In Knokke wordt de structuur van het nieuwe golfproject
opgezet. Het wellnesshotel Le 8300 zit in een stroomversnelling.
De studentenflats van het project Waterview in Leuven, het residentieel project Blaisantpark, de Blue Towers kantoorgebouwen
op de Arteveldesite te Gent zijn volop in aanbouw. In Moskou
heeft de zachte winter ons geen windeieren gelegd. Building B
van Dmitrov Logistics Park is in afwerkingsfase en Building C is
opgestart.
In Warschau komt de prestigieuze Warsaw Spire als een
Eenhoorn uit de grond gerezen. De 220 meter hoge toren wordt
zichtbaar en begint stilaan aan een leven als stedelijk statement.
Dit is een project dat alle verwachtingen overstijgt. De uitstraling is zo nadrukkelijk, de schaalgrootte zo frappant, dat het
iedereen enthousiasmeert. Deze verwezenlijking betekent een
mijlpaal voor ons bedrijf.
Maar we mogen niet op onze lauweren rusten. Onze leuze blijft
bovenal: “We create the future today”.

What an apotheosis. KAA Ghent’s Ghelamco Arena has been
voted worldwide as the best stadium of the year. In addition
it was crowned with the award for the “most beautiful interior
design” in the sport and leisure category in New York. These
may be accolades that we will find hard to match in the future,
but they demonstrate our strengths very clearly.
The student flats at the Waterview project in Leuven, the
Blaisantpark residential project, the Blue Towers office buildings
at the Artevelde site in Ghent, are all going full steam ahead. In
Moscow, the mild winter has not done us any harm. Building B at
Dmitrov Logistics Park is now at the completion stage and Building
C is underway.
The Ghelamco Arena, like a luminous gem, with its ideal location
at the intersection of the E40 and E17 motorways and near the
R4 ring road, offers enormous possibilities. With the example of
the stadium in mind, various other cities and institutions have
also come knocking on our door, asking for our creativity and
market knowledge.
In Warsaw, the prestigious Warsaw Spire soars out of the ground
like a great Unicorn. The 220-metre high tower is now visible
and is gradually taking on life as an urban statement. This is a
project that has exceeded all expectations. The appearance of
the building is so impressive, the sheer size and scale so striking
that everyone who sees it is caught up in the enthusiasm it generates. It is an achievement that represents a major milestone for
our company.
Our current projects are all moving very quickly and we are
getting ready to work on a whole range of new developments.
Our aim is to create new living environments. Other locations
take shape.
But we must not rest on our laurels. After all, our motto remains:
“We create the future today”.
In Knokke, the structure for the new golf project has been put in
place. The wellness hotel, Le 8300, has been stepped up a gear.

the Interiors Award from the distinguished Contract Design Magazine in the
category ‘Sports’.
The jury states that the designers of the
Ghelamco Arena have translated the
ambitious energy of the football team into
a progressive architecture that makes the
experience of the fans more intensive.
This international recognition is a
boost for the first important project of
Ghelamco in its home country, after a
continuous set of achievements and
Awards in Poland.
For the realization of the interior design,
Ghelamco cooperated with the famous
Polish architect Stopa of the company
Massive Design.

effects and the glass façade are a real

come two hours before the match to the

to honour the Construction Company of the year 2013. The jury consisted of
the most prominent professors from the University of Technology in Warsaw

The office complex was sold in July 2013
to Tristan Capital Partners for 121 Million Euro
Warsaw Spire, a unique office project under development in
Warsaw’s city center is rising. Works are being done on all three
buildings of the project. Building C is being prepared for the arrival of
it’s first tenant Frontex.
Also in Warsaw, a new urban development project is taking shape.
The Dworzec Gdanski station is being redeveloped and Ghelamco is
the only company still in the running.
T-Mobile Office park can welcome its new tenant soon. Citibank will
lease over 4,600m2 in the left wing of the building.

A few weeks ago, building C’s ground
level was reached. Today, works on level
ten are in progress.

On the tower (building A) we have
finished the very delicate and complicated procedure to install V columns. These
steel column’s, filled with concrete, will
assure a fluid transfer of materials to the
upper floors of the tower. A total of 28
columns, reaching a maximum height
of 12 meters and having an impressive
diameter of 90 cm, are being installed.
On building B, we are presently putting
the electrical and mechanical installations as well as the elevators in place.
The glass facade of this lower wing is
almost completed and finishing works
in the Frontex offices, to be delivered in
September this year, are being executed.
V columns were installed to asure a fluid trasfer
of materials to the upper floors of the tower.

is its structural, organizational and challenging
complexity, the sustainable development and the use
of new technologies. Through the unique combination
of an office and a public function, we are creating a

PRESTIGIOUS TOWER
I’ve been working for Ghelamco since
2001. During those years, I had the
pleasure to give input to many important
projects we developed in Poland.
I must admit though, that Warsaw Spire is
the type of project that any engineer and
project manager can do only once in his
career. Being asked to manage such an
investment means a huge challenge and
is a great honor to me and the entire team.
The scale of the investment required our
special and constant attention regarding
the organization of work, logistics and
health and safety regulations.
Today, already a couple of hundred
workers are on the site every day. At
the peak of the construction work more
than a thousand workers will be assuring
smooth progress.
Warsaw Spire is also a project that offers
a great learning experience. The new
technological solutions that are being
implemented in this project are not only
new to the Polish market, but even to the
entire CEE. One example is Schindlers’
double deck system for elevators,
another the Hi Fog extinguishing system.
I believe this project will really change our
market. It is exciting to be able to be part
of this change. It will be fantastic to be
able to say to my children “look, your dad
has worked on the construction of these
magnificent buildings.”

Na de tweede onderhandelingsronde is ontwikkelaar Ghelamco het enige
bedrijf dat nog in de running is om een contract af te sluiten met de Poolse
spoorwegmaatschappij PKP om Dworzec Gdanski in Warschau opnieuw
te ontwikkelen.
At Dworzec Gdanski in Warsaw Ghelamco Poland wants to create an urban development
project. Retail, offices and other features are designed simultaneously. One of the major
stenghts of this development site is its excellent accesibility.

De deal is mogelijk wel 1,2 miljard Poolse
złoty (284,5 miljoen euro) waard en is
het grootste publiek-private partnerschap in de geschiedenis van PKP. Van
de zes voorstellen die PKP ontving van
ontwikkelaars, geraakten er drie tot
in de tweede onderhandelingsronde:
Ghelamco, Penta en Immobel. PKP
wil een terrein van 4,7 ha, gelegen ten
noorden van Warschau’s zakendistrict
vernieuwen. Het architecturale design
voor het complex is opgesteld door
het architectenbureau SUD Architekt.
Dworzec Gdanski is een van de belangrijkste treinstations in de Poolse
hoofdstad. Het is gevestigd in de
nabijheid van de gelijknamige metro,

winkelcentrum.

The project is a state-of-the-art,
high quality office building,
comprising a total of approx.
40,000 sqm of office space.
We are happy to announce that the new year started with the signing of a significant
leasing agreement. Citibank International plc has decided to lease
over 4,600 m2 in T-Mobile Office Park.
The tenant will occupy a part of the fifth
floor and the entire sixth and seventh
floor in the A part of the building (the left
wing). The agreement was signed for a
period of 5 years.
Citibank International plc is a part of Citi
Service Center Poland (CSC Poland) initiative, which is dedicated to provide high
quality services to other entities within
Citi - as of 2014 CSC Poland provides
services to 54 countries in Europe, Asia,
Africa, both Americas and Australia. The

company’s scope of services is focused
on: monitoring anti-money laundering,
securities and investment funds operations, settlement of claims and payments,
processing control function and service
infrastructure.
T – Mobile Office Park was delivered in
May 2013 and offers a total of 40,000
sqm office space of which almost 80% is
already leased. Citibank International plc
is the second tenant, after T-Mobile, to
move into the building.
The complex represents the highest
quality and standard of sustainable
construction and was the first existing
office scheme in Poland that obtained
BREEAM certificate at the “excellent”
level. The project was widely acknowledged by the real estate specialists and
awarded with the following titles: Green
Office Building of the Year 2013 in CEE
(CEE Greenbuilding Awards), ESSA
Green Award in CIJ Awards and the Most
green building in Poland for 2013 (Prime
Property Prize awards).
T-Mobile Office Park was one of Ghelamco Poland’s
succeses in 2013. Partialy thanks to this project
Ghelamco was named ‘Construction Company 2013’.

We create the future today
De plannen van het nieuwe project Locarno te Knokke zijn alvast indrukwekkend. Er worden 4 nieuwe bouwlagen ontwikkeld,
allen voorzien van ruime zonneterassen en voldoende ondergrondse parking. Op het gelijkvloers zal plaats worden gemaakt voor
een prachtige retailruimte van 200m2, met bijkomende stockage, dewelke reeds op plan werden verkocht aan een
vooraanstaande luxeshop.
De opbouw van de Blue Towers, twee kantoorgebouwen die
gebouwd worden aan de Arteveldesite te Gent zit op schema.
Verder in Gent wordt gebouwd aan het residentieel project
Blaisantpark. Blaisantpark zal beschikken over 67 appartementen met
één tot drie slaapkamers.
In Leuven zijn de uitgravingen voor het project Waterview voltooid.
Aan de Vaartkom komt een torengebouw met 461 studentenflats,
5,435m2 retail en een lager gebouw met 1001 parkings.
In Knokke werd gestart met de verkoop van 24 exclusieve
villagronden aan de nieuwe Golf.
Het project Waterview maakt deel uit van de herontwikkeling Vaartkom
Leuven waarin Ghelamco reeds actief is met onder andere residentiële
realisaties, bureelruimte en retail. De invulling van het project bestaat uit
de creatie van ca. 500 studentenflats, 5.435 m² retail en 1000 parkings.

building site 6 months earlier than planned.

a surface of 13,646 m2. The other is the larger one, measuring 15,224 m2.
We want to express a heartfelt word of

which she had traffic organised.”

aan de Ghelamco Arena verloopt perfect
volgens schema. Door de zachte winter
en de uitstekende projectplanning zijn
we al gestart met de binnenafwerking.
De eerste huurders namen reeds hun
intrek. Het technisch team werkt op volle
kracht om ook de andere huurders tijdig
te kunnen verwelkomen.

Naast de brede waaier aan uitstekend bereikbare diensten, zijn voor de
huurders ook uiterst efficiënte en energiezuinige kantoorgebouwen ter beschikking. Zowel bij de keuze van het ontwerp,
de technieken en de materialen hebben
we alles in het werk gesteld om de fel
gegeerde EXCELLENT score van het
BREEAM-certificaat te behalen. Breeam
is een internationaal erkende beoordelingsmethode voor de duurzaamheid van
gebouwen. De onderscheiding ‘excellent’
is streng, daardoor zeldzaam en betekent
een grote meerwaarde.
Met de realisatie van de twee kantoortorens, die we nu reeds een commercieel
success kunnen noemen, drukt Ghelamco

Al ligt de Blaisantvest net buiten de
middeleeuwse stadsomwalling, toch
heeft deze wijk onmiskenbare troeven.
De “Plezante Vest”, zoals ze bij de
Gentenaars bekend staat, is uitstekend
bereikbaar vanaf de E40 (afrit Drongen)
en de haven. Ze bevindt zich op slechts
een tiental minuten te voet van het
stadscentrum of nog vlotter met het
openbaar vervoer. Na een snelle ontwikkeling in de 19de eeuw leek het of de tijd
aan de Blaisantvest 120 jaar stil stond,
tot het stadsbestuur zijn schouders zette
onder een ambitieus vernieuwingsproject
waarvan we nu reeds mooie resultaten
kunnen waarnemen.
De Blaisantvest is een dynamische
en leuke woonomgeving waar vooral

Het project Waterview maakt deel uit van de herontwikkeling Vaartkom Leuven
waarin Ghelamco reeds actief is met onder andere residentiële realisaties
(Waterside), bureel-en retailruimte (Vander Elst). De invulling van Waterview bestaat
uit de creatie van 467 studentenflats, 5.435m² retail en 1001 parkings.
De uitgravingen voor het
Waterview-project gebeuren
op twee niveau’s. Onder het
torengebouw is één ondergrondsniveau, voornamelijk
voor fietsenstallingen. Onder
het parkeergebouw worden
twee ondergrondse parkeerniveau’s voorzien.

Zoals vermeld in de vorige newsletter is
de uitvoeringsmachine aan de Vaartkom
te Leuven op snelheid gekomen. De
monumentale ontwikkeling Waterview
begint zich duidelijk af te tekenen in het
Leuvense landschap.
De beschoeiing van de bouwput door
middel van een verankerde soilmixwand
werd uitgevoerd en de volledige bouwput
(55.000 m3) uitgegraven. Twee van de vier
torenkranen werden geplaatst en een
deel van de funderingsplaat gewapend
en gestort. Ook de voorzetwanden
werden in orde gebracht.
Het parkeergebouw, met een totaal
bebouwde oppervlakte van 40.237 m2,
kent twee ondergrondse parkingniveaus,
gelijkvloerse retail, 4 bovengrondse
parkingniveaus en een 5de verdieping
bestaande uit studentenflats. De vloerplaten van het parkeergebouw worden
ter plaatse in nagespannen beton
uitgevoerd, dit om elk risico op schade
ten gevolg van doorsijpelend water te
verhinderen. De volledige ruwbouw is
gepland klaar te zijn tegen einde oktober
2014. Het torengebouw (14.055 m2) kent
één ondergronds niveau, gelijkvloerse
retail en 14 bouwlagen. De ruwbouw zal
klaar zijn tegen eind 2014.

Golfproject
Knokke, Belgium
In June 2006 the Flemish Government approved
the Golf Memorandum II, the aim of which is to create extra
golf courses in order to answer for the growing need for golf facilities.
Research pointed out the need for an second golf course in Knokke.

Als locatie hiervoor koos men de gronden
ten westen van de Natiënlaan. De tweede
golf staat echter niet op zich, hij maakt
deel uit van een grotere stedenbouwkundige ontwikkeling waarin ook een nieuw
hospitaal, een zwembad, een speelbos en
een golfhotel met congresfaciliteiten zijn
opgenomen. Ghelamco nam het initiatief
voor de ontwikkeling van het golfterrein en
–hotel, begon een paar jaar geleden met
de aankoop van de gronden, zocht naar
een geschikte golfarchitect en maakte de
eerste plannen voor het golfhotel.
Het golfterrein werd ontworpen door de
bekende Schotse golfarchitect Steve
Marnoch in samenwerking met de Belg
Dimitri van Hauwaert. Voor hun ontwerp
van de golf (3*9 holes) vertrokken zij
van de landschappelijke karakteristieken die eigen zijn aan het terrein: water,
zand en bos. Elk van de 9 holes krijgt
zijn eigen karakter. Een golfer die 18
holes speelt zal dus naar hartenlust zijn
eigen parcours kunnen samenstellen.
Bovendien zal de golf course voldoen
aan de laatste vereisten om topwedstrijden te kunnen organiseren.
Het golfhotel zal ongeveer 350 kamers
groot zijn en over opmerkelijke congresfaciliteiten beschikken. Mensen die in het
hotel overnachten, zullen kunnen genieten
van de groene omgeving, de golfaccommodatie, de nabijheid van winkels en zee.
Een perfecte combinatie van werk en vrije
tijd en dit op een toplocatie!
Maar een golfterrein met hotel bouw je
niet zomaar. Eerst en vooral dienen de
gronden aangekocht te worden. Gezien
de grootte (± 170 ha) en de vele eigenaars
was dit geen sinecure. Momenteel bezit
Ghelamco al de nodige gronden.
Vervolgens wordt een Milieu Effecten
Rapport (MER) opgemaakt om het
Gewestelijk Ruimtelijk Uitvoeringsplan
(GRUP) te kunnen wijzigen zodat tot slot
de bouwaanvraag kan ingediend worden.
Het project kan rekenen op de absolute
steun van het gemeentebestuur.

Ghelamco took the initiative to develop
the golf course and the golf hotel, began
a few years ago with the purchase of
land, searched for a competent golf
architect and made the first plans for the
golf hotel.
The Golf project, located on the west side
of the Natiënlaan forms part of a larger
urban development including a hospital,
a swimming pool, a play forest and a golf
hotel with conference facilities.
The golf course was designed by the
famous Scottish golf architect Steve
Marnoch in collaboration with the Belgian
Dimitri van Hauwaert. For the design of
the golf (3x9 holes) they parted from the
scenic characteristics of the site and they
gave each of the 9 holes an own character. What is more, the golf course will
meet the latest requirements to organize
top competitions.
The golf hotel will consist of 350 rooms
and have outstanding conference facilities. Hotel guests will enjoy the green
surroundings, the golf accommodation,
the proximity of shops and sea on a prestigious location.
At the moment Ghelamco owns the
necessary land, which wasn’t an easy
task given the expanse of the site and the
number of proprietors. Ghelamco purchased also the villa plots neighbouring
the golf, which are put for sale now.
The project can count on the full support
of the local authority and has reached its
cruising speed now.
Ook werden de villagronden aansluitend

Building B
Located 30 km north of Moscow’s city centre, Dmitrov Logistics Park
offers 228,000 m2 of built-to-suit warehousing space spread over four
class A buildings. Dmitrov Logistics Park is on the Betonka ring road,
Moscow’s first major ring road. Building A (62,000 m2) was delivered
in 2013. Building B (75,000 m2) is 60% leased and expectation is to
be 100% leased on completion.
Preliminary piling for building C has already been undertaken. Building
C is actively marketed and there is a lot of interest
from potential tenants.

special clothes and carefully avoiding any
contact with the steel itself. Not any kind
of welding can be done either at less than
-20° C. To overcome this, we will weld the
pipes when later on temperatures will be
acceptable. Sometimes we manage to
build a tent, heat it and the work goes on.

GHELAMCO RUSSIA FOR A FEW YEARS
NOW… WHAT’S IT REALLY LIKE?
Russia is transforming every day. It is
amazing to see such a big country developing at such speed in many different
domains. Our day to day work really is a
constant challenge and an incessant battle.
Building B of Dmitrov Logistics Park,
covering 75,432 m2 in total, will be
commissioned in two steps, with units B1
and B2 due for completion and commissioning by March 31st and B3 and B4
by April 30th.
YOU ARE BUILDING WAREHOUSES
THERE. TECHNICALLY THAT MUST BE
PRETTY SIMPLE?
It is simple, indeed, yet the sheer scale of
each building of say 450 meters by 150
meters makes it an enormous challenge. A
small mistake at that scale of construction
can instantly turn into a major project cost.
The dedication and commitment of
the Ghelamco technical team makes
the project stand out and shine. The
‘Russian’ lessons in construction, learned
throughout the constrtuction of building
A, eventually provided the full benefit for
the entire project.
Leasing activity was inevitably quiet over
the holiday period, yet the entire building
has by now reached an over 60% pre-let.
January has seen a marked upturn in
interest from potential tenants. The past
week there was more than one enquiry
for over 20,000 m2. We remain confident
that, once fully commissioned, the
building will be fully let.
Works on internal mechanical and electrical systems as well as the outfitting have
already started. Pouring of the industrial floor slab for Units B1 and B2 has
started. The considerable technical challenges as a result of working in a Russian
environment, nor the harsh winter months
will stop Ghelamco Russia from delivering on time.

Park, dat een totale oppervlakte van
75.432 m² bestrijkt, zal in twee fases
opgeleverd worden. De oplevering en
ingebruikname van unit B1 en B2 worden
voorzien tegen 31 maart en van unit B3
en B4 tegen 30 april.
De toewijding en de inzet van het technisch team van Ghelamco zorgen er voor
dat het project er bovenuit steekt en
uitblinkt. De ‘Russische’ bouwmethodes
die wij tijdens de bouw van gebouw A
opgestoken hebben zijn uiteindelijk het
volledige project ten goede gekomen.
Hoewel de leasing tijdens de vakantieperiode relatief rustig verliep, is tot op
vandaag meer dan 60% van het totale
gebouw voorverhuurd. In januari is de
belangstelling van potentiële huurders
opmerkelijk gestegen. Vorige week
waren er verschillende aanvragen voor
meer dan 20.000 m². Wij hebben er alle
vertrouwen in dat het gebouw helemaal
verhuurd zal zijn eenmaal het volledig
opgeleverd zal zijn.
Intussen zijn de werken aan de mechanische en elektrische systemen, alsook
de uitrusting van het gebouw gestart.
Het gieten van de industriële vloer in
unit B1 en B2 is gestart. De aanzienlijke
technische uitdagingen die het werken
in een Russische omgeving met zich
meebrengt, noch de strenge winter zullen
Ghelamco tegenhouden om het gebouw
op tijd op te leveren.
WHAT IS THE BIGGEST TECHNICAL
CHALLENGE ON SITE?
The winter conditions in Russia are most
definitely the biggest challenge. Some
works are ongoing even at very low
temperatures, but when the temperatures
are below -25 °C, concrete supply and
delivery are stopped. The aggregates and
sand are heated, but at these outside
temperatures, they cool down very
quickly, so the chemical reaction of the
concrete that generates the heat needed
for processing will not take place. At such
extremely low temperatures all outside
work on roads, parkings, pavements or
the unloading of platforms, has to be
stopped. We could however continue
the steelwork, erecting the corrugated
sheets and sandwich panels wearing
HOW DO YOU POSSIBLY MANAGE TO
SURVIVE SUCH A HARSH RUSSIAN
WINTER?
If temperatures remain consistently
below – 20° C, we heat the concrete
with some additives, heating cables and
heated tents to keep the concrete that
was already cast and the rest at temperatures close to zero. However, the most
important factor is the motivation and
supervision of the on-site working team.
They make sure that they are carrying out
the planning and that everyone is wearing
proper clothes and frequently returns to a
heated room.
WHAT ARE RUSSIAN
SUBCONTRACTORS LIKE? DO THEY
PROVIDE THE QUALITY WE DEMAND
FOR OUR DEVELOPMENTS?
We have considerably improved the
quality of our subcontractors’ work. This
particularly holds for the main works like
steelworks, roof waterproofing, the installation of industrial floor, canalizations,
earthworks, roads works and parking
space, electrical and HVAC works. We
have now found a few good precast
concrete companies that offer fast deliveries. For the next building, precast will
be further optimized to the maximum in
order to avoid the problems (winter temperature and longer processing) associated with monolith concrete.
WHAT’S NEXT? BUILDING C IS
UNDERWAY?
We have just received our new geological
survey and we are about to start designing the foundations and immediately after
that we will start piling of the foundation
itself. The difficult ground conditions and
the onset of spring and melting winter
snow will bring additional technical
challenges.
HOW ABOUT GHELAMCO’S TECHNICAL
TEAM IN RUSSIA?
The Ghelamco team has been got up
together carefully, with new arrivals over
the past year. The implementation of
Primavera allows a permanent follow up
of the budget which is a great benefit.
DO YOU HAVE BREEAM
CERTIFICATION?
Building B has a design ‘BREEAM certification – Good’.
ANY FINAL THOUGHTS?
Building in Russia brings its own unique
challenges, not in the least because of
Russian winter. Our aim is to provide
Ghelamco with the completed building
B, on time and within budget, despite the
difficult winter conditions.
HOW MANY SUBCONTRACTORS ARE
WORKING ON THE SITE NOW?
At the moment, we have about 35 subcontractors on site, which means more
than 350 people. The number of workers
increases every day, especially in finishing works and electromechanical works.
The industrial floor installation will start
February 15th and this will bring even
more personnel.
YOU ARE CONSTRUCTING BUILDING B.
HOW BIG IS IT..?
Building B is 450 m long by 150 m wide:
67,500 m2 of warehouse and comprises a
mezzanine and 8 office areas. In total the
building is around 75,000 m2 large.
