LHOP Home Buyer Loan Time Line
Borrowers wishing to utilize LHOP funds must submit a completed application, all
required documentation and must be structured to allow at least 60 days to close.
Agreement of Sale—Realtor
Realtor shall provide LHOP with a copy of the executed Agreement of Sale (AOS)
with all executed Addenda, including the LHOP Addendum, and LHOP Seller
Declaration within 5 days of the AOS execution date.
Home Buyer Loan Application (HB Loan) —Borrower & Lender
Borrower shall apply for LHOP’s HB Loan through an LHOP Partnership Lender
within 10 days of the AOS execution date.
Inspections—Realtor
Buyer’s Agent shall submit a completed Whole House Inspection Report, Wood
Destroying Insect Infestation Inspection Report, LHOP Deteriorated Paint
Visual Assessment (if property was built prior to 1978), and LHOP Property
Inspection/Borrower Declaration Form within 15 days of the AOS
execution date.
Completed HB Loan Application Package—Borrower & Lender
Lender will submit a complete HB Loan Application along with supporting
documentation to LHOP within 20 days of the AOS execution date (A complete
HB Loan Application, including all required documentation related to Buyer’s
income, household members, and funds available for closing, must be received by
LHOP within this time frame to be considered for a loan. LHOP will not accept
incomplete applications. Buyer shall cooperate in a timely manner with his or her
Lender in providing the necessary documentation to complete the HB Loan
Application)
Settlement date must be structured to allow for at least 60 days to close from the
date of the executed Agreement of Sale.
I understand and am fully aware that deviating from the required LHOP
deadlines will affect scheduled settlement dates.
