This is the time of year the board members review and project our cash flow needs for the future. The great news is that we have been able to fund the reserves monthly per our budget! This year alone we did a crack seal of our roads in the spring and recently scheduled the fog seal coat for the end of October. Road costs are one of our biggest expenses and we take the scheduling of maintenance and cost very seriously. Our next big road need is estimated to be in the year 2019. This will be a major overhaul, undertaking and expense. Another expense is maintaining the trees in the community. This is work paid for outside of our regular landscape contract. We scheduled two tree service work orders, one performed in late summer and one just recently. Thinning, crown topping and mistletoe removal being just a few actions of this service. The regular monthly maintenance services i.e. gate, landscape, waste management is active and current. We are seeking competitive bids for those services as they come up for renewal. It is important to do this annually as it gives us a view into the market place with regard to pricing and service. Let’s Make This Really Easy For You! You can pay your monthly dues directly out of your bank account OR have it electronically paid via the Management Company. Either way you don’t have to worry about writing a check or paying late fees. Landscaping Committee Report Larry Dennis and I surveyed the overhanging trees which might restrict the vehicles fog coating our roads. We contacted The Groundskeeper Outside Solutions company and contracted with them to cut back trees where needed. In addition, they took care of a tree overhanging a neighbor's property. If you have landscape questions please email me at [email protected] Assessment Dues for 2015 — Tom Coury Landscape Committee As stated in the annual review of expenses we have done much work this year and we have been able to fund reserves per the budget. This is great news to pass on to our homeowners. Considering maintaining current needs and the upcoming 2019 extensive road work we determined that it will be necessary to increase the monthly dues assessment by 4% or $4.40. Trash & Recycling Pickup Trash and recycling is picked up every Tuesday with the exception of holidays. When a holiday falls on Monday, our regular pickup day moves to Wednesday. According to the Titan Trash website (www.titanrecycleandtrash.com), the final exception in 2014 to the regular schedule is: Effective January 2015 our new monthly dues amount will be $92.40. Tuesday, November 11 – Veterans Day Collection will be on Wednesday, November 12 Pontatoc Canyon Estates Website This is most often a concern for most home owners so I have tried to explain the reason for the increase and hopefully give peace of mind to all that we are managing your monies and continually increasing your community’s value. On the website you can find: Payment of PCE Dues About half of Pontatoc Canyon Estates homeowners participate in the program for automatic bank withdrawal to pay their monthly association dues. When checks are made out for the incorrect amount, it costs the community for the extra work to track these discrepancies and notify the owners to issue another check. There are numerous advantages for this program: no stamps or envelopes, no need to remember to mail a check, and convenience for those who travel. She moved to Tucson after high school and attended Pima College and Lamson Business College where she received two degrees in Accounting and Business Management. Kris has over 20 + years’ experience in her field. She is married to her husband Ray who is also from Nogales. Kris and Ray have been working out of state for the last ten years and have just recently returned to Tucson and are enjoying some quiet time in semi-retirement. They have four (4) children, two (2) sets of twins ages 27 and 22. All children are living in different cities and/or states across the county. Ray and Kris have been busy remodeling their new home and making new friends in our community. In addition to her responsibilities as the new PCE treasurer, Kris has been taking continuing education classes in Web Design, Social Media for Business, Drawing and various other Art classes. She welcomes any questions or can assist any home owner with setting up easy automatic payments for monthly dues. November - Prepare for Cold Weather The cooling weather means that it's time to protect your plants and irrigation system. Insulate your irrigation pipes and backflow, and buy frost protection covers for your frost-tender plants. If you wait until the last minute before a freeze, your garden center may have run out of the covers. December - Tree Trimming Trees can be trimmed all year round in Arizona but December is when most trees lose their leaves. You can see their branching best this time of year and notice problems such as mistletoe and broken branches. Tree growth has slowed down and there is less likelihood that mesquite trees will drip sap from pruning cuts in the winter. January - Establish a Plan Looking to make improvements to your yard or common area landscaping in 2015? Start with a solid plan. A good time to do this is in January. This gives you time to check out landscape designers and find one you like and trust. March will be here before you know it and that's the best time to do your planting. Just like with goal setting, having a landscape plan can get you on the right patch and help make the work of transforming your landscaping easier and less expensive. Y-Cross Management Now First Service Residential Arizona Effective October 1, 2014 FirstService Residential Arizona purchased the assets of Y Cross Management Group. Their offices will remain at 8375 N Oracle Rd. and their telephone numbers will remain the same and, most importantly, Management, accounting and support staff employees remain the same. The former owner of Y Cross Management, Andrew Way, has entered into a long term agreement to lead the Southern Arizona operations as Senior Vice President for FirstService Residential Arizona. Kim’s new email address is [email protected] February - Inspect Your Irrigation You probably didn't think much about your irrigation system during the winter but with spring just around the corner, it's time to think about it. Don't wait until March when you're planting and/or revving things up for warmer weather. Inspecting your irrigation now will help keep you from having to deal with problems later on. An irrigation inspection includes checking your irrigation clocks to make sure they're operating properly, checking valves, filters, lines, sprinklers and emitters, and setting your irrigation clock appropriately for the weather. From The Editor By the time you receive this Fall newsletter, the fog sealing of our roadways may have been completed or there is a jumble of workers, equipment, driving delays and other confusion. The good news is that our roads are in decent condition and the fog sealing will help us keep them that way for several more years. Kudos need to be given to the board members that work so hard in helping to maintain our neighborhood. Halloween is a lightly celebrated event in Pontatoc Canyon Estates but we need to be aware of the few small ghosts and goblins that are out on our streets Tricking and Treating. Please continue to be mindful of the school buses that stop outside our gates during the week in the mornings and afternoons to let students board and de-board. Before pulling out onto Pontatoc, you must wait until the bus has turned off its yellow flashing lights and pulled in the stop sign. Failure to do so can result in a large fine and it is just plain dangerous. All PCE board meetings are open to residents and you are invited to attend. Board meetings are held on the third Monday of each month and begin at 5:30 p.m. Meeting locations are listed on the first page of the newsletter. Thanksgiving is almost upon us and that signals the beginning of the holiday season. If you plan on putting up holiday decorations, please note that the PCE Rules and Regulations state, “Temporary seasonal decorations may be placed or erected outside the residence one month prior to the date of the holiday or event celebrated and shall be removed no later than 14 days after the holiday or event.” Light’em if you’ve got them as they say.
