It May Be Time To Clean
Out Those File Cabinets

Excellent attendance at the most recent seminar hosted by Wynmoor’s association attorney Mark Bogen is indicative of the fact our directors are both
conscientious, dutiful and open to continuing education on how to best serve
their neighbors and the community in general.
It is significant to note there remains a rather large percentage of board
members that have held the position for several years. Many assume this responsibility without hesitation and they are meticulous in their job performance,
carefully organizing and storing records and documents.
Through the ‘grapevine’ we’ve heard stories of director’s units with overstuffed
file cabinets, piles of paper on floors and furniture and irritated spouses that just
want the ‘mess’ cleaned up.

Your Home,
Not A Motel For
Your Guests

Numerous directors have requested this article previously published in The Village Choice to be
featured now that a majority of our
‘seasonal’ residents have returned.
The directors are concerned
about the growing number of
guests staying in units while the unit
owner is absent, which is a violation of the governing documents in
a majority of the 44 Wynmoor associations.
Showing frustration, association presidents are demanding the proverbial “No Vacancy” signs be posted throughout the
Wynmoor community in an attempt to curtail those who frequently utilize their units as a “motel” for family and friends.
The governing documents in 40 associations currently prohibit guests from occupying a unit for any period of time without
the permanent owner residing in the unit. The other associations have some sort of restrictions. Overall, all 44 associations
limit the amount of time a guest can stay in a calendar year.
Your governing documents also state the unit shall have an operating telephone landline at all times in order for the emergency alarm system to function, including those residents that are here for a couple months. Every unit must have an operating
landline phone 12 months of the year.
The emergency alarm system equipment located in every unit in the Wynmoor community will operate only if an in-service
landline telephone is operational. If service is disconnected, or there is no phone connected to an active wall jack, the alarm
system will not work. Additionally, AT&T U-Verse and telephone instruments such as Magic Jack and Vonage are not
compatible to the alarm system and may not be connected. Failure to comply not only puts your unit in danger in the event of
a fire, but the entire building. This is not an option. ALL units must have an operating landline phone.
Your governing documents also require your unit to be master keyed to the Wynmoor Security Master Key program. You
may be interested to know that for safety purposes to you and others, all apartments are required to have locks that fit this
system. You can call the Wynmoor Maintenance Department at 954.978.2640 where our in-house locksmith can help you
comply with this requirement.
Management Is The Custodian Of Association Records

While you may want to retain specific files that are reference often, please be aware that management is the official
‘records custodian’ and, therefore, all necessary records, documents, etc. are properly filed and stored in our offices.
As previously mentioned, we have many ‘veteran’ directors never tiring of serving on the board. I’m wondering
whether any of you have collected what I consider original
paraphernalia such as blue prints, floor plans, etc. My office
is frequently questioned about floor plans and unit square footage.
If it just so happens that yours is tucked away in one of
your file drawers or sitting in a pile of papers, consider this a
plea for a donation. Any item that may be considered Wynmoor
nostalgia is welcome. Thank you for helping us be more accommodating to our resident’s requests and thank you for your
continued contribution to Wynmoor.

NEW DIRECTOR’S SEMINAR... To better acquaint
our new directors on the A,B,C’s of your new position, we
have arranged a “New Director Orientation” to be held next
month.
All directors are encouraged to attend; however, as per
Florida Statute 718.112, this seminar will satisfy the mandatory requirement for new directors. The basic language states

that all new directors must certify
in writing within 90 days following their election or appointment
that he/she has read the
association’s governing documents
and that he/she will work to uphold these documents to the best
of his/her ability and faithfully discharge his/her fiduciary duty to
the association and its members.
The New Director’s seminar will
be held on Wednesday, January 14 in Card Room #4 of the
East Wing. The seminar will begin at 10:00 a.m. Each director
that attends will receive a certificate of completion. All returning directors are also invited to attend.

CAPS BREAKFAST... As an appreciation for all your
hard work and dedication, all directors are cordially invited to
the CAPS (Council of Association Presidents) year end appreciation breakfast on Friday, December 19 at 9 a.m. at the
Country Club Cove patio.

GUEST LISTS MUST BE UPDATED... Those residents who have not updated their permanent guests lists must
do so by December 15.
Those that do not respond by the deadline will have their
guest lists purged. The guest list should only include relatives
and friends and is limited to six entries (couples count as one
entry). All domestic help, health aides and vendors should be
called into Dispatch at 954.978.2666 on a per need basis.
GOLF MEMBERSHIP SIGNUPS... Registration begins
December 2 for those interested in becoming golf members
for 2015.
Registration will be held every Tuesday and Thursday
throughout December (except Christmas Day) from 7:30
a.m. to 11:30 a.m. in the Golf Pro Shop.

ELEVATOR TIE-UPS... Residents planning deliveries
of large items, or those owners and tenants moving, should
make every effort to keep the elevators available for all residents. It is suggested that all residents expecting to tie up the
elevators contact your building director at least 48 hours in
advance so residents of the building can be notified of possible temporary tie-ups.
