A few important points to remember
·
Brits has a tremendous shortage of residential properties, especially rental properties.
·
All other new apartments are selling in excess of R600 000
·
Brits has 17 new mineshafts coming up of which one alone is bringing 26 000 new households to Brits
·
Downtown, old, unrenovated properties is fetching as much as R800 000
Some information on the nearby Hartbeespoort Dam area:
·
Population at the Hartbeespoortdam area has grown from 7 000 to 45 000 in the last 10 years only.
·
November’05 Radio 702 had a talk back show regarding property at ha Hartbeespoortdam on which they announced that this area is turning into the next Sandton/
Hyde Park. We can confirm as most of our sales done to date were from those areas as well as Randburg. Most buyers were young families, opting to live in a security
estate BUT looking for something exclusive, eg. Water access, specifically because working hours are so much longer, life expenses are so much more and therefore
family holidays are so much less. They make up for this with the choice of development they make.
·
The Government Has realised that other than ‘Sun City’, Harties is the biggest and only natural tourist attraction of North West Province, therefore the already approved
plan to upgrade the R512 ( Lanseria road), according to GAUTRANS meetings at Lanseria airport.
·
Government is busy spending R 350 million at the old Sterkfontein caves – now known as ‘Maripeng Interpretational centre’ with under water caves and archaeology,
situated on the R512, Lanseria road.
·
With the focus on the 2010 soccer world cup, one of the stadiums to be used is the one at ‘Morula Sun’. Top travel from there to ‘Sun City’ one has to drive past
Harties.
·
If you were to enquire at all the real estate agencies around the dam area you would find that there is a great shortage in rental properties. There is nothing available
for less than R 5500 p/mth, which is then an unrenovated, 1970’s house in original condition, 3 bedrooms, 1 bathroom and single garage. Rental appraisals in this
area found that a 3 bedroom house can be rented on a weekend base for between R 3 000 – R 5 000; and on a
permanent base of between R 11 000 – R 13 000 p/mth.
·
This property is very close (almost next to) the new approved road connecting R 511 (from the dam) to Silkaatsnek (Brits, Van der Hoff road to Pta)
·
Some commercial land for sale priced up to R 2.5 mill p/ha
·
The 3rd new shopping centre is coming to the Hartbeespoortdam
·
The 3rd confirmed new office is also coming to the Hartbeespoortdam
