Häuser, die krank machen, und Wohngifte, die
Allergien auslösen, braucht niemand. Bauherrschaften,
Planer und Lieferanten bemühen sich deshalb, gesundheitsfördernd zu bauen. Das Vorzeigeprojekt der
Stadt Zürich demonstriert, dass auch der Geruchssinn
nicht zu missachten ist.
No-one wants a house that makes people ill or indoor
toxins that trigger allergies. So principals, planners and
suppliers are making every possible effort to build in a
way that promotes good health. A showcase project in the
City of Zurich demonstrates that it is important not to
neglect the sense of smell.

urich is a great place to live, where the birdsong is
louder than the traffic rushing past. Even though the
largest city in Switzerland is bursting at the seams, there is not a
single construction crane in sight on Rebenweg. The highly exclusive residential area in Zurich-Leimbach is not reserved for high
rollers: the landowner, the City of Zurich, gives preference to people
suffering from a great deal of stress, who are in need of peace and
quiet. Since October 2013 it has been home to a dozen people who
suffer from multiple chemical sensitivity (MCS) and electromagnetic hypersensitivity. It is an oasis, far from the apparent damaging
effects of noise, strong smells and electromagnetic radiation. This
pioneering project triggered a massive media response and has been
acclaimed by medical and construction experts throughout Europe.
The latter are amazed, because the building itself is not allowed to
emit any harmful vapours.

Und obwohl die grösste Stadt der Schweiz aus allen Nähten
platzt, ist am Rebenweg weit und breit kein einziger Baukran
zu sehen. Die privilegierte Wohnlage in Zürich-Leimbach ist
nicht kaufkräftigen Interessenten vorbehalten; die Grundeigentümerin, die Stadt Zürich, hat besonders stressgeplagten,
ruhebedürftigen Menschen den Vorzug gegeben. Seit Oktober
2013 wohnen ein Dutzend Personen, die unter MultipleChemical-Sensitivity («MCS») und Elektrosensibilität leiden, in
dieser Oase weit weg von mutmasslich schädlichen Einflüssen
wie Lärm, Gestank und elektromagnetischer Strahlung. Das
Pionierwerk hat grosses mediales Echo ausgelöst und findet
europaweit unter Medizinern und Baufachleuten Anerkennung.
Letztere staunen, weil das Gebäude selbst keine schädlichen
Ausdünstungen von sich geben darf.

Das Vorhaben scheint gelungen; dem Neubau fehlt der übliche
Eigengeruch. «Das ist am Tag der offenen Tür fast allen positiv
aufgefallen», erklärt Andreas Zimmermann, Architekt des
MCS-Hauses unterhalb des Fälletschen-Waldes. Die Bewohner zogen trotzdem mit Zurückhaltung ein; einige haben den
Mietvertrag vorzeitig aufgelöst. «Doch alle 15 Wohnungen
sind wieder belegt», bestätigt Genossenschafts-Copräsidentin
Marianne Dutli Derron. Das Vorhaben der Wohnbaugenossenschaft «Gesundes Wohnen MCS», erstmals in normaler, aber
möglichst unbelasteter Umgebung zu leben, findet Zuspruch.
Zudem habe sich die Bewohnerschaft bereits gemeinschaftlich
organisiert, so Dutli Derron.
The plan seems to have paid off: this new build does not have any
typical inherent odour. “Everyone who visited during the open day
saw that as a positive,” explained Andreas Zimmermann, the
architect behind the MCS house that lingers below the line of the
Fälletschen forest. Nevertheless, its new residents were somewhat
reluctant to move in; several ended their leases early. “But all 15
flats are occupied again now,” confirmed Marianne Dutli Derron,
co-president of the cooperative. The housing co-operative’s plan
“Healthy Living with MCS” to help sufferers live in normal
surroundings for the first time, but with as little contamination
as possible, is gaining traction. Not only that, but according to Dutli
Derron, the residents have already set up their own organisation.

Roh und nüchtern
Architektonisch ist der kompakt-kantige Kasten ein würdiger
Vertreter der Schweizer Moderne. Gelbe Pinselstriche prägen
die Fassade, halbhoher Maschendraht umfasst die Balkone und
auch sonst wirkt das vierstöckige Gebäude eher roh. Die nüchterne Gestaltung setzt sich im Innenausbau fort: Man läuft über
Kunststeinplatten; die Wände sind mit farblosem Kalk verputzt.
Und die Raumdecken sind aus grauem Beton. «Obwohl mir die
unverfälschte Wirkung sehr gut gefällt, haben wichtigere Aspekte als die Gestaltung den Ausschlag gegeben», erzählt Architekt
Zimmermann. Denn in jeder MCS-Wohnung sind Gifte, Elektrosmog und natürliche flüchtige Substanzen, selbst in kleinsten
Mengen, strikte verboten. Baustoffe, Farben, Kleber, Türen,
Schränke, Strom- und Wasserleitungen und alles andere, was zu
einem Wohnhaus gehört, wurden daher eingehend auf störende
Ingredienzien überprüft.

Architecturally speaking, the compact, square box is a worthy
representative of Swiss modern art. Yellow brushstrokes decorate the
façade; half-height wire mesh surrounds the balconies. Overall, this
four-storey building gives the impression of being somewhat unfinished. Its austere design carries through to the interior: the floors
are paved with artificial stone slabs; the walls plastered with pale
limestone. The ceilings are made of grey concrete. “Although I really
like this unadulterated look, the design took a back seat to several
more important aspects,” said Zimmermann, the architect. After
all, pollutants, electro-smog and volatile organic substances are
strictly forbidden in the MCS flats, even in the tiniest quantities.
Building materials, paints, adhesives, doors, cupboards, electrics
and water pipes, and everything else that belongs in a home were
therefore checked thoroughly to determine whether they contained
harmful ingredients.

Gerb- und Duftstoffe sowie Harze in die Atemluft abgeben»,
ergänzt Architekt Zimmermann. Problematisch war auch
der Baustellenbetrieb, weil dort künstliche Klebe- und Bindemittel normalerweise omnipräsent sind und standardmässig
verwendet werden.
The planners involved in the project ran the gamut of aha moments. “Only chemically dead materials, such as brick, concrete,
glass and steel, satisfy the high sensitivity requirements,” noted
building ecologist Michael Pöll, who also supported the project as
a quality manager on behalf of the City of Zurich. “Eco-materials
like wood, clay and linoleum are largely off-limits because they give
out tannins, aromas and also resins into the breathable air,” added
Zimmermann. Running the building site was also problematic in
that artificial adhesives and bonding agents are usually omnipresent
and used by default.
Wenn Nasen über Produkte entscheiden
Die Suche nach unbedenklichen Materialien dauerte fast ein
ganzes Jahr. Welche Stoffe und Komponenten geruchs- und
emissionsfrei sind, wurde in einem zweistufigen Verfahren festgestellt. Im Labor erfolgte die wissenschaftliche Probenahme;
zuletzt war die feine Nase der MCS-Betroffenen entscheidend:

The search for “safe” substances took almost an entire year. There
was a two-step process to determine which substances and components were free of odours and emissions. Scientific sampling was
carried out in a lab, although ultimately the delicate noses of the
MCS sufferers became the deciding factor:

Natureplus, Emicode and The Blue Angel mark out products (wood-based materials, insulating materials, mortars etc.) that emit
only minimal harmful substances or solvents. The Swiss Paints Foundation (Schweizer Stiftung Farbe) recently introduced its own

(EPD). However, experts criticise the fact that health aspects are rather neglected in this mandatory declaration.
Zehn Personen unterzogen die wichtigsten Produkte einem

Fenster von EgoKiefer, weil dessen Aluminium-KunststoffRahmen nichts ausdünstet. Der städtische Vertreter Michael
Pöll ist beeindruckt, «wie einheitlich die Urteile ausgefallen
sind». War das Verdikt jedoch ein kollektives Nein, fing die
Materialsuche wieder von vorne an. Ohne Goodwill der
Zulieferfirmen, über Herkunft und Inhaltsstoffe umfassend zu
informieren, wäre das aufwendige Auswahlverfahren deshalb
nicht vom Fleck gekommen. «Anbieter und Handwerker haben
sich selbst um alternative Produkte und traditionelle Einbaumethoden bemüht», lobt Architekt Andreas Zimmermann die
hervorragende Zusammenarbeit. «Das Pilotprojekt ist auf grosses Echo gestossen; gesundes Bauen interessiert», so das ähnlich
positive Fazit von Michael Pöll. Nicht nur beim MCS-Wohnhaus, auch sonst ist seine Arbeitgeberin, die Stadt Zürich, dafür
bekannt, bauökologisch Überdurchschnittliches zu verlangen.
Die grösste öffentliche Immobilienbesitzerin der Schweiz baut
eigene Wohnsiedlungen, Schulhäuser und Spitäler so oft wie
möglich im MINERGIE®-Eco-Standard. Laut Michael Pöll seien
die Eco-Kriterien zwar weniger streng, weil Duftstoffe oder
natürliche Gerüche im geringen Mass erlaubt sind; dennoch sei
das Wohn- und Arbeitsklima gesünder, wenn auf ökologische
Bauprodukte und transparente Lieferketten geachtet werde.
Neue Erkenntnisse für die Baupraxis
Das gelbe MCS-Haus in Zürich-Leimbach besticht durch die
einmalige geografische Lage und das vorbildliche bauökologische Design. Zumindest das Privileg, derart unbelastet zu
wohnen, gilt es nun für die Allgemeinheit zu nutzen: Niemand
wird etwas dagegen haben, wenn die beteiligten Planer und
Unternehmen ihre Erkenntnisse nun freiwillig in die Baupraxis
einfliessen lassen.

harmful. Michael Pöll, the city’s representative, was impressed
at “just how consistent the opinions were.” If the verdict was a
collective no, then the search for materials began again. Without the
goodwill of the supplier firms in providing comprehensive information about origins and ingredients, the time-consuming selection
process would have made no headway at all. “The providers and
tradespeople themselves worked hard to research alternative products
and traditional installation methods,” said architect Andreas
Zimmermann in praise of the outstanding cooperation. Michael
Pöll agreed wholeheartedly, “The pilot project attracted considerable
attention. People are interested in healthy building.” And this is
true not just of the MCS home. Zimmermann’s employer, the City
of Zurich, is known for demanding the above-average in terms of
building ecology. Wherever possible, Switzerland’s largest public
property owner builds its own housing estates, schools and hospitals in accordance with MINERGIE® eco-standards. According
to Michael Pöll, these eco-criteria may be less strict, permitting
aromatic substances and natural smells in small amounts, yet the
living and working climate is healthier if close attention is paid to
securing green building products and transparent supply chains.
New insights for building practices
The yellow MCS house in Zurich-Leimbach stands out thanks to its
one-off geographic location and pioneering building ecology design.
The idea now is to open up this privilege of living in a less contaminated way to the general public. No-one will object to the planners
and companies involved voluntarily allowing their findings to be
incorporated into building practices.
MCS – multiple chemical sensitivity
Multiple chemical sensitivity (MCS) is an umbrella term for acute and chronic symptoms that are caused by volatile natural and
synthetic substances, even if they are present in only the smallest concentrations in the breathable air. MCS symptoms can emerge
