ZONING AND PERMITTED USE
According to the St.Petersburg Land Use and Development Rules the
following activities are allowed within the Maryino Industrial Park area:

 pulp and paper industry
 warehouses
All the industrial enterprises must correspond to the 4th or 5th hazard
classes (sanitary protection zones up to 100 m) or must presume

DSK Plastic Omnium Inergy
Joint venture of DSK, LLC and French company Inergy
– one of the leading enterprises of automotive industry
in Russia and CIS. Company is the leading producer of
plastic fuel systems in Russia being supplier of the
largest automotive factories.
Operating factory of DSK Plastic Omnium Inergy
is located in Togliatti. Factory in Maryino Industrial Park
will be the first enterprise of the company in the NorthWestern region of Russian Federation.

ANCHOR RESIDENTS
Admiral-Terminal-SV
Logistic group providing full range of transport, storage
and logistic services in Russia and Kazakhstan. Since
foundation in 1994 over 20 investment projects were
successfully completed for Russian and foreign
companies.
Diesel-Energo
In 1899 world’s first diesel engine using crude oil
instead of kerosene was invented at the Ludwig Nobel’s
factory in Saint Petersburg. This event was the starting
point for the enterprise. Nowadays Diesel-Energo
produce industrial diesel generators, power installations
for vessels and provide maintenance and repair
services.

construct a new power substation with 110 kV voltage by the end of
2014 that will expand Maryino industrial park’s capacities.
Connection points to utility lines are located at the purchased land
plot’s boundaries.

INVESTMENT PROPOSAL
1. Site selection and acquisition
Price depends on the area of the selected site and is a subject for
negotiations. Investor obtains title to land upon completion of the
boundary survey.
2. Capacities acquisition
Price per unit is defined either according to the actual tariff scale fixed
by the Committee for Tariffs of the Saint Petersburg Government or
calculated as a proportional share in investor’s actual expenses in utility
lines design and construction.
3. Signing contracts with the facility management company
The subject of the contracts is supply the enterprise with all required
utilities and operation of transport and utility infrastructure within
industrial park boundaries.

A. Financing of the industrial facilities construction
An investor has an opportunity to receive loan financing from VTB
Group for design and construction of new industrial facilities in Maryino.
Volume and conditions of financing are determined individually and
depend on the enterprise project specific properties.
B. Leasing premises in a typical industrial building
The project initiator is considering construction of a typical industrial
building to lease it to small industrial companies on a long-term basis.
C. Purchase / leasing in a typical industrial building
An investor has an opportunity to purchase build-to-suit industrial
building or to rent it with further opportunity for redemption.
