Cursus doel
The following program end competences will be examined within the module Asset Management:
1.Trends and Strategy
methodically recognizing developments and trends in the external sector and integrating them into
the F&RE management strategy
2.Core business and Leadership
analysing primary processes and developing F&REM strategy from them in an initiating and
creative way showing entrepreneurial leadership
4.RE portfolio and added value
analysing the building portfolio aspects in the context of F&RE processes and the F&RE company
environment as well as the company’s financial situation in order to enhance the added value of
the facilities
5.Master competence
judging and reflecting based on incomplete information within a
research context and being able to underpin knowledge and
rationale to specialist and non specialist
Course Learning Outcomes:
· To appraise a commercial property, based on market tendencies and required levels of return.
· To analyse the performance of a real estate asset in view of market conditions.
· To apply different scenarios onto property appraisals in light of economic developments.
· To assess the impact of real estate financing and tax implications on property values.
· To evaluate various property and market risk factors in order to provide a comprehensive
property investment advice.

Cursus inhoud
The module Asset Management focuses on the tactical level of real estate management, where
decisions about property objectives are translated into financial consequences. As strategic or
tactical real estate decisions are often bounded by financial consequences and valuation effects,
property professionals involved in tactical management of real estate need to be able to understand
and foresee financial consequences of their decisions.
The Asset Management module is aimed at providing comprehensive financial and appraisal real
estate knowledge to (junior) real estate management professionals.

The main purpose the master class Building management is to create added value by matching
demand and supply of an existing building, to contribute to the objectives of its stakeholders.

Already in the era of the Greek antiquity Aristoteles said: “Change is the only constant of the
universe”. In the 21st century this seems more true than ever. A building manager constantly has to
cope with changing needs of building users and other stakeholders, to continuously add value to
the organisations business.
In building management “there is a continuous tension between the demand and supply side.
The client and users’ needs (demand) continuously change. At the same time the building (supply)
which is fixed, must be supportive. The two are reconciled during use and either the organisation
must adapt to fit the building or the building must adapt to meet the needs of the organisation, or
often both.” (Blyth & Worthington, 2010).

Cursus doel
During this masterclass we will pay attention to the economics of Facilities Management and Real
Estate Management. It was not that long ago that budgets for housing and other facilities were
determined by the financial manager and that for many expenses, the Real Estate and Facility
managers had to seek approval from the Financial Manager. The Real Estate and Facility
Managers had little insight (or no insight at all) in financial management of their departments and
certainly not in the company as a whole.
Now, times have changed. The Real Estate and Facility Managers are responsible for the financial
results of their departments. To this aim, the manager will need insight in business economics like
budgeting, cost prices, return on investments and understanding of financial reports.
In this Master class we will deal with these aspects to enable the Real Estate and Facility Manager
to manage his department from the business economics point of view and to engage in discussions
with a financial manager.

As a result of studying this unit the student will be able to:

Cursus inhoud
The module Management Principles focuses on the strategic and tactical level of leadership and
organization. Real Estate and Facility Management are on the way to become grown up
management disciplines. Managers understand that without a secondary process a primary process
cannot exist. Real estate and Facility Management are considered nowadays as important parts of
the overall business.
As a result of this development managers of RE and FM departments are more involved in the
company’s strategy than ever before and this involvement is not only from a secondary process
viewpoint. RE and FM and the core business are partners in a kind of joint venture for the benefit
of all the stakeholders. Departmental borders get blurred and all business processes interfere.
Therefore the FM and RE managers have to think and to manage in terms of strategy, choices,
visions and goals of the overall business.

Cursus doel
The main purpose of performance management is to align individual and team objectives with
organizational goals. Performance management aims at continuity, by developing employability,
efficiency, corporate governance, and corporate social responsibility. Performance Management is
the larger domain and includes performance measurement.
Within Performance management we focus at:
• Corporate performance management: Critical success factors related to social implications of
actions of organisational level.
• Business performance management: KPI on business unit level especially facility resources.
• Operational performance management: PI on the level of facilities’ operations.
Commonly used models and tools are the European Foundation of Quality model (EFQM), Lean,
Six Sigma and Total Quality management and the Balanced Scorecard (BSC). Learning Outcomes
As a result of studying this unit the student will be able to:
• Align mission, vision, aims, critical success factors, (key) performance indicators and quality
standards within a F/REM organisation;
• Select an integrated quality management system for F/REM department;
• Understand the importance of quality audits for F/RE processes;
• Synthesize the principles underlying the quality system;

Cursus inhoud
In many organisations the (corporate) Facilities & Real Estate (F&RE) manager is responsible for
performance management, especially in reference to the facility needs of management and
employees, to the facility conditions of optimal work processes, and to flexible work places in
different environments.
(S)he is also responsible for to the development and operations of policy toward safety, security
and environment, for authorized qualification in services supplied and for the continuation of
quality control. The F&RE manager will manage quality policies and integral quality systems with
assistance of adequate tools for an effective quality management as well as taking up the role of
line manager or project team leader.
Quality management is developing into performance management, which has a business process
scope. Performance management is the process of assessing the achievement of predetermined
goals. In this process it is necessary to add relevant communication and action to help the
organisation to achieve its strategic goals.

Depending on the involvement of the manager in the specific field of REM the education focuses
on different viewpoints. Learning aims range from corporate REM theme analysis to investment
portfolio implications with a thorough knowledge of business economics, investment
considerations, marketingmeasurements, risk assessment, project development, data collection,
performance indicators and benchmarking.Besides tough leadership qualities, an understanding of
strategic alignment concepts with the corporate goals the real estate manager is also a change agent
and needs to have an in-depth knowledge ofprocesses- and organizational optimizing
methodologies.
2.2
Cursus inhoud
Real Estate Management (REM) is the unique auxiliary discipline to link property advice to the
core functions of the business, and to estimate the strategic implications that property has for
internal and external related business processes. The importance regarding financial-economic
impact calls for a rationalisation of, and increased accountability for, property assets.
Several levels of managerial activities are allocated to the area of REM competences such as
portfolio-, development- and commercial management parallel to a multidisciplinary integration
with Asset- and Facilities Management. Where necessary REM is a change agent by providing a
proactive approach towards tailored client requirements, by analysing portfolio aspects in the
context of REM processes, looking at the external, environmental, financial and property-market
related situation of the portfolio.
The contents of the module is an ongoing compounding extension and intensification of the body
of knowledge related to the specific real estate management field of activity. On a high-level
fundamental idea-concept design, strategic alignment processes, tactical project strategies, risk
assessment, optimization methodologies and portfolio policy instruments are evaluated, analysed,
critically reflected and in a scientific way acquire a comprehensive understanding.

Cursus doel
A large part of the facilities’ area is the services supplied to core business. A facility manager
needs a good insight into the capacity, costs and quality of the services demanded and
supplied. Furthermore a good insight in the industry and the international developments of
this industry is needed. Globalization of facility service industry and the on-going
outsourcing, the development of new procurements contracts and the influence of PPP on the
facility industry will be studied.

· Analyse a decision on out or insourcing of the service comparing the service level demanded and
the cost of delivering.· Synthesyze a plan for the organization of the FM services, resulting in
added value.· Develop an efficient strategy for support services provision based on the

Cursus doel
The main purpose of this module is:
To develop a general understanding of project management.
To develop the knowledge and skills of a structured methodology of planning, organizing,
scheduling and controlling projects.
To develop an understanding of the concepts of sustainability and sustainable development.
To develop the knowledge and skills of considering sustainability in projects and project
management.
The learning strategy for this module includes instructive lectures, a case-based simulation and a
group research project.
2.2
Cursus inhoud
Both in facility management as in real estate management, projects are an important part of the
work. Either as a developer of projects, a manager of projects or a participant in projects, the
(corporate) Facilities & Real Estate (F&RE) manager will be involved in projects. Understanding
the processes and dynamics of projects and project management is therefore an important
professional competence.
This course links the theme of sustainability to projects and project management. Sustainability,
most commonly defined as the balance or harmony between ‘People’, ‘Planet’ and ‘Profit’ (PPP),
has become an integrated part of managing an organisation. Many of the world largest
organizations integrate considerations regarding social, environmental and economic aspects of
doing business in their policies, communications and actions. These actions include developing
new products, new services, deploying other resources and changing business processes. Also in
facility and real estate management, the consideration of sustainability is fully integrated in all
aspects of the job.
Project management methodologies at this moment do not reflect any considerations of
sustainability. The familiar ‘triple constraint’ (time, cost and scope/quality) in fact reflects only the
‘Profit’ perspective. In an organisational environment that is managed with PPP consideration this
will need to change soon. Managers of and participants in projects need to be aware of the social,
environmental and economical impact of their projects.

During the research period you will learn more about the practice and the topic of your interest.
Besides acquiring knowledge you will develop skills as a researcher and make a contribution to the
field of knowledge about this topic. Finally you have to defend this thesis. At which your work
will be assessed to determine if these goals were achieved.
