LIGGING Het grondstuk is gelegen in het centrum van Johnsbach en wordt omgeven door bebouwing van huizen en boerderijen. Johnsbach is een langgerekt dorp, gelegen op ongeveer 12 kilometer van het bekende wintersportplaatsje Altenberg . De omgeving wordt gekenmerkt door half bergach뛕g, glooiend landschap van het Osterzgebirge. De infrastructuur van de omgeving is in goede staat, doordat er de afgelopen decennia veel in is geïnvesteerd door de Duitse overheid. Er zijn legio wandel‐ en ﬁetsmogelijkheden en vele bezienswaardigheden. Zowel ‘s zomers als ’s winters zijn er voor de lie䉼ebber verschillende mogelijkheden. De cultuursteden Dresden (40 kilometer) en Praag (120 kilometer) zijn goed bereikbaar, de snelweg Dresden‐Praag ligt op 15 minuten rijden van Johnsbach. Ook is er een goede pleisterplaats van te maken, omdat het op de doorgang ligt naar Tsjechië en de achterliggende landen. HET GEBOUW Het betre횦 een voormalig “Handwerkerheim”. Een hotel voor vakmensen uit o.a. de bouw. Het is in 1952 volledig opnieuw gebouwd uit een voormalige Gaststäe en boerderij. Het pand is volledig in spouw opgetrokken en bevat 33 hotelkamers, een grote zaal, café, keukens en verschillende faciliteiten. Omdat in de zes뛕ger jaren de voorvleugel is verbonden met de achtervleugel, is een prach뛕g binnenhof ontstaan, gericht op het zuiden. Er is een ruim stuk grond om het pand en het grondstuk is van alle kanten bereikbaar. Door het grondstuk loopt een beek. Het totale grondoppervlak omvat zo’n 3700 m 2 , waarvan het gebouw 600 m 2 telt. In de voorvleugel, waar zich de hoofdingang bevindt, zijn rechts van de ingang een café en links de voormalige direc뛕eruimtes en opgangen naar grote keuken en trapportaal. Op de eerste verdieping van deze vleugel is de toegang naar de grote zaal. Op de eerste en tweede verdieping zijn zo’n vij횦ien kamers te vinden, voor het overgrote deel tweepersoonskamers. De grote zaal met podium ligt in het tussendeel van de twee vleugels, boven de grote keuken, en hee횦 een directe uitgang met trap aan de buitenzijde. In de achtervleugel bevindt zich op de begane grond een grotere kamer (zaaltje), een was‐ toilet‐ en douchruimte en het trapportaal naar de eerste en tweede verdieping, waar nog eens ach䋜en kamers zijn. Description, classification and location of building plot.
LOCATION
The plot is located in the heart of Johnsbach and is surrounded by several houses and farms. Johnsbach is a
stretched out village, located at about 12 kilometers from the famous ski resort of Altenberg. The area is
characterized by the semi-mountainous, hilly landscape of the Osterzgebirge. The surrounding infrastructure is in
good condition due to considerable investments by the German government in the last decades.
The culturally rich cities of Dresden (40 km) and Prague (120 km) are easily reachable through the Dresden-Prague
highway, which is accessible from Johnsbach through a 15 minute drive. The location serves as an ideal spot for
tourists pulling up on their way towards the Czech Republic and underlying countries. There are many hiking and
cycling opportunities and several attractions and activities in the vicinity. Either in summer or winter, there is
always something to do for the adventurous enthusiast.
THE BUILDING
The building is a former "Handwerkerheim", a hotel for professionals in construction and engineering.
It is completely rebuilt in 1952 from the remains of a former Gaststätte and farm. The property is fully built in cavity
and consists of 33 hotel rooms, a main hall, café, kitchens and several facilities. In the sixties, the front wing was
connected to the rear wing, creating a lovely enclosed courtyard, directed towards the south. There is a spacious

plot of land (approx. 3700 m ) around the property (600 m ) which is accessible from all sides. Additionally, the
property is crossed by a rustic stream which is partly submerged.
From the front wing, the main entrance provides access to the café on the right side, and on the left side to the
former management areas, the large kitchen, and staircase. The main hall with stage and foyer are located at the
first floor, together with access to several rooms on the first and second floor. In total there are fifteen rooms,
consisting mainly of two-person accommodations. The main hall is located in-between the two wings, directly
above the large kitchen. The hall is accessible from both wings, and through a direct external staircase.
The rear wing has a smaller sized hall on the ground floor, with accommodations for laundry, toilets and showers.
Another staircase provides access to the first and second floor, where eighteen more hotel rooms are located.
Additionally, there are multiple workspaces, toilet facilities and shower rooms spread out through the building.
Because of long-lasting vacancy and a couple of leakages, there is some damage here and there. This is largely
remedied by renewing the roof and gutters, and refurbishment of the interiors.

Die Lage
Das Grundstück liegt im Centrum von Johnsbach
Es wird umgeben von Häuser und landwirtschaftlige Gebäude. Johnsbach ist ein lang gestrecktes Dorf
und liegt ungefähr 12 Kilometer von den bekannten Wintersportort Altenberg. Die Umgebung wird
gekennzeichnet von eine bergige, leicht hügeliche Landschaft. Wir sind hier dann auch im
Osterzgebirge.
Die Infrastruktur der Umgebung ist in eine gute Lage. Die Deutsche Behörden haben in den
vergangenen Jahrzehnten hierin viel investiert. Es gibt viele Wander- und Radfahrmöglichkeiten. Es
gibt viele Sehenswürdigkeiten. Die Kulturorte Dresden (40 km) und Prag (120 km) sind gut erreichbar.
Auch werde es eine gute Rastplatz, weil es auf ein Reisedurchgang nach Tschechien, Polen und die
Länder dahinten liegt.
Das Gebäude.
Das Gebäude ist das vormalige “Handwerkerheim“. Es war ein Erholungsheim für Handwerker. Das
Gebäude ist in 1952 völlig in Hohlmauer aufgebaut aus eine vormalige Gaststätte und Bauernhof.
Weil später zwei Flügeln an einander gebaut wurden, entstand ein schönes Innenhof auf das Süden
gerichtet.
In Flügel 1 befindet sich der Haupteingang, eine Halle, eine Gaststätte, und die Durchgänge zum
Treppenflur und die große Küche. Im ersten Stock befindet sich der Eingang zum großen Saal mit
Podium. Der befindet sich, eben wie die Küche, zwischen die zwei Flügeln. Im ersten und zweitem
Stock sind im Gesamt 15 Zimmer, meist für zwei Personen. Auch befindet sich auf den zweiten Stock
eine Filmkammer für den Saal. Der große Saal hat einen weiteren Ein/Ausgang an die Außenseite.
In Flügel 2 befindet sich im Erdgeschoss einen kleinen Saal, einen größeren Toilette- und Bat Raum
und Treppenflur. Im ersten und zweitem Stock sind noch 18 Zimmer. Auch ist mit eigenen Zugang
hier ein Keller mit Heizungsraum.
Das ganze Gebäude hat einen Dachboden und es ist Teilweise unterkellert.
Durch lange leer stehen und einige Leckagen ist Schaden entstanden. Die erste Arbeiten sind dann
auch die Instandsetzung der Dachziegeln und neue Dachrinnen.
Die Fenster haben dobbelte Fensterglase. Alle Fenster sing herausnehmbar.
Das Grundstück ist ungefähr 3700 Quadratmeter, wovon 600 Quadratmeter für das Gebäude. Das
Grundstück ist von alle Seiten gut Erreichbar.
