ALLGEMEINE MIETBEDINGUNGEN
1. Die Buchung ist in dem Moment vollkommen, bei Erhalt der
Buchungsbestätigung, die die Agentur sofort nach Erhalt der Anzahlung
(Art.2) verschikt. Die Buchungsbestätigung muss von den Gästen bei der
Schlüsselannahme des gemieteten Apartments vorgelegt werden.
2. ANZAHLUNG UND BEZAHLUNG DER MIETE Die Anzahlung
entspricht in jedem Fall 30% des Mietpreises und kann gedecktem per
Banküberweisung ( siehe die Bankverbindung an ) oder Kreditkarte zu
gesandtwerden. Die Anzahlung muss innerhalb von 7 Tagen bezahlt
werden. Als Zahlungszweck muss auf jeden Fall die Buchungsnnummer,
sowie der Name und Nachname des Buchungsinhabers angegeben
werden. Wenn möglich, geben Sie den Zeitraum und Wohnungstyp an. Die
Restzahlung ist bei der Schlüsselentgegennahme zu leisten.
3. KÜNDIGUNG UND RÜCKTRITT Für Absagen die min. 4 Wochen vor
dem eigentlichen Urlaubsbeginn mitgeteilt werden, behält sich die
Agentur das Recht vor, an Dritte die Wohnung weiterzuvermieten.
In diesem Fall, hat der Kunde das Recht auf Rückerstattung
der Anzahlung, abzüglich der entstandenen Agenturkosten.
4. ANREISE Die Anreise erfolgt im Villaggio Mare Blu zwischen 16:00
und 20:00 Uhr. Wer am Vormittag ankommt, kann das Auto am Parkplatz
stehen lassen und sich weiter am Check-in anmelden.
5. ANKUNFT Im Falle einer Verspätung, muss der Gast die Agentur
rechtzeitig informieren. Sollte dieses nicht der Fall sein, wird die Wohnung
bis um 10:00 Uhr des darauffolgenden Tages frei gehalten. Danach behält
sich die Agentur das Recht vor an Dritte weiterzuvermieten.
6. VORZEITIGE ABREISE Sollte der Gast freiwillig abreisen, hat er in
keinem Fall das Recht auf einen Mieterlass, folglich kann er auch keine
Kostenrückerstattung verlangen.
7. AUFENTHALTSREGELN Es ist nicht erlaubt mehr Personen als die
in unserem Angebot mitzubringen. Kinder werden wie Erwachsene
gezählt. Es wird gebeten, die angegebenen Ruhezeiten einzuhalten, ganz
besonders in der Mittagspause und in der Nacht. Das Nichteinhalten kann
zur sofortigen Auflösung des Vertrages seitensder Agentur Arena führen.
Der Mieter verpflichtet sich, die Wohnung und dessen Einrichtung und
Haushaltsgeräte mit grösster Sorgfalt zu behandeln. Beschwerden über
den Zustand und das Fehlen von im Inventar aufgeführten Gegenständen
werden nur innerhalb den ersten 24 Stunden nach Ankunft des Kunden
akzeptiert. Nutzung von eigenen Elektrogeräten ist NICHT gestattet.
Die Agentur ist berechtigt zu jeder Zeit den Zustand der Wohnung
um die Anzahl der Gäste zu kontrollieren und eventuelle Reparaturen
durchzuführen, auch in Abwesenheit des Kunden. Kleine Haustiere dürfen
nur auf Anfrage und Einverständnis der Agentur mitgebracht werden.
8. WOHNUNGSAUSTATTUNG Alle Wohnungen werden komplett
ausgestattet vergeben und verfügen über einen Gasherd, Kühlschrank,
Mikrowelle, Kaffemaschine, Mokka für italienisches Kaffe, Sat-TV,
Küchenutensilien ( Töpfe, Teller, Gläser, Geschirr ), Elektr. Strom vom 220 V.
Für jeden Schlafplatz sind eine Decke und ein Kissen vorgesehen. Der Gast
braucht sich nur Bettwäsche, Handtücher und Tischwäsche von daheim
mitzubringen. Es ist jedoch auch möglich sich auf Anfrage, Bettwäsche und
Handtücher direkt vor Ort gegen eine Gebühr auszuleihen.
9. ABREISE Die Wohnung muss am Abreisetag bis 10:00 Uhr verlassen
werden. Die Abreise sollte möglichst zu den Bürozeiten geschehen, um
dem Personal die Möglichkeit zu geben den Stand und die Sauberkeit
der Wohnung zu kontrollieren. Die Agentur kann auf Anfrage, die Abreise
auch sonst ausserhalb der Büroöffnungszeiten gestatten. Jedoch behält
sich die Agentur in diesem Fall das Recht vor, die vom Gast geleistete
Kaution einzubehalten, um diese schließlich, nach der durchführung der
notwendingen Wohnungskontrolle, den Gast per Post zuzusenden.
10. WOHNUNGSREINIGUNG Die Wohnung muss IMMER ordentlich und
frei von Müll, mit leerem Kühlschrank, gespüllten Geschirr und perfekt
gereinigter Küchenzeile und Grill hinterlassen werden. Die Agentur
bietet einen extra Reinigungservice an. ( laut die Preisliste ).
11. KAUTION Zur Garantie der genauen Respektierung aller
Verhaltensregeln Instandhaltung und korrekten Nutzung des Apartments,
verlangt die Agentur eine Kaution von 100,00€ pro Wohnung bei der
Schlusselübergabe. Diese Summe wird nach Kontrolle der Wohnung am
Abreisetag zurückerstattet.
12. VERANTWORTUNG DER AGENTUR Die Agentur kann nicht für
eventuellen Schäden, Unfälle, Verlust, Diebstähle, Verspätungen
und Unannehmlichkeiten, die sich im Wohnung zu tragen sollten,
verantwortlich gemacht werden. Um Diebstähle in der Wohnung zu
verhindern, , ist es empfehlenswert, alle Türen und Fenster schließen, wenn
Sie die Wohnung verlassen. Die Agentur steht jederzeit dem Kunden zur
Verfügung, um eventuellen Problemen zu lösen. Im Falle von gesetzlichen
Umstimmigkeiten ist der Gerichtsstand von Venedig verantwortlich.
13. BESONDERE NORMEN: Die Agentur Arena behält sich das Recht vor, im
Fall von Unvorhersehbarkeiten bei der Zuteilung des gebuchten Wohnung,
dieses durch ein anderes gleichwertiges zu ersetzen, die gleichen
Charakteristiken aufweist. In diesem Fall werden eventuellen Unkosten
vom Agentur getragen. Der Kundenwunsch für bestimmtes Wohnung (
Nr., Etage, Richtung, Ausblick, etc..) wird vom Agentur beachtet, jedoch
nicht garantiert. Die Beschreibung der Einrichtungszusammenstellung,
welche im Katalog wiederzufinden ist, kann außergewöhnlichen Variationen
unterliegen.
14. ANMELDUNG Beim Buchungsvorgang akzeptiert der Mieter
ausnahmslos alle hier aufgeführten Bedingungen.
Die Nichtbeachtung der obigen Vorschriften kann auf Anfrage der Agentur ,
die sofortige Kündigung des Vertrages beinhalten.

GENERAL RENTING CONDITIONS
1. The renting contract is definitively concluded , as soon as the client
receives the booking confirmation which the agency sends after it has
received the deposit (see point 2nd). The letter of confirmation must be
presented at the moment of the arrival for the check-in.
2. DEPOSIT AND PAYMENT To confirm the reservation the client has to
pay a deposit which amounts to 30% of the total price. The deposit
has to be sent within 7 days after the availability of the apartment has
been communicated. The deposit can be payed : by bank transfer (read the
information below) or credit card.
IMPORTANT: please indicate on the reason for the transfer order name,
surname of the reservation’s holder and booking number which you
find into the booking confirmation. (If possible indicate period and type
of apartment). The rest of the money has to be payed at the moment of the
arrival and the client receives the keys of the apartment immediately.
3. CANCELLATION AND RECESSION In case of cancellation, communicated
at least 4 weeks before the arrival, the Agency will leave the apartment
available to other clients. If the Agency rents the apartment again, the
lodger will be returned the deposit, except for the Agency fees.
4. ARRIVAL The arrival takes place in Villaggio Mare Blu. The
apartments are available only between 04:00 p.m. and 08:00 p.m.
The clients who arrive in the morning can park their car and complete the
check-in procedure while waiting for the apartment.
5. ARRIVAL DELAY If the client has a delay, the Agency has to be informed
immediately, otherwise the apartment is kept free until 10.00 a.m. of the
following day , then the Agency is free to rent it to third parties.
6. EARLY DEPARTURE If the client leaves before the fixed day, he isn’t
entitled to a reduction of the total amount payed on the arrival.
7. STAYING RULES It’s forbidden to give hospitality to more people than
allowed. Children are considered as adults. The guests must observe the
house rules, especially regarding the silence hours in the afternoon and
during the night. The guests must have respect for the apartment ( walls,
floor, etc..), the equipment ( fridge, dishes, cooking-stove etc..) and the
furniture ( chairs, tables, beds etc..). Complaints about the conditions of the
apartment and its equipment are accepted only within 24 hours after the
arrival. It’s strictly forbidden to use stoves or electric cookers of guests’
property. The agency reserves the right to check the apartment conditions
at every moment as well as the number of people living in it. The agency is
also authorized to enter into the apartment in your absence for reparations.
Little pets are allowed only on request.
8. EQUIPMENT OF THE APARTMENTS All the apartments are completely
furnished and provided with gas-stove, fridge, microwave, German coffee
machine, Italian moka, kitchenware ( pots, dishes, glasses… ), Sat. TV, hot
and cold water, electrical energy ( 220 Volt ). One pillow and one blanket
are available for each bed. Sheets, table-linen and bath towels are not
included. On request it is possible to rent bedsheets and towels from
the Agency.
9. DEPARTURE The apartment has to be left free within 10:00 a.m. of
the departure day .The departure should better take place during office
hours, so that the Agency personnel can check the apartment and see if
it has been left in order. On request the agency may allow the departure to
take place during the night. In this case, the Agency will send the caution
back by post after having checked on the apartment’s conditions.
10. APARTMENT CLEANING The apartment must be left in order and
perfectly clean as it was found: kitchen area and grill cleaned, fridge
empty, rubbish taken to the green containers, dishes washed.
11. CAUTION As guarantee of the accurate observance of what written
above, the guests are asked a caution of € 100,00 for each apartment
at their arrival. The caution is given back to the client if everything in the
apartment is left in order.
12. LIABILITIES OF THE AGENCY The Agency disclaims all
responsability for damages, theft, accidents within the apartment.
However, it remains at the client’s disposal to help him if there
should be any problem. In case of claim for damages, the matter must
be discussed directly between the agency and the client. In case of legal
disputes, the competent court of justice is that of Venice.
13. PARTICULAR RULES If there any unforeseen difficulties in the allotment
of the booked apartment, the Agency may rent to the client another
apartment with the same characteristics. The agency will take notice about
special requests regarding the apartments (number, floor, orientation,
view… ) but without any guarantee. The description provided in the
catalogue might vary in some exceptional cases.
14. ACCEPTANCE When the client makes a reservation, he automatically
accepts the conditions written above.

CONDIZIONI GENERALI DI LOCAZIONE
1. Il contratto di locazione è da intendersi concluso nel momento
in cui il cliente riceve la lettera di conferma che l’agenzia spedisce
immediatamente dopo aver ricevuto la caparra di cui all’articolo 2. La
lettera di conferma dovrà essere presentata dal cliente al momento
dell’arrivo.
2. CAPARRA E PAGAMENTO DEL CANONE Per confermare la prenotazione
richiediamo il versamento di una caparra pari al 30% del canone di
affitto e dev’essere versata entro e non oltre 7 gg dopo la data in cui è
stata comunicata la disponibilità dell’appartamento per il periodo richiesto.
Potete effettuare il vostro versamento: carta di credito, bonifico bancario
(vedi indicazioni). Importante indicare nella casuale cognome e nome
dell’intestatario della prenotazione e il numero della prenotazione che
troverete nella proposta di contratto (ove possibile indicare periodo e
tipologia dell’appartamento). Il saldo del canone di locazione deve essere
versato all’arrivo contestualmente al ritiro delle chiavi dell’appartamento.
3. DISDETTA E RECESSO In caso di disdetta comunicata almeno 4 settimane
prima dell’arrivo, questa Agenzia si adopererà per affittare l’appartamento.
Solo qualora l’appartamento verrà affittato l’interessato avrà diritto al
rimborso dell’acconto versato dedotte le spese di agenzia.
4. ARRIVO L’arrivo avviene presso il Villaggio Mare Blu. Gli appartamenti
vengono consegnati tra le ore 16.00 e le ore 20.00. Chi arriva al mattino
avrà la possibilità di parcheggiare l’auto e di espletare le modalità di checkin in attesa di ritirare le chiavi.
5. MANCATO ARRIVO In caso di ritardo il cliente deve avvertire
tempestivamente l’agenzia, in caso contrario, l’appartamento viene tenuto a
disposizione fino alle ore 10.00 del giorno successivo, dopodiché l’agenzia
si riterrà libera di affittarlo a terzi.
6. PARTENZA ANTICIPATA Nel caso in cui il cliente anticipi la propria
partenza, rispetto al termine concordato, egli non ha diritto in nessun caso
ad alcuna riduzione del canone versato.
7. NORME DI SOGGIORNO E’ severamente VIETATO ospitare più persone
di quanto sia consentito dal numero indicato nel contratto, i bambini sono
conteggiati come adulti. Gli ospiti sono tenuti a rispettare il regolamento
di casa e ad osservare scrupolosamente le norme comuni relative alla
quiete, soprattutto nelle ore pomeridiane e notturne evitando rumori e
schiamazzi molesti. Gli ospiti si impegnano ad avere la massima cura
dell’appartamento (muri, pavimenti, ecc…), delle apparecchiature
domestiche (stoviglie, frigorifero, fornello, ecc….) e dell’arredamento
(mobili, letti, tavoli, ecc…). Reclami circa lo stato dell’appartamento e
dei relativi accessori sono accettati soltanto entro le 24 ore successive
all’arrivo. NON è consentito l’uso di stufe e fornelli elettrici propri. L’agenzia
è autorizzata a controllare in ogni momento lo stato dell’appartamento
come pure il numero degli occupanti ed eseguire eventuali riparazioni o
manutenzioni in assenza del cliente. Piccoli animali domestici possono
essere portati con se solo se autorizzati dall’agenzia.
8. DOTAZIONI DEGLI APPARTAMENTI Tutti gli appartamenti vengono
consegnati completamente arredati e provvisti di cucina, frigorifero, forno
a microonde, macchina del caffè tedesco, moka per caffè all’italiana, TV
con satellite per programmi italiani, tedeschi, BBC, batteria da cucina
(pentole, piatti, bicchieri, stoviglie), energia elettrica 220 volt. Per ogni
posto letto sono disponibili una coperta ed un guanciale. Il cliente deve
portare con sé solo la biancheria per il letto, il tavolo ed il bagno. Su
richiesta è possibile noleggiare sul posto lenzuola ed asciugamani. Se
nell’appartamento dovesse mancare qualche cosa lo staff del villaggio sarà
a vostra disposizione.
9. PARTENZA L’appartamento deve essere lasciato libero entro le
ore 10.00 del mattino del giorno stabilito. La partenza deve avvenire
possibilmente in orario di ufficio, al fine di consentire al personale
dell’agenzia di controllare lo STATO D’USO e di PULIZIA dell’appartamento.
L’agenzia su richiesta, può autorizzare la partenza fuori orario d’ufficio ma
in questo caso si riserva il diritto di trattenere la cauzione e di restituirla
quindi per posta una volta effettuati i necessari controlli circa lo stato dei
locali.
10. PULIZIA DELL’APPARTAMENTO L’appartamento dev’essere lasciato
pulito ed in ordine com’è stato trovato. Il Villaggio MARE BLU offre
la possibilità di usufruire del servizio di pulizie (vedi listino prezzi).
In ogni caso l’appartamento dev’essere lasciato in ordine, libero da
immondizie, frigorifero vuoto, le stoviglie lavate, l’angolo cottura e il
grill perfettamente puliti.
11. CAUZIONE A garanzia del puntuale rispetto di quanto sopra indicato
e dell’impegno di lasciare l’appartamento in ordine, al momento del
ritiro delle chiavi sarà richiesta una cauzione di Euro 100,00 per
appartamento. Detta cauzione sarà restituita dopo aver effettuato il
controllo dello stato dell’appartamento.
12. RESPONSABILITA’ DELL’IMPRESA TURISTICA Nessuna
responsabilità può essere attribuita all’agenzia per eventuali rotture,
infortuni, smarrimenti, furti, ritardi ed inconvenienti in genere che
si dovessero verificare nell’appartamento. Per evitare furti all’interno
dell’appartamento è buona norma chiudere porte e finestre quando lo
stesso rimane incustodito. L’agenzia presta comunque i propri servizi
per aiutare a risolvere eventuali problemi. Il foro legale competente è quello
di Venezia.
13. NORME PARTICOLARI L’agenzia Arena si riserva, in caso di imprevisti
nell’assegnazione dell’appartamento prenotato, il diritto di sostituirlo
con un altro avente circa le stesse caratteristiche. In caso di maggiori
spese queste sono a carico dell’agenzia. La richiesta di un particolare
appartamento (numero – piano –orientamento - vista ecc…) viene tenuta
in considerazione dall’agenzia che tuttavia non fornisce la relativa garanzia.
La descrizione della composizione dell’arredamento riportato nel catalogo,
può eccezionalmente subire delle variazioni.
14. ACCETTAZIONE All’atto della prenotazione il cliente accetta
espressamente tutte le condizioni qui esposte. La mancata osservanza di
quanto sopra comporta la risoluzione immediata del contratto a semplice
richiesta dell’agenzia.
