Dear Residents, Neighbors and Friends:
For those who may not know me, I would like to introduce myself. My name is
Ken Caroccia and I have been a resident of Sun City for 11 years,
During that time, I have served on the Board of Directors and numerous committees
(such as the Architectural Review Committee, Common Area Properties
Committee, Community Preparedness Committee, Clubs and Community
Organizations Committee and the Link. Enough time to know what issues affect our
community.
I feel I have the knowledge, know-how, experience and skills to keep our
community thriving. I have been married for 46 years to my wife, Heidi, we have two
grown children, Danielle and Damon, and one grandson, 3-1/2-year-old Scotty.

My goals are to maintain reasonable Association fees for our residents, maintain the
property values of Sun City (as chairman of the Architectural Review Committee or ARC. I will support every effort to increase golf
revenue. While I have been on the Board of Directors, pickle ball and the basketball courts were created, along with the opening of two
new restaurants - Five Star Tavern and The Summit, I want to continue to support every effort to keep our community the best place to
retire to!
My background in business gives me the knowledge to achieve these goals. I was a store director for Ralphs Grocery Company for 40
years, and I managed over 14 stores and over 200 employees at most locations. I oversaw stores with approximately $50,000,000 in
annual sales. I am the former president of a 1 ,187-unit master homeowners association in Southern California for eight years. I have
been active on the Security Patrol as both a Patrol volunteer and a Watch Commander for 11 years, and I am also active in pickle ball,
tennis and pool.
Many people over the years already know that I take your requests and problems that you feel need attention very seriously because

Many BOD members over the years have believed this is a simple, four- to six-hour-a-week job. I always have put in well over 20 hours
some weeks because I attend as many committee meetings, board meetings and other meetings that I can so that I know what's going
on in all areas of the community. I put in a lot more hours for six months for the 25th anniversary in order to make it a success.

My wife and I have lived in
Sun City since July of 2001.
Before that, we spent most of
our lives in Chicago. I have
been very active in Men's Golf,
and I have held titles of
President, Vice-President,
tournament chairman, and
many others. Presently, I am
the Vice-President, again. I
have also been active in the
Men's Softball Club, and been
President for three years. I had to give it up this year. My wife and
I both use the workout facilities at Mountain Shadows and Desert
Vista regularly. We love it here in Sun City.
In my past life, I worked for thirty years as a Special Agent with
what is now the Treasury lnspector General, Tax Administration.
That is a fancy way of saying I investigated Federal crimes
involving IRS agents and others who attempted to corrupt them.
The last 16 years of that time was here in Las Vegas. I also served
honorably in the U.S. Marine Corps for three years, from 19621965.

I have been on the Sun City Board of Directors for three years
the latest in 201 1. During thatyear,I held the position of President.
I enjoyed working with our CEO at that time, Barbara Cogar. I also
found it very pleasant dealing with Sun City's Directors and other
workers. Being on the Board can be a real challenge, but is very
rewarding. I look forward to that challenge.

Cautious expenditure, prudent investment and transparency have been my guiding principles during my
past two years of service to the Association as a Board member. We faced substantial challenges, but we
have made dramatic improvements to the way we operate, including:

Stabilizing ou r assessments

Requiring that we invest our financial assets in only government-insured bonds or FDIC-insured
deposits, thus protecting the assets that allow our community to grow and thrive.

Requiring increased transparency in our conduct as board members to properly fulfill our
obligation to the membership. For example, we now require competitive bidding for virtually all
community goods and services.

Under my chairmanship, the Legal Services Committee is undertaking a comprehensive review
of all our governing documents to ensure they are in compliance with NRS-L16, the Nevada
State statute that governs homeowners associations. As a result of this review, we also will
provide more user-friendly directory in our website.
My wife, Phyllis, and I have been residents of Sun City for nine years. Every day we are grateful to enjoy
the friends we have made here and the many Sun City clubs and activities provided to our residents. I
am committed to the homeowners association and to improving our community by keeping and
maintaining our golf courses and improving our landscaping for the common areas.
I have utilized my 45-year career as a lawyer and judge
to help our community reach its potential. I ask
for your vote so that I might continue to build on our successes.

I am also a candidate because when I filed to have a complaint to be heard by the
Board on the issue of accountability, my complaint we posted on the Agenda of the
November 17,2Ol4 as being a complaint against the 25h Anniversary Celebration. That
was NOT my complaint. My complaint was that the Board of Directors had no
knowledge and did not approve the solicitation of money and goods. The Board had no
knowledge of income and expenditures for the Celebration. If you listen to the recording
of the Meeting, you will hear that M¡. Steinman, Mr. Resnik and Ms. Bachman agree that
my complaint \ryas on tørgeL, Furthermore, my complaint was not included in the backup
of the meeting which is disgrace. Thus my opening paragraph is reflected in actualþ.
The Unit Owners have no clue.
I urge you to consider my position that Board Members should not be asked to attend
Committee Meetings to be informed. Committees must report to the Board" and
Committee recommendations must be a part of the Official Records of the Association.
Should I be elected I will not attend Committee Meetings. I shall expect Committees to

I may be a new name for many of you since this is my first time running for your Board of Directors but
I'm not new to Sun City. Julie, my wife of 52 years, and I retired here 7 years ago and love the
community and the active life style. I support the current Board and committees and their efforts in
continuing to make Sun City a great and affordable place to live. I have always been willing to speak up
and get involved. As a retired small business owner I will bring management experience plus a practical,
common sense approach to projects and problem solving. Currently I am president of a sub-association,
Fairway View Drive HOA, and my ability and drive to get things done have served the residents well. I
believe I will be a good addition to an already effective and well-managed Board of Directors. For your

15 years as a consultant for federal and state safety and health regulations (my wife, son and I)
4 years as President of Fairway Drive HOA plus 2 prior years as a board member responsible for
Finances, including budgets and reserve funding

Since I am 76 years old I can't bring NEW blood to the Board of Directors. I can bring NEW energy and
NEW ideas. I am ateam player, not a follower. I am a "do-er". While I support current good ideas I am
always open to new ones. I encourage resident participation in community activities and am always
interested in suggestions for improvements.
