2013 Report to the Community An Award-Winning Year Before After The Choi family says they love their new home. They purchased the award-winning house that project:HOMES renovated on North 27th Street after more than 30 years of vacancy and neglect. It was a shining year for project:HOMES as we received two major awards and embarked on new partnerships to improve lives and revitalize neighborhoods. A fter seven consecutive years as a finalist, project:HOMES took home the 2013 Golden Hammer Award for “Best Residential Renovation.” The award recognizes excellence in urban and community revitalization and historic preservation. “We are thrilled! It was an honor to receive a golden hammer after being so close for so many years,” said Marion Cake, project:HOMES Director of Neighborhood Revitalization. “We’re passionate about helping the families in Church Hill, and we dedicated the award to them.” The winning renovated home at 1310 N. 27th Street in Church Hill was built sometime prior to 1900. Contractors even discovered Civil War uniform buttons under the floors. After 30 years of vacancy, fire and neglect at the property, project:HOMES undertook a massive job to restore the home. It had to be stripped down to the frame, but only one wall could be done at a time to prevent collapse. The renovation was the first home to be completed as part of the City of Richmond Department of Economic and Community Development’s Model Block Project. The Choi family, including their three children, fell in love with the home and visited the site often. They purchased the house at completion, just in time to celebrate the holidays in their new home. The family says they love their house and are proud to be the first ones on what will be a great block. This past year we completed 2,163 home repairs to improve the lives of 1,216 families. One street over from the Choi family’s home is another award-winning renovation by project:HOMES. The Urban Land Institute honored us with a Vision Award in the single-family residential category for “truly superior development efforts.” The renovation, a traditional Church Hill townhome at 1322 N. 28th Street, beat out two large subdivisions to win the award. project:HOMES stripped down the historic home to its frame and rebuilt it with a new floor plan and the addition of a two-story porch. Special attention was given to saving original pieces and restoring a unique arched entryway. The new homeowners love the craftsmanship and restoration of original architecture in this one of a kind home. A WARMER HOME Barbara was struggling to keep her Highland Park home warm because of escalating heating bills. She called project:HOMES for help and the weatherization crew identified critical problems to address in her home. They improved the overall energy efficiency by blowing insulation into the walls, sealing air leaks and wrapping the hot water tank. “I’m so grateful for their help. It’s made a big difference in my bills,” said Barbara. The project:HOMES Renew Crew volunteer program completed its first major corporate partnership project! In 2012, Capital One partnered with us to improve lives by providing wheelchair ramps for disabled individuals and senior homeowners. C apital One associates volunteered to build modular wheelchair ramp components in the Capital One parking lots, and later helped us install them in the community. It was the first time we had arranged to build so many ramps off-site with such a large corporate volunteer base. Eight wheelchair ramps were completed at a time and the process was named a Blitz. The two-year partnership with Capital One culminated with 40 ramps. Capital One associates contributed more than 1,700 hours to building and installing those ramps. Capital One provided lots of volunteer energy and enthusiasm as well as direct funding and technical expertise to help us plan and manage the Blitz process and increase our services to improve more lives. “Everyone shares this unbelievable commitment to use their hands to help people,” said Gail Ball, Senior Vice President of Treasury Services at Capital One and project:HOMES board member. Robert Williams was one of the 40 clients who received a ramp through the partnership. He called project:HOMES for a ramp because he needed a way to safely leave his home using his wheelchair. Robert had lost both of his legs while suffering from a debilitating disease. “project:HOMES is a blessing for people not able to do things on their own,” said Robert. We are looking forward to expanding our Blitz project and offering more corporations the opportunity to help us improve lives. A SAFER HOME “My house looks brand new,” said Aldenette, who no longer has to deal with water leaks and deteriorating wood on her home. Thanks to a partnership with Henrico County, project:HOMES repaired her 1949 Cape Cod home in East Highland Park. Work included major roof repairs and new gutters. Aldenette is one of 350 homeowners who benefited from the successful partnership over the past 16 years. “It was just a blessing to have project:HOMES improve my home. They did a marvelous job.” project:HOMES New Community Partnership Renew Crew volunteers completed 390 critical home repairs and accessibility modifications for 233 low-income seniors and disabled homeowners. Before After This year, project:HOMES was honored to partner with Bon Secours Richmond Community Hospital for revitalization work in Church Hill. M arion Cake, project:HOMES Director of Neighborhood Revitalization, said he enjoyed working with Bon Secours because they share our goal of establishing a healthy community in Church Hill. The first project was a renovation on the house directly across from the hospital on 28th Street. Built around 1900, the house was vacant and had been boarded up for six years. project:HOMES stripped the house down to the frame and put it back together using new construction techniques that made it energy efficient. We restored the original pine floors, decorative fireplaces and trim work to keep the historic home authentic. The work was a complete transformation for the home. Thanks to our partnership with Bon Secours, we’re working on revitalizing a second home on the street. I can sit and just look at the rain, or open the door and go down the ramp.
