Having studied Architecture at the University of Wales, Mark has 20 years of experience in IT and BIM systems in the design and construction sector. Sam Collard Technical Director A chartered building services engineer with over 35 years of experience Sam has worked in large consultant and contractor organisations and pioneered the use of BIM across a portfolio of major healthcare and education projects in UK, Canada, Far East and Australasia. Graham Kelly Senior Project Manager Steve has completed EU research programmes; has recently worked in industry as R&D director of RIBA; has operated as a consultant to industry and government bodies; and has published extensively on building and information modelling over the last 25 years. Graham examines how BIM can be used for the operational phase of buildings, and the challenges involved. He is currently working in a consultancy role developing how BIM can improve the effective utilisation of buildings including the Sydney Opera House. “BIM Academy combined technical excellence with industry experience to create a comprehensive technical specification for a bespoke BIM4FM solution for Sydney Opera House. Their consultants worked across the organisation to understand the project drivers, coordinate this information and follow a detailed methodology to define BIM and FM workflows. They then developed a framework to enable the BIM4FM solution.“ Bob Moffat, Business Strategy and Planning Manager, Sydney Opera House Asset Management Governments, public and private sector developers, owners and operators now regard BIM as a significant opportunity to improve efficiency in asset management. Well positioned to support clients in developing BIM enabled Asset Management (AM) or Facilities Management (FM) solution we have an independent and platform neutral approach. Many off the shelf solutions are expensive, complex and do not always match a client’s specific needs. We work with clients to analyse their business requirements and then support the specification, procurement, implementation and maintenance of a client tailored solution. New buildings typically make up only 2% of the existing building stock. We develop asset solutions that are geared around both new and existing buildings. We recognise and address the challenges to building operators with regard to legacy systems, lack of standard handover procedures and the varying levels of building information that are part of this process. BIM can deliver process improvement by defining FM related project data at the outset of the project. The building operator can take full advantage of embedded design and construction data to the benefit of an asset solution. Through the improvement of existing forms of operational information, we support clients in ensuring they have validated information that is clear and consistent. Improved information througout the project enables efficient links to management systems. Through a rigorous research-based approach and our knowledge of client stakeholder requirements we are able to analyse client systems whilst embedding consistency and efficiency into the final solution. Based on our research of existing management systems, technologies and processes we develop impartial, sustainable and relevant recommendations, fully informed by an understanding of the proprietary systems available in the market. BIM Academy also creates 3D estate models of existing buildings or estates through laser scanning or 2D to 3D conversion. These models can then be linked to legacy or performance data to support operation and maintenance. It is also recognised that these models require regular maintenance and we can also support the management of this process. Case Study - Sydney Opera House Case Study - Northumbria University BIM Academy won an international competition to provide specialist facilities management technical expertise for Sydney Opera House. Northumbria University’s city campus is using BIM protocols to manage its 32 non-residential buildings totalling over 120,000m². The key strategic issues that were identified are as follows: Business value; Ownership and Maintenance; Change Management; Technology Platforms; Content Creation; Deployment. In collaboration with the client’s Building and BIM engineering team, BIM Academy defined and developed a facilities management specification to meet the building stakeholder needs for the existing and future refurbishment. BIM Academy’s role entailed: • Detailed consultation with stakeholders on current and future needs. • A review of current systems and processes. • The creation of a detailed technical specification document • The production of a model management plan detailing the methodology Sydney Opera House will adopt to create and maintain their future model. This work will enable the Opera House to implement a web based BIM4FM interface that will link a constantly maintained geo-spatially accurate model of the building to its engineering, maintenance and building control systems. The findings associated to this work to date are: • BIM enabled AM/FM can offer efficiency gains – there are currently various processes that can be implemented to reduce iterations in the updating of the estates drawings and information. • A BIM for AM/FM is not a generic design model, construction model, or hand-over model – it is specifically what you require for your business. We work with the client to comprehensively understand those requirements. • Multi-technology platforms are required – one size does not fit all, problem precedes solution. • The process around updating the model is very important, as if the changes are not captured the model is inaccurate.
