Balanced. Typical. Not words usually associated with anything exciting. When used to describe the 2013 real estate market, however, these words are cause for 2013 Total Number of Transactions: 3,165,310 celebration. With the record books now closed for 2013, Power Brokers are pleased to weigh in on the real estate market’s second solid year of recovery. In 2013, brokers across the country paid witness to many key indicators of the housing market’s gradual return to normal, heading toward a balance that we haven’t seen since before the boom years. This welcome balance is reflected in the statistics generated by RISMedia’s 26th Annual Power Broker Survey. According to survey results, this year’s more than 1,000 responding brokers reported a collective $896,865,166,104 in sales volume for 2013 and a total of 3,165,310 closed transactions—that’s an increase of more than $125 billion in sales volume and more than 175,000 transactions over 2012. “We had a fabulous 2013,” reports HomeServices of America Chairman & CEO Ron Peltier. “We haven’t totally recovered yet, but clearly the key message is the recovery continued in a robust way.” With a slight variance from market to market, Peltier reports unit sales up by double digits along with steadily rising prices. “When you get that sort of lift, it’s hard not to have a good year. The biggest challenge faced was lack of inventory, as demand far outstripped supply.” - Charlie Young, President & CEO, ERA Real Estate According to Long & Foster President Gary Scott, an interesting mix of market dynamics contributed to a positive 2013 for his firm and the housing market at large. “Low interest rates and low inventory drove the real estate market in 2013,” reports Scott. “At the start of the year, homes had not yet appreciated as much as they have today, and the more affordable prices—combined with remarkably low interest rates—benefitted both general buyers and real estate investors. With favorable conditions for housing affordability, the market performed quite well. As we hit the mid-point of the year, interest rates rose—although they remained at historic lows—and inventory grew tighter. In turn, we saw rising property values, which stimulated the market and kept sales moving through the year.” ERA Real Estate President & CEO Charlie Young reports a similar scenario. “2013 performed as most historical recovering markets do,” says Young. “We saw significant, pent-up demand. The move-up buyer was back in the market. The biggest challenge faced was lack of inventory, as demand far outstripped supply.” Power Broker respondents clearly agree, with 58 percent rating a lack of inventory as their biggest challenge in 2013. But, while inventory shortage remained an obstacle for brokers in most markets, the good outweighed the bad in 2013. Interest rates remained historically low while home values continued to tick upward. Despite these and other favorable market conditions, perhaps the biggest market driver in 2013 was consumer confidence. “Nothing happens without the consumer having the confidence and having the positive attitude about homeownership,” says Peltier. “When prices were heading south, many consumers were waiting for prices to stop falling, and they stopped falling at the end of 2011. In 2013, we saw potential homebuyers and even sellers begin to see that homes were starting to gain value. We saw the activity level pick up dramatically in 2013, over and above 2012, based on the belief of the consumer that housing is a good investment. Now, as we begin 2014, I think we are fairly close to entering a normal marketplace. I think we’ll get to a normal marketplace by the end of this year.” Rei Mesa, president & CEO of Berkshire Hathaway HomeServices Florida Realty agrees. “Home prices in Flor- 80 April 2014 RISMedia’s REAL ESTATE ida will continue to increase in 2014, but not at the rate we saw in 2013,” he explains. “That’s a good thing—we don’t want to go back to an overheated market.” Mesa also sees a return to balance in the lending arena. “I think that we’ll get back to some normalcy and see more balanced lending criteria, as opposed to the extremes we had been seeing,” he explains. “The refi market is gone and lenders are realizing they need to put the focus back on the purchase market. I think we’ll move back to the middle and away from the extremes.” Power Brokers agree that the momentum of 2012 and 2013 will continue into 2014. “Business was fabulous in 2013,” reports Mark Woodroof, partner at Houston-based Better Homes and Gardens Real Estate Gary Greene. “It was our best year ever from almost every statistical perspective. We believe 2014 has the opportunity to be at least as good or perhaps better. We expect the continuation of inventory shortages, which creates rising prices and happy sellers.” In the following special section, we rank the Top 500 brokers, according to 2013 transactions (page 87).
