HAMBURG TOWNSHIP ZONING BOARD OF APPEALS NOTICE OF PUBLIC HEARING WEDNESDAY, FEBRUARY 11, 2015, 7:00 P.M. HAMBURG TOWNSHIP OFFICES 10405 MERRILL ROAD, HAMBURG, MICHIGAN PLEASE TAKE NOTICE that the Hamburg Township Zoning Board of Appeals will meet to consider the following two requests: 1. ZBA 2014-018 Agent: Bud Design Owner: Frank and Susan Sovis 47890 Ravello Court Northville, MI 48167 Location: 11603 Pleasant View Drive Parcel ID: 15-31-403-005 Request: Variance applications to allow the removal of the existing 1,520 square foot single-story structure and reconstruction of a new 4,797 square foot two-story single family residence on the site. The new proposed residence will be 6.6 feet from the rear (north) setback, where 30 feet is required (Section 7.6.1); 42.1 feet from the high water mark on Tamarack Lake, where 50 feet is required (Section 7.6.1 footnote 3); and will have an impervious surface lot coverage of 44% where 40% is the maximum allowed (Section 7.6.1 footnote 7). 2. ZBA 2015-001 Agent: Brighton Building Company Owner: Joseph Sinkwitts 101 Maplewood Street Northville, MI 48167 Location: 9930 Bluewater Drive Parcel ID: 15-21-302-008 Request: Variance applications to allow an extensive remodel of an existing cottage that includes a proposed 664 square foot addition toward the roadway. The existing cottage has a zero (0) foot setback on the northwest property line, where 10 feet is required (Section 7.6.1). The proposed addition will be 5 feet from the northwest property line, where 10 feet is required (Section 7.6.1). Section 11.3.2 also requires that additions to a residential nonconforming building such as the subject structure are allowed provided the addition is within a yard which retains compliance with the required setback. The improvements amount to more than fifty (50) percent of the market value of the existing non-conforming building and therefore Zoning Board of Appeals approval is required for the remodel of the existing non-conforming structure (section 11.3.5). The variance requests are available for review at the Township offices during regular business hours. Monday – Friday, 8:00 a.m. – 5:00 p.m. Comments will be heard from the public at the hearing.
