Substrate has collapsed in parts. No compliant upstand at doorway. The fitting of a trafficable membrane instead of tiles will create a small upstand at doorway. • Fit drop sheets to floor inside as required. Tape up door frames and sills • Remove and dispose of tiles/screed and substrate. • Remove balustrading to be able to be reused. Store on site. • Prepare joists (no allowance for replacement or repairs to joists), laminate MGP10 Treated Pine to joists to improve fixing, screw and glue Scyon Secura to joists. • Rebate alumium drip flashing to end of sheeting. • Inject polyurethane under sill to seal to frame and sheeting • Fit cement sheet skirting to walls approx 80mm high to allow membrane to return up wall. Clean balcony ready for membrane. • Prime and fit customer selected glass topped trafficable membrane to sheeting • Hose test the balcony to ensure watertightness. • Re-fit handrail. • Remove all work associated debris. • Provide 10 year guarantee on waterproofing works • Soffit works maybe required and will be assessed during works. Note: We cannot guarantee that during works, damage will not be caused to ceiling plaster below and or surrounding balcony walls though all care will be taken not to cause damage. Any damage caused that requires repairs will become a quoted variation subject to customer approval. It should also be noted that works are to balcony floor ONLY and water ingress from sills, walls, frames, flashings, roofs, cavities and gutters unrelated to these works may be allowing water into house also. If membrane passes water testing, this will trigger works to continue and it is important for you to know that requests to delay or stop works may trigger a variation to works of $150.00 per day we are prevented from finishing works. Our guarantee only applies to elements we fitted and obviously we cannot guarantee other building elements installed by others or how they may affect our works and guarantee. All quotes above $5,000.00 require a building contract and if over $12,000 also require HWI. Any works required or requested that are not listed above with become a quoted variation.
