Local Moving Company
Acquires 'Warehouse of the Year'
Affordable Moving Company, a provider of residential and commercial moving and storage
services for nearly 30 years, has purchased the 377,000-square-foot building at 4500 W. Armitage,
formerly occupied by Magid Glove & Safety Company. Affordable Moving needed the new
building to accommodate its expansion,
according to a press release issued by
Cushman & Wakefield. Due to the
innovative material handling system,
which helped Magid Glove more
efficiently operate on multiple levels, the
building was named "Warehouse of the
Year" by Modern Materials Handling
magazine several years ago.
4500 W. Armitage - "Warehouse of the Year"
Affordable's current 138,000-square
foot building, which stretches across 4.39 acres at 5000 W. Bloomingdale in the Galewood-Armitage
Industrial Corridor, is now on the market. (see today's Real Estate Focus).
Meanwhile, Magid Glove, following a two-year search throughout Chicago and the surrounding
region for a site large enough to consolidate its existing two buildings, is relocating to the Village of
Romeoville in the southwest suburbs; the company purchased a 703,973-square-foot building on 35
acres for its headquarters and manufacturing and distribution activities. "Magid plans to add loading
docks, renovate office spaces and add other necessary infrastructure in order to accommodate its
expanding business," said Cushman & Wakefield's Brad Weiner who, with Paine Wetzel, represented
Magid Glove. "The company initially plans to occupy approximately 450,000 square-feet and offer
250,000-square feet for lease."
Magid's second Chicago building located at 3737 W. Hamlin, is slated to be.....

Year End Tax Planning Tips
from Graff, Ballauer & Blanski, P.C., CPAs
The end of the year is just around the corner and a perfect time to
consider a number of important tax related decisions, which
could save you some money
Section 179
Under section 179 capital assets purchased for your business can be
partially or fully expensed in the year of purchase. Thresholds and limits
change yearly; under the enacted law for 2014 the maximum limit is $25,000
and this limit begins to phase out after $200,000 of fixed assets are purchased.
Therefore there is an opportunity to save tax dollars by accelerating purchases
so they are in service prior to December 31, 2014.

Review Receivables & Accounting Method
The right to receive income and actually collecting are two different things. If your business is
using the accrual method of accounting the Internal Revenue Service allows a deduction for bad debts
when the receivables become partially or totally worthless as the income has already been
recognized. It is not possible to deduct an allowance for bad debt, it must be a specific debt
determined to be partially or totally worthless. However if your business uses the cash basis of
accounting the only deduction that will be available upon a bad debt becoming worthless will be for the
cost of goods sold associated with the worthless receivable, because cash basis taxpayers do not
recognize income on their accounts receivable. No other deduction is available since the money you
should have received was never included in your income.
Dispose of Fixed Assets
If you have fixed assets, which are no longer being used in your business, and there will be losses
generated upon their sale (the tax "book value" is more than you will be able to realize upon a sale)
you should consider selling these assets before year end to realize the loss. The value of this will
depend on the type of business entity.
