Somerton Zoning Ordinance

CITY OF SOMERTON PUBLIC NOTICE
The City of Somerton will consider the proposed repeal of the existing City of Somerton City
Code Article 2-7, Sections 1-16, also known as the Somerton Zoning Ordinance, and its
replacement with new Sections 1-9 of Article 2-7 also known to be the Somerton Zoning
Ordinance.
The proposal would delete in its entirety all 16 sections, Appendices A-B, and Exhibits A-F of
the present Somerton Zoning Ordinance; it would be replaced by new Sections 1-9 and
Appendix A.
The new Sections are organized as follows:
Section 1: General Provisions
Sections 1.1 through 1.8 establish a basic foundation of the zoning ordinance, and how the
ordinance is to be used and interpreted.
Section 2: Zoning Districts
Sections 2.1 through 2.9 establishes zoning districts applied to property within the City and
provides general development standards for each zoning district.
Section 3: Supplementary Use Standards
Sections 3.1 through 3.3 provide supplementary regulations and/or development standards for
specific land uses and for activities that require special standards to mitigate their potential
adverse impacts.
Section 4: General Development Regulations
Sections 4.1 through 4.6 address details of site planning, design standards and land use
operation relating to Parking and Loading; Open Space, Landscape and Walls; Signage; and
Lighting.
Section 5: Administration
Sections 5.1 through 5.8 define the authority and responsibilities of City staff and official bodies
in the administration of the Zoning Ordinance.
Section 6: Zoning Procedures and Fees
Sections 6.1 through 6.15 provide procedures and requirements for the preparation, filing and
processing of developments applications required by this Ordinance.
Section 7: Enforcement
Sections 7.1 through 7.8 provide procedures which are intended to ensure compliance with the
requirements of this Ordinance and the conditions of land use permit approval.
Section 8: Nonconformities
Sections 8.1 through 8.6 establish regulations for nonconforming land uses, structures and
parcels.
Section 9: Definitions
Sections 9.1 through 9.4 provide definitions of land use classifications and other terms used by
this Ordinance.
The Somerton Planning and Zoning Commission will hear public comments on this proposed
Ordinance change on January 26, 2015. The public hearing begins at 6:00PM, and will be held
in the Somerton Public Safety Building located at 445 E. Main Street, Somerton, AZ.
This matter does apply to property located within the high noise or accident potential zone as
defined in A.R.S 28-8461
