approximately 400 feet south of Fair Oaks Boulevard in the Arden Arcade
community.
Request:
1) A Tentative Subdivision Map to create 26 single-family homes on
approximately 1.58 net acres in the RD-20 (Multi-family Residential) zone.
2) An Affordable Housing Plan consisting of the payment of in-lieu and
affordability fees. (Note: The developer has chosen to pay fees to meet the
affordable housing obligation instead of constructing affordable housing units
at the project site).
3) A Special Development Permit to allow alternative design.
4) A Design Review to comply with the multi-family design guidelines.

The project site is located west of Bell Street and south of Edison Avenue
in the Arden Arcade Community Area.
Request:
The proposed project will require a Conditional Use Permit and Design
Review in order to allow for a congregate care facility on site.
The project proposes the establishment of a 25-unit congregate care facility
that will accommodate up to 42 residents.
Please note that this is a workshop item only. No formal application
has been filed with Sacramento County. The applicant would like to
solicit preliminary comments and suggestions from the community.
