Site Plan - Corner Lot Your site plan must include the following information: • • • • • • • • • • Address of property Scale of drawing North arrow Property line locations and dimensions, including window wells Dimensions of all existing and proposed structures, including fences and driveways, measured to outside walls Distance to property lines of all existing and proposed structures Location of street(s), alley(s) and sidewalk(s) Original grade elevation (front base plane) at intersection of side interior property line at primary street block sensitive setback. Base plane is the average original grade elevation from the minimum front setback on the side interior lot line only. Rear original grade elevations at the rear corner(s) at the side interior property lines Primary front setback of adjacent structures (reference zone lots*)—NOTE: On a corner lot, the reference zone lots are the first two lots on the side of the subject property not adjacent to the street (see illustration). NOTE: The setback is the distance from the property line to the closest enclosed living area. The setback does not include a covered front or back porch or deck unless the porch or deck is fully enclosed. *Additional regulations regarding setbacks and reference zone lots • If the front setback is less than 20 feet on one (but not both) of the reference zone lots, see Sec. 13.1.5.3.C.2.b of the Denver Zoning Code. • If one of the reference zone lots is set back 50 percent or more of the zone lot depth from the primary street zone lot line, see Sec. 13.1.5.3.C.2.c of the Denver Zoning Code. • If a structure is within 1 foot of required setback on any side of the lot, see setback verification policy, Admin. 133.3 in the 2011 Denver Building Code Amendments.
