Summary of Costs
Our Services
Option 1 - Management service Our full management service is 10% of the monthly rent with a set up
cost of £210.00 administration fee and £42.00 for TDS registration. A total of £252.00. We have our own dedicated
support centre, which handle all queries with regards to maintenance issues along with a client accounts
department. With this service we will require a management float for repair of £200.00 this is for emergency works if
a problem arises during mid month periods.
Option 2 - Letting and Rent Administration (we collect the rent, issue statements each month and
chase late payments if any. Landlord to deal with tenants maintenance issues and inspections) = letting fee of 7% of
monthly rent + VAT and set up costs of £252.00 (£175 + Vat Administration and £35 + VAT Tenant Deposit Scheme
registration).
Also available when Sequence collects the rent on your behalf is Rent & Legal Protection Insurance
charged at 2.75% of the monthly rent (plus Insurance Premium Tax @ 6%) example:
Rent = £800pcm – Premium is £23.32 Inc Vat per month and is taken from the monthly rental.
Option 3 - Introduction service (Find a tenant only - landlord to deal with tenant from move in to include
rent collecting) = One off payment of 6%+ VAT. (Minimum fee £600+vat) We still protect the deposit for you on this
service if required.

Things we need which are legal requirements


EPC (Energy performance certificate) All properties must have an EPC.
(We can organise, valid for 10 years) £79.00 + VAT
Gas Safety Certificate, valid for 12 months. If the property has gas then it needs a GSC by law.
(We can organise) £85.00 including VAT
Below items are not a requirement, but are a recommendation as law states things need to be safe;


EICR (Electrical Installation Condition Report) (Lasts for five years) - Please ask for a quote
PAT (portable appliance test) Testing (Valid for 12 months) – Price depends how many items to be checked
Inventory (Schedule of condition)
We will use an independent inventory company. It is important that you have an inventory in place for any property
to protect yourself against any dilapidations that may occur during the tenancy. Without an inventory you will not be
able to make a claim against the deposit. If you choose to do your own it can be seen as a biased version of the
properties condition and may not stand as evidence.

PROOF OF IDENTIFICATION & PROOF OF CURRENT ADDRESS
(Original documents or clear copies of photo identification and either a utility bill or bank statement
etc which must be no more than three months old)

TERMS OF BUSINESS If not already returned – clearly stating which option you will be using
such as full management or find a tenant only and also your bank details and signed.

EPC – or instructions for EPC

GAS SAFETY CERTIFICATE – If the property has gas, we must have an in date copy.
This can be arranged once a tenant has been found and referenced.

INVENTORY – We need your instructions as to whether you will be using our services for an
inventory and or a professional check in, or whether you will be providing your own inventory.
