HISTORY
Selkirk Island Ranch is a historic Texas pioneer ranch founded in 1824 in Matagorda County along the Colorado River. The Ranch was founded by William Selkirk, who
received the land by Mexican Land Grant when he came to Texas as one of Stephen F. Austin’s original “Old Three Hundred” settlers. The Ranch has remained in the
same family for the past 190 years, seven generations of Selkirk’s descendants. The Ranch is a unique Texas recreational and hunting gem.
LOCATION
Located on Field (Selkirk) Island in Matagorda County, Texas, the Ranch is comprised of a ±676 acre private wildlife management area with 1,050 feet of waterfront
property. The Property is on the Colorado River, five miles upstream from Matagorda Bay and the Intracoastal Canal. The estuarine habitat and wetland of Matagorda
Bay is one of Texas’ most treasured fishing spots.

The Ranch is adjacent to the Selkirk Island Subdivision (Subdivision), a deed-restricted
waterfront community established in the early 1970’s by the Ranch owners. Recently
constructed waterfront homes in the Subdivision are in the $300,000 to $500,000 range.
There are few available waterfront lots remaining in the Subdivision. The perimeter of the
Ranch adjoining the Subdivision is fenced, and the heavily wooded Ranch property provides
privacy and isolation from the Subdivision. The Subdivision benefits the Ranch property
by providing paved county road access; readily available water, electric, telephone and
internet services; and access to the Colorado River by the private Subdivision boat ramp
and dock. The river provides access to the Intracoastal Canal, East and West Matagorda
Bays and the deep waters of the Gulf of Mexico through the mouth of the river.
There are two entrances to the Ranch – one near the entrance to the Subdivision (the
North Entrance), and the other at the south end of County Road 243 (a county-maintained
paved road, aka “Selkirk Road”) that runs through the subdivision along the river (the
South Entrance). At the South Entrance, where the Selkirk Road cul-de-sac adjoins the
Ranch property, the Ranch has approximately 1,050 feet of frontage on the Colorado River
(Waterfront Property), an excellent location for waterfront homes. Selkirk Road could easily
be extended through the Waterfront Property. The Waterfront Property has unusually high
elevation for waterfront property on the Colorado River due to dredging of the river many
years ago and spreading the dredge soil on the Waterfront Property. The view across the
river from the Waterfront Property is optimal, as the other side of the river is undeveloped,
and likely will be so for some time, due to access issues. While certain developments on
the river suffer from bank erosion and high bulkheading costs, the Waterfront Property is
located on a stretch of the river that enjoys slow accretion with no need for bulkheading.
Under the Matagorda County subdivision policies, the Waterfront Property could be
divided into as many as fifteen, half-acre waterfront lots.
