Happy New Year, Toscana! As we welcome 2015, we want to
help you kick off your weight loss resolutions with Toscana’s Biggest
Loser Boot Camp Challenge, instructed by personal trainer Lisa Berk.
This Boot Camp is a three month program that will meet twice a week in the Palazzo
Grande Fitness Center. Workouts will include a muscle building and fat burning
weight loss routine. Alongside the workouts, Lisa will include a diet plan and a
personal workout schedule. Sessions will begin when five residents have signed
up and will extend 12 weeks from that date. The winner of this challenge will
receive three complimentary personal training sessions with Lisa Berk – a $165

If your New Year’s resolution is to “Lose Weight”, then it’s time to join Toscana’s
Biggest Loser Boot Camp Challenge. Join your neighbors for a three month
weight loss program which includes meeting twice a week in the fitness center
for two 45 minute workouts with personal trainer Lisa Berk. The workouts
will include a muscle building and fat burning weight loss routine. Alongside

Happy New Year! I hope everyone had a fun
and safe Holiday Season. As we enter into
2015 at Toscana we look forward to the
future of this community. The future is bright and positive
for Toscana with the opening of the new Toscana Resort
Suites, adding more VIP Vendors and moving forward
with the changes to our CC&R’s.
The Resort Suites will benefit Toscana in many ways. One
of the most exciting is the addition of new VIP Vendors,
which may join due to the increase in visitors resulting
from the Resort Suites, but can be enjoyed by all Toscana
residents – full time, part time, or resort guests. As you all
know Jennifer Hecker, our Concierge, has worked hard
to build strong, lasting relationships with our community
partners; with the leverage of a new Resort on her side we
expect exciting things from 2015.
In relation to the CC&R’s, we have received a few
questions regarding the implementation of the new
“Bare Walls” insurance policy and when it will be in
effect. Once we have the approval of the Desert Ridge
Community Association, we will be sending a direct

regarding the insurance policy and its start date. We will
include detailed information for owners to take to their
insurance agents so that they can determine the coverage
you will need.
Just a reminder… Owners who are on direct debit (ACH)
payments, beginning January 2015, the date of your
automatic Toscana assessment payment bank draft will
change. Rather than being drafted on or about the 15th of
the month as it is currently, it will now be drafted on or
about the 6th of the month. Please be advised that you do
not need to take any action at this time; we are sending this
to you for informational purposes only so you are aware
of the changes that will be made to your bank statements
starting January 1, 2015. Wishing all residents of
Toscana a happy and prosperous 2015!
ASSISTANT MANAGER NOTES
Alex Wright, Assistant Manager
It is officially 2015! It is kind of hard to believe
actually. After a year that seemed to fly by,
the start of a new year is an opportunity to
regroup and strategize for success within the community.
2014 was largely a year of change and transition. Your
community management team changed, policies and
procedures affecting a wide variety of topics were put
into place to ensure a secure future for the association,
and many projects were undertaken to the benefit of all
homeowners and residents. In 2015 we aim to improve
upon our efforts with more consistent and timely
communications, more opportunity for resident feedback
and engagement and improving internal processes.
The Board of Directors and management solicit resident
feedback to determine which enhancements should be
pursued; in 2014 the Community Enhancement Survey
played a large role. Last year the Community Enhancement
funds were used to redesign the main entryway (to GREAT
effect), install a shade cover at the Fiesta Kitchen patio
and install holiday lights on the palm trees around the
Palazzo Grande. Each of these proved to be very popular.
In 2015 we will be pursuing enhancement suggestions
earlier in the year so as to capture a greater sample of our
residents. Ideas and suggestions pulled from the Annual
Survey results will serve as a starting point for this new
endeavor. Look for a survey link in the coming month we hope to have record participation.
As with everything in life, communication is absolutely
necessary when living in a community of 550+ households.
I have several residents who swing by my office or shoot
me an email whenever there is an issue they think needs

my attention. Let me tell you this – you have benefited
from these people and their attention to detail and
commitment to this community. Invariably, every so
often, one or the other of them will allude to the fact they
think they are bothering me, or being “that person” that
“complains” too much. This couldn’t be further from the
truth. These people have saved units from being flooded,
got lights changed out well before Toscana staff would
have found it, and had pools unlocked on holidays when
for one reason or another the locks weren’t removed
and there wasn’t any office staff on site. In 2015, I would
challenge each of you become a little more engaged with
in the community; see how it is run, put Dick’s and my
email in your contacts and let us know when something
is happening that shouldn’t be, or if there is an issue that
needs to be addressed. We have seen our monthly Board
meeting increase in attendance – and we love it.
There is one anecdote I like to tell those people who
assume somebody else has reported an issue. When I was
a night manager I received a call from a resident in one of
our buildings asking me about when the hot water would
be turned back on. To my knowledge we didn’t have any
ongoing maintenance with the hot water system and he
stated that it had been down all day and he assumed we
were working on it. Luckily, I had a maintenance tech
with me and he and I looked at the issue, changed out a
blown fuse and got the boiler back online. Fifteen minutes
later and our maintenance tech would’ve been gone for
the night; think about the fact that one phone was the
difference between a whole building waking up to cold
showers or not.
I hope everyone at Toscana has a great 2015 and challenge
everyone to contribute to that success.
PACKAGE ACCEPTANCE POLICY – ADOPTED DECEMBER 12, 2014

The Toscana of Desert Ridge Condominium Association currently accepts on behalf of the residents parcel/
package deliveries from UPS, USPS, FedEx, DHL and other such carriers. To facilitate this process, the Board
of Directors has adopted the following criteria and expectations related to the current and continued parcel/package
acceptance services:
•It is the carrier’s responsibility to
notify the resident that a parcel/
package has been delivered to the
Palazzo Grande front desk. Residents
may contact the Association office
to inquire if a parcel/package
was received. Any notice that is
provided by the Association to
Residents is strictly as a courtesy
and does not relieve the carrier of
its responsibility to notify.
•The Association will neither open
nor inspect the parcel/package
upon delivery for dings, dents or
damages.
•The Association is not responsible
for incomplete delivery or package
content damage.
•By accepting delivery of a parcel/
package, the Toscana staff is not
indicating nor will they sign forms
stating that a package and its
contents were delivered in a nondamaged condition, etc.
•
Parcels/packages
weighing
in
excess of 25 pounds or larger than
16 cubic feet (30” x 30” x 30”) will
not be accepted by Toscana staff.
For oversized and or packages
weighing in excess of 25 pounds,
please make arrangements for pick
up at the local UPS, FedEx or Postal
Service locations.
•At no time will the Toscana staff
accept deliveries that are not in a
package or box (e.g. furniture, tires,
auto parts, etc.)
•At no time will the Toscana staff
accept perishable items or packages
that need to be refrigerated.
•Pick-up your packages from the
Palazzo Grande front desk. Hours:
9:00am to 8:00pm daily.
•Should the parcel/package owner
wish to have someone other than
him or herself pick up the parcel/
package, the Association will
require written authorization from
the parcel/package owner before
releasing the parcel/package.
•Due to limited storage space no
unit may have greater than three
packages held at any one time.
•
Parcels/packages not retrieved,
or which have not had other
arrangements made, within three
weeks following delivery, will
be considered abandoned and
the Association may return it to
sender at the unit owner’s expense
or make other arrangements to
dispose of the package without
liability to the Toscana of Desert
Ridge Condominium Association or
the Toscana staff.
•At no time will the Toscana staff
accept Certified Letters and/or
Registered Mail.
•
The Association will not be
responsible for loss of packages
or other personal property. The
parcel/package owner utilizes the
Association’s package acceptance
services at her or her own risk and
the Association is not responsible
for fire, theft, damage or loss to
any parcel/package. This service is
limited only to the right to store said
items. No bailment is created.
