Wishing all residents of Toscana a happy and prosperous 2015! ASSISTANT MANAGER NOTES Alex Wright, Assistant Manager It is officially 2015! It is kind of hard to believe actually. After a year that seemed to fly by, the start of a new year is an opportunity to regroup and strategize for success within the community. 2014 was largely a year of change and transition. Your community management team changed, policies and procedures affecting a wide variety of topics were put into place to ensure a secure future for the association, and many projects were undertaken to the benefit of all homeowners and residents. In 2015 we aim to improve upon our efforts with more consistent and timely communications, more opportunity for resident feedback and engagement and improving internal processes. The Board of Directors and management solicit resident feedback to determine which enhancements should be pursued; in 2014 the Community Enhancement Survey played a large role. Last year the Community Enhancement funds were used to redesign the main entryway (to GREAT effect), install a shade cover at the Fiesta Kitchen patio and install holiday lights on the palm trees around the Palazzo Grande. Each of these proved to be very popular. In 2015 we will be pursuing enhancement suggestions earlier in the year so as to capture a greater sample of our residents. Ideas and suggestions pulled from the Annual Survey results will serve as a starting point for this new endeavor. Look for a survey link in the coming month we hope to have record participation. As with everything in life, communication is absolutely necessary when living in a community of 550+ households. I have several residents who swing by my office or shoot me an email whenever there is an issue they think needs Toscana Lifestyle my attention. Let me tell you this – you have benefited from these people and their attention to detail and commitment to this community. Invariably, every so often, one or the other of them will allude to the fact they think they are bothering me, or being “that person” that “complains” too much. This couldn’t be further from the truth. These people have saved units from being flooded, got lights changed out well before Toscana staff would have found it, and had pools unlocked on holidays when for one reason or another the locks weren’t removed and there wasn’t any office staff on site. In 2015, I would challenge each of you become a little more engaged with in the community; see how it is run, put Dick’s and my email in your contacts and let us know when something is happening that shouldn’t be, or if there is an issue that needs to be addressed. We have seen our monthly Board meeting increase in attendance – and we love it. There is one anecdote I like to tell those people who assume somebody else has reported an issue. When I was a night manager I received a call from a resident in one of our buildings asking me about when the hot water would be turned back on. To my knowledge we didn’t have any ongoing maintenance with the hot water system and he stated that it had been down all day and he assumed we were working on it. Luckily, I had a maintenance tech with me and he and I looked at the issue, changed out a blown fuse and got the boiler back online. Fifteen minutes later and our maintenance tech would’ve been gone for the night; think about the fact that one phone was the difference between a whole building waking up to cold showers or not. I hope everyone at Toscana has a great 2015 and challenge everyone to contribute to that success. PACKAGE ACCEPTANCE POLICY – ADOPTED DECEMBER 12, 2014 Alicja Davis, Administrative Assistant The Toscana of Desert Ridge Condominium Association currently accepts on behalf of the residents parcel/ package deliveries from UPS, USPS, FedEx, DHL and other such carriers. To facilitate this process, the Board of Directors has adopted the following criteria and expectations related to the current and continued parcel/package acceptance services: •It is the carrier’s responsibility to notify the resident that a parcel/ package has been delivered to the Palazzo Grande front desk. Residents may contact the Association office to inquire if a parcel/package was received. Any notice that is provided by the Association to Residents is strictly as a courtesy and does not relieve the carrier of its responsibility to notify. •The Association will neither open nor inspect the parcel/package upon delivery for dings, dents or damages. •The Association is not responsible for incomplete delivery or package content damage. •By accepting delivery of a parcel/ package, the Toscana staff is not indicating nor will they sign forms stating that a package and its contents were delivered in a nondamaged condition, etc. • Parcels/packages weighing in excess of 25 pounds or larger than 16 cubic feet (30” x 30” x 30”) will not be accepted by Toscana staff. For oversized and or packages weighing in excess of 25 pounds, please make arrangements for pick up at the local UPS, FedEx or Postal Service locations. •At no time will the Toscana staff accept deliveries that are not in a package or box (e.g. furniture, tires, auto parts, etc.) •At no time will the Toscana staff accept perishable items or packages that need to be refrigerated. •Pick-up your packages from the Palazzo Grande front desk.
