Over the last few years, the South Riding Board of Directors, committee
volunteers and staff have been preparing for the turnover, from the developer,
of all the parcels that compose our community. Up to now, we have benefited
from the developer maintaining responsibility for sections under construction
and bond with Loudoun County. In 2014, we enter a new era for our community
when the Homeowner’s Association will be responsible and in control of the
entire community.

As part of our preparation over the last several years, the Board of Directors
worked with staff and committee leaders and approved a Strategic Plan and
Parcel Plan to help direct the future growth of South Riding. We also have
provided funding of the Reserves for future replacement and repairs. Our
Association has achieved many of the goals and actions of these plans and
has been able to utilize Capital funds to build such amenities as the Splash
Park at the Hyland Hills pool, tennis courts and a pavilion at Murray Park, the
skate park at the Dulles South Multi-Purpose Center and the stage at South
Riding Center. Funding for the Capital fund came from contributions paid by
both the developer and the buyer from the sale of each new home in the
community. The Board and the Budget and Finance Committee recommended
that our HOA Document be amended to allow contributions from the re-sales
of homes however the vote on the Document amendment initiative fell short in
2012-13. Presenting the Capital contribution amendment again in 2014 is under
consideration by the Board as this budget includes minimal funding of $100,000
to the Capital fund. This year the Association has aggressively renegotiated
several existing contracts to keep expenses low.
The South Riding Home Owner’s Association operates with a $6.7 million
budget and is in a strong financial position. For our community to remain one of
the most desired places to live in Northern Virginia, we must continue to wisely
commit resources as we go forward in this new era.

Why am I responsible for assessments?
How do I register on the Website?
Each property owner is responsible for paying a monthly assessment. These
homeowners dues pay for amenities such as upkeep of the common areas,
trash collection, snow removal, swimming pools, tennis court maintenance
and other services. At settlement you should have received disclosure
information explaining the rules and regulations of the community and what
amount you owe. If you did not receive a disclosure package please call Town
Hall at (703) 327-4390.

Why is the account address different?
How do I request a larger recycling bin?
South Riding Proprietary has hired a financial management company to collect
all assessment payments. All payments are mailed to a bank lock box that is
monitored by the financial management company.
Please call Town Hall at (703) 327-4390 and our staff will be happy to order
one for you. Delivery days are Fridays.
Is the Annual Assessment tax deductible?
Along with our website, South Riding’s Facebook page is one of our
most frequently visited sites which is continuously updated with current
information about events, and items affecting the community.
South Riding Proprietary is classified as a 501(c)(4) social welfare organization
under the Internal Revenue Service Code. As such, the Annual Assessment is
not tax deductible.
How can I pay my Assessment?
Does South Riding have Community Events?
South Riding is well known for its 40+ community events throughout the year,
ranging from free weekly summer concerts and movies to large carnivals with
fireworks. There is something for everyone. Most events are free to attend.

that reflects your South Riding address. If you recently purchased a property
in the area, bring your HUD 1 Settlement form.

How do I get access to the Cardio Gym?
After completing the Cardio Gym Affidavit and a one-time payment of $25
per property, residents will receive a FOB key at Town Hall located at 43055
Center Street to access the cardio gym.

To view your account balance information/make a payment you must register:
Go to www.sfmcinc.com and click “My Community” on the right hand side. Type “south” in
the box under “Select Your Community” and click “Continue”. Select “South Riding Proprietary”
from the list of communities. Select “Request Login” from the left menu. Complete the required
information. Once your login request is approved you will be provided with an initial login name
and password. Once logged in you will be able to change your login ID and password, view/
change your profile information, view your account balance detail, and make payments.
