l Bilad General Warehousing Compa
Company, a warehousing development arm
of Kuwait-based developer Al Bilad
Real Estate Company under the umbrella of
Al Imtiaz Investment Group, has awarded the
contract for construction of its first project
at Bahrain Investment Wharf (BIW) Area
within the Salman Industrial City at Hidd.
They have hired Bahrain-based European
Properties Management Company (EPM) as
their property manager.
EPM is one of Bahrain’s best-established
real estate management and services companies. It was founded in 1991 by Yakub Kolia,
who has more than three decades of experience in the Bahrain real estate and trading
market and can be considered as one of the
pioneers in relocation services in Bahrain.
The management arm of the company
is involved in developing, managing and
letting residential, commercial, industrial,
and logistics properties.
EPM is currently meeting challenging
market demand all around the region and the
EPM team believes they will always be at the
forefront of real estate happenings in Bahrain.
They have always been good at gauging
changes in market behaviour as they handle
many different projects, most notably their
current marketing of the BIW warehousing
project.
According to Mr Kolia, the project has
been developed with the latest security
features, high-end infrastructure and good
quality construction, with ease of access to
and from various important locations.
Related to Bahrain’s economic vision
focusing on economic growth through
industrial development, Bahrain Investment
Wharf is strategically located in Hidd close
to air, sea, and land travel access.
It has been officially zoned to be suitable
for industrial and logistics developments
due to its proximity to other areas such as
Bahrain International Airport, Khalifa Bin
Salman Port in Hidd, and the upcoming
Friendship Causeway connection to Qatar,
as well as a new state-of-the-art Hidd Power
Station that is also situated within the area.
With regards to Al Bilad’s warehousing
project, the project has been designed and is
being supervised by Mohamed Salahuddin
Consulting Engineering Bureau architects
and engineers and has been developed with
an aesthetically pleasing design, without
compromising on the functionality and the
budget allocated for the project.
It is being developed on a plot measuring
42,000sqm and comprises six warehouses
and related amenities.
Each of the six warehouses provides 16
flexible rentable units in a combination of
220sqm and 340sqm units, which are engineered to high standards and include superior finishes with a cheerful colour scheme,
state-of-the-art security and monitoring
systems in addition to a well-designed fire
detection and fighting system.
The project is now reaching completion
and contractors are set to hand
over the keys in June – and
with the current demand in the
warehousing industry, EPM has
already developed a strategy
for effective marketing of the
project and has started receiving
enquiries regarding rental of the

aint Kitts and Nevis, in the
Eastern Caribbean, makes
an ideal location for a summer home or getaway.
A small federal two-island
country where the economy is
largely based on sugar cultivation and tourism, it has recently
enjoyed major infrastructure
improvements.
The population is around
44,000, the official language is
English and the construction sector posted strong growth in 1997.
Public sector projects undertaken include road improvement and maintenance, land
reclamation and port development, development of the waterfront at Charlestown, airport
expansion and water supply
infrastructure development.
There has also been success
in economic diversification,
with the development of light
manufacturing industries and
the expansion of non-sugar
agricultural production.
Saint Kitts and Nevis has
the largest electronics assembly industry in the Eastern
Caribbean, and has developed
a successful apparel assembly
industry.
Sugar has been the country’s
main export crop for more
than a century, but increasing
production costs and low world
market prices have led to greater concentration on agricultural
diversification.
The livestock sub-sector, under revitalisation, represents the
largest area of market potential,
with an emphasis on dairy, beef,
mutton and poultry production.
In the fishing industry as well
there has been some investment
in larger boats and modern
equipment.
Tremendous opportunities
exist for deep-sea fishing and
fish processing operations, as
local demand far exceeds the
current supply.
The Saint Kitts and Nevis
Development Bank’s Farm Improvement Credit Programme
provides credit to the farming
and fishing community for new
capital investment.
As for financial services, new
banking legislation has been
designed to allow companies to
set up shop easily, but with sufficient controls to guard against
money laundering.
Most banks maintain full
international departments,
offering US dollar-denominated
accounts with attractive interest
rates.
The offshore business sector
continues to expand, both on
Saint Kitts and Nevis.
During 1997, the government
announced plans to promote
banking and offshore incorporation even more aggressively, with
packaged legislation providing
for a wider range of international business and positioning the
federation competitively.
