In repose to your letter of 26 March 2014 The applicant has provided the attached information as follows:Item 1.
(i) The designer has provided revised drawings which indicate the floor levels (AHD) for the dwelling House.
From this information & the scaled drawings it can easily be deduced the overall height of the dwelling will be
less than 8.5m above natural ground level.
Also there will be future site works to incorporate: construction of 1200mm high Masonry pier & timber paling fence structure along Paradise Street
Frontage.
 landscape gardens & several trees to the front of the house.
(ii) The amended Proposal Report (attached)
Item 2.
(i) The drawings indicate a dwelling House. The works are to alter the lower floor area to make a 7 bedroom
house. The owner Mr Klaus Fey has confirmed that the works are to accommodate a Family use. The Fey's
have (7) children.

The Owner & Applicant, Mr Klaus Fey proposes building alterations on his existing Dwelling House upon property at 31 Paradise Street more properly described as lot 2 on
RP 731646.
The works include Raising & Refurbishing the lower level of the existing dwelling to form additional habitable areas. The dwelling currently is enclosed as non habitable &
utility areas. The works will raise the building & ensure the lower floor level complies with the minimum floor level.

Assessment & Evaluation
The existing dwelling is located on a rectangular lot and positioned 6m setback from the
road boundary. The proposed works are to raise & refurbish the dwelling in its original
location. This existing dwelling:(1) Is integrated into the existing streetscape. The dwelling will maintain a
perpendicular presentation to the street and will have little impact on the current
view from the street.
(2) Privacy of neighbours will not be affected.
(3) Prevailing breezes and sunlight available to adjoining properties will not be
effected
The Owner also proposes a new garage building subject to budget constraints. The new
garage is to be located behind the line of the House and is well clear of the existing sewer
located at the rear of the lot.
The proposed works will achieve Ground floor level of 6.6m AHD.
The Dwelling is not located in a Heritage Character Area.
