THE CONSTRUCTION OF AN ELEMENT HOUSE
Timbeco’s element houses are prefabricated as large panels in
a factory to maximum completeness. The use of large panels
means that the whole structure has been split into smaller parts
and prebuilt in the factory. Lifting equipment is used to
assemble the panels, thus significantly cutting on-site
construction time. The large panels measure up to 12 m in
length and 2.8 m in height (may be longer and higher if special
transportation is used).
We produce the structures of an element house always
customised to the needs of the customer and in compliance
with international building regulations (external and internal
walls, roof, false ceiling, floor, balconies, terraces).
We also offer a broad selection of standard structural solutions
for all the parts of a building's structure.

TEN REASONS TO CHOOSE TIMBECO'S ELEMENT HOUSES
1. Comprehensive technical documentation
4. Houses can be mounted in any weather
The construction of a high-quality element house starts from
the design. Not all manufacturers of element houses can boast
having an in-house design unit and a 3D design system.
Timbeco can. The advantage of having an in-house design unit
is close cooperation and communication between the
production unit, designers and builders – all of which translates
into a high-quality end-result.
Timbeco packages the elements manufactured in the dry
conditions of a factory in weatherproof plastic. Such
weatherproof packaging is of
a great benefit in the
mounting phase of the
building as the plastic
wrapping
means
that
buildings can also be
mounted in winter and in
rain.
The advantage of 3D
design is primarily in that
the production drawings
also serve as mounting
instructions. This makes
the entire design easy to
understand and
comprehensive.
5. Experienced mounting team
2. Energy efficient joints
Our elementhouse construction joints are optimized based on
energy calculations with Passive House
Planning
Package
(PHPP2007)
simulation programme. This way we
have eliminated cold bridges and
increased the energy efficiency of our
houses.
The
U-values
of
our
constructions are calculated based on
the real situation inside the stucture.
3. Extra rigid timber frame structure
Unlike most element house manufacturers, we use diagonals
and pins to add rigidity to timber frame structures. Diagonals
and pins in the frames are
made with the Hundegger K2
fully
automated
wood
processing
system.
In
addition to adding extra
rigidity, the diagonals and
pins improve the structure's
load-bearing capacity in case
of fire.

Just as manufacturing, mounting element houses requires
knowledge and experience.
Extensive
experience,
professional staff and direct
communication
between
the mounting unit and the
design and production units
all contribute to the highquality end-result.
6. Revised complete solution
The airtightness of a building's structure is demonstrated by
pressure tests. Timbeco stands out among other manufacturers
in
that
Timbeco's
structural
solutions are tested with pressure
tests. We use the Blower Door test
where overpressure is created
within the building and air
exchange is measured. Such
pressure tests provide us feedback
about the effectiveness of the
structural solution. They also assure
the customer of the quality of the
element house.

7. Factory-installed electrical accessories
We offer a maximum level of completeness for the prefab
panels manufactured at our plant. This includes the installation
of rigid piping and wiring devices necessary for electrical wiring
pursuant to the electrical wiring project prepared by the client.
Compared to installation at the construction site, electrical
piping installed at the plant saves considerable amount of
construction time. And guarantees higher quality, since the
cable management systems are carefully installed between
wool layers without breaking the vapour control or wind barrier
or pushing or pressing the wool layer, which would cause the
deterioration of the structure’s insulation.
8. Loading in packages
We introduced the package method to facilitate the loading
and unloading of panels. Depending on the measurements of
the vehicle, several panels are packed together and lifted as
one package. In addition to saving loading time, this method
allows for easy on-site storage of the panels for the customer,
as there is no need to build frames to keep the panels upright.
Panels may be packaged so as to take into account the
transport capacity or their mounting order.
9. Flexible production
We see our flexibility in production as one of our advantages
over many other panel house manufacturers. This flexibility lies
in the capacity of our plant and equipment to produce panels
to the measurements and completeness required by the
customer. In comparison, a production line for wood panels is
capable of only producing panels with fixed dimensions,
without taking into account the specifics of transportation or on
-site conditions.
10. Production volume
Our production volume is about ten houses in maximum completeness with all structures made of panels, per month. "One
element house" here means a detached house with 120 m3 net
floor space.
In square meters, our production volume is 5000 m2 of panel
structures per month. However, the volumes are largely dependent on the complexity of a project, being higher for more
simple designs and lower where the design is more complicated. If necessary, we can increase the monthly volume to up to
8000 m2. It is our goal to increase the production volume of
panel structures to 15,000 m2 a month by 2016.

EXTERNAL FINISHING
Thanks to our manufacturing technology Timbeco element houses can have various external finishing solutions.
Log house appearance
Element house can
look like a log house. We can use boarding that imitates
the log wall. By adding log crosses to the corners and log
details to terraces you get an energy efficient element
house that looks exactly like a log house.

Stone finishing
Classical solid stone, facade
surface stone or decorative stone cladding can be used.
Decorative stone cladding is a thin slab pasted on a fibre
cement board. In case of the classical solid stone cladding a wider foundation is constructed for the house.
Timbeco facade element project for 13 apartment buildings in
Finland
Plaster finishing
Most commonly used
plaster systems can be applied onto fibre cement board
that gives the facade a smooth and solid look. Firstly,
board joints are treated and then all the layers are applied according to the plaster system instructions.

Wooden board finishing
Wood is very
easy to process and therefore gives endless options for
external finishing. Many different profiles, tree species
and treatments of wood can be used. Boarding can be
thermo-treated, coloured, stained etc. Vertical, horizontal
as well as diagonal boarding is possible.

ENERGY EFFICIENCY
Insulation materials
Air and vapour barrier systems
Only high quality and low λ-value
insulation materials are used. Materials
are placed carefully into elements in
dry conditions that guarantees the
calculated U-value of the constructions.
Airtightness is an important factor of an
energy efficient house. We ensure airtightness by using only certified air and vapour
barrier systems that guarantees the sufficient performance for decades.
Taping up the vapour barrier paper
Special tapes are used to seal all joints
and bushings in the air and vapour barrier to ensure good airtightness. Natural
latex-based glue is used to fasten the
air and vapour barrier to concrete and
timber.
Taping up the feedthrough
FIRE RESISTANCE (EI 60/90 minutes)
It is often believed that wooden houses are not as fire resistant
as other types of houses. But there are various methods how to
make wooden constructions just as fireproof as stone house.
The fire resistance classes and requirements of buildings are
determined in the Building Act and have to be achieved no matter what the construction material is. Lower fire resistance classes are very easy to achieve with timber constructions and they
often have big advantage in front of other constructions.
For example a steel construction loses its strength very quickly
when the temperature rises in a fire while timber burns for a
long time creating a protective char layer on its surface before
it looses its carrying capacity.
If certified materials are used, chosen carefully, built and treated according to producer’s instructions, then timber constructions can achieve high fire resistance and they are just as safe
as any other types of houses.
Overlay of the joint between the
roof and wall
Fireproof boards
We use gypsum and cement boards to protect timber constructions
from fire. Many layers can be used to meet high fire resistance
requirements.
Certified fire-resistant paints and impregnation
We use the fire-resistant paints and certified fire-resistant impregnation
of various manufacturers (Holz Prof, Teknos, Dricon etc.) in order to
improve the fire resistance of wooden structures.
Fireproof insulation materials
Class A insulation materials are used that are fireproof and protect
timber from fire.
Strengthening the structure
Diagonals and pins also help the structure better preserve its strength
and rigidity in case of fire.
Fireproof windows and doors
Subject to the customer's wishes and project requirements, we also
provide fireproof doors and windows in cooperation with our partners.
Fireproof doors are filled with non-combustible insulation. Locks and
hinges are fire-tested and keep the door tightly shut in case of a fire.

Saving time
Saving money
Standard house designs meeting the requirements of the
reseller's market or the developer's development project help
provide the end consumer well-designed architectural and
structural solutions, significantly reducing the efforts of the
customer in their search for a house and time to purchase
decision.
Since producing standardized houses is much faster for the
manufacturer, the final price is also significantly lower. As a
rule, the structural design of a house takes up one third of the
production process. The design phase takes virtually no time
for standard houses.
In the same vein, for the house manufacturer, the availability of
standard house designs means faster production output since
the time-consuming structural design phase has already been
completed. A house can be produced in a significantly shorter
time-span.
Moreover, adjusting production equipment takes significantly
less time. Ultimately, the reseller or developer will be able to
receive standardized houses at a good price with fast delivery.
Success story - Lesja standard house
design
In cooperation with a Norwegian architect,
Timbeco developed standard designs for
Norwegian-type log houses. Styled to fit in the
Norwegian mountain regions, reasonably
priced, expediently delivered, featuring a
great number of modifications, these standard
designs soon gained popularity in WestNorwegian holiday centres and ski resorts.
To date, Timbeco has produced over 60 Lesja
houses with various modifications.

FACTORY PRODUCTION VS ON-SITE CONSTRUCTION
It is often believed that on-site construction is more costefficient that ordering structures in maximum completeness
from a factory. Below is a comparison of building the complete
weatherproof insulated shell of a private home in the factory
and on-site.
A weatherproof insulated shell means painted exterior lining,
insulated exterior walls, interior walls, false ceiling, roof with
roofing materials, installed doors and windows.

Timbeco's production is based on internationally certified
quality and management systems (ISO 9001:2008, ETA, CE).
In interior rooms, materials are protected against the impact
of weather.

Quality requirements difficult to meet.
Materials in great danger of getting wet (humidity, swelling).
Quality workmanship takes more time.
Structures are in weatherproof packaging.
Budget

