenities. All residences above the first level
will span the depth of the building front to back allowing for windows on at least two sides, have access
via semi-private elevators, have an assigned parking space and a storage unit in the lower level of the
building. Additional parking will be available in the exterior lot adjacent to the building. Construction
will be concrete and steel frame with high quality finishing details.
Why Is Tides IV being offered with a Reservation Program?
During the process of selling the previous phase of Tides, it became apparent that there is a high
demand for luxury condominiums in the Charleston market. All the while, very few new luxury
condominiums are being developed in the Charleston area, and the available inventory of quality
residences is extremely low. Our sales group has indicated that a substantial number of potential
purchasers have already indicated an interest in Tides IV, and several such interested parties have
already reviewed the preliminary plans and are anxious to make a decision. We have established the
Reservation Program in an attempt to make this early selection process as fair as possible.
Quite simply, it is a first come, first choice system.
What does the Reservation Program include?
A select number of the 54 residences will be released to reservation holders. A mix of 1, 2, and 3
bedroom floor plans will be included in the first release on various levels of the 7-story building.
Reservation holders who decide to enter in to a purchase agreement shall receive:

early selection of new residences in the initial release;
a pre-construction price incentive;
The opportunity to make interior selections to personalize their selected condominium
residence (Substantial modifications will be addressed on a case-by-case basis under a
construction modification process to be determined); and
An opportunity to see first-hand the quality of building that has earned East West Partners
national recognition. Founders will receive one week of lodging, on a space available basis, at
the Westin Riverfront Resort & Spa at the base of Beaver Creek, Colorado. We completed the
Westin Riverfront Resort in 2008 and it was just honored by Condé Nast Traveler as the #2
Western Resort for 2013.
How will the Priority be determined?
Reservations will be numbered sequentially based upon the date and time they are received CRP/EWP
TIDES IV, L.L.C along with the requisite $10,000 reservation deposit. The earliest reservations will have
the lowest numbers and the earliest selection. The selection period is projected to begin early
December of 2014. Reservation holders will be contacted in sequential order and given the opportunity
to select a residence and execute a Purchase Agreement. Reservation holders requiring additional
selection time may lose their assigned selection position if they are not able to make a timely selection
(provisions can be made for Power of Attorney documents for those traveling or otherwise unavailable).
Reservations may be cancelled by either party at any time. Reservations holders who cancel for any
reason will lose their priority status and will be entitled to a full refund of their $10,000 reservation
deposit. All reservation deposits will be held in escrow by a third party.
Any reservation deposit not credited towards the earnest money deposit required under a purchase
agreement as of the end of the reservation process will be refunded to the reservation holder. All
reservation agreements will be null and void as of the end of the reservation process.
When will I receive final pricing and legal documents?
It is anticipated that reservation holders will be engaged in ongoing communications with
representatives of CRP/EWP TIDES IV, L.L.C. Final pricing, interior finish specifications, homeowners
association documents and a purchase agreement will be provided in advance of the time when
reservation holders are asked to select a residence and enter into a purchase agreement.
How will a reservation become a contract?
A select number of the total Tides IV residences will be released to reservation holders based on their
sequential reservation number. The earlier the reservation holder joined the program, the earlier the
holder’s selection opportunity will be. As indicated above, reservation holders will have adequate time
to review the purchase agreement and other pertinent documents prior to selection of a residence.
Once a selection has been made, the reservation holder will enter into a purchase agreement for their
selected residence, and an earnest money deposit of 5% of the purchase price shall be due upon
execution thereof; provided, however, the reservation holder shall receive a credit in the amount of the
reservation deposit of $10,000 against said earnest money deposit. At groundbreaking of Tides IV, an
additional 5 % deposit shall be due.
When will construction start?
Construction will start once the design has been completed and the developer has obtained its
construction financing, which is anticipated to occur in the first quarter of 2015. Once construction has
commenced, preliminary schedules indicate that it will take 16 to 18 months to complete construction
of the building.
