Based on Article 9.6:C.4 of the Land Development Regulations, (the LDR), \fle are requesting a variance for one additional lot to be
allowed in our project on Riley Smith Road. lt is our intent, in order to provide for the safety and public welfare of Greenville County
citizens to provide one access eas€ment for seven lots on Riley Smith Road. The public road access point will align with the Stafford
Green entrance. Stafford Green was approved last year as a subdivision, 13-131.In orderto limit numerous curb culs, as
recommended by Greenville County, we are proposing one curb cut that will serve all seven lots. Each property will have road
trontage, so public water will be available. Sanitary Sewer will be provided by means of
a
main line thal will serve Phases 1 and 2
of Stafford Green. This line must cross the subject property to reach the existing Metropolitan Sewer trunk line along the creek to the
south of the project. The property is not of sufficient depth to allow for a public road as outlined in the LDR and to provide enough
depth for a reasonable lot. A Summery Plat, as oullined in the County's ordinance, does not allow for the Open Space Development
Option, as Phase 1 and 2 of Stafford Green is permitted.
Therefore, in order to incorporate this property into the Stafford Green Poject as Phase 3, we must request this variance.
