Getting Back to Balance

“We saw the activity level pick up dramatically in 2013, over and
above 2012, based on the belief of the consumer that housing is a
good investment. Now, as we begin 2014, I think we are fairly close
to entering a normal marketplace.”

celebration.
With the record books now closed for 2013, Power Brokers are pleased to weigh in on the real estate market’s
second solid year of recovery. In 2013, brokers across
the country paid witness to many key indicators of the
housing market’s gradual return to normal, heading toward a balance that we haven’t seen since before the
boom years.
This welcome balance is reflected in the statistics
generated by RISMedia’s 26th Annual Power Broker
Survey. According to survey results, this year’s more
than 1,000 responding brokers reported a collective
$896,865,166,104 in sales volume for 2013 and a
total of 3,165,310 closed transactions—that’s an increase of more than $125 billion in sales volume and
more than 175,000 transactions over 2012.
“We had a fabulous 2013,” reports HomeServices
of America Chairman & CEO Ron Peltier. “We haven’t
totally recovered yet, but clearly the key message is the
recovery continued in a robust way.”
With a slight variance from market to market, Peltier
reports unit sales up by double digits along with steadily rising prices. “When you get that sort of lift, it’s hard
not to have a good year. Profitability was at an all-time
record.”

“2013 performed as most
historical recovering markets
do. We saw significant,
pent-up demand. The moveup buyer was back in the
market. The biggest challenge faced
was lack of inventory, as demand far
outstripped supply.”
- Charlie Young,
President & CEO, ERA Real Estate
According to Long & Foster President Gary Scott, an
interesting mix of market dynamics contributed to a positive 2013 for his firm and the housing market at large.
“Low interest rates and low inventory drove the real
estate market in 2013,” reports Scott. “At the start of
the year, homes had not yet appreciated as much as
they have today, and the more affordable prices—combined with remarkably low interest rates—benefitted
both general buyers and real estate investors. With favorable conditions for housing affordability, the market
performed quite well. As we hit the mid-point of the year,
interest rates rose—although they remained at historic
lows—and inventory grew tighter. In turn, we saw rising
property values, which stimulated the market and kept
sales moving through the year.”
ERA Real Estate President & CEO Charlie Young reports a similar scenario. “2013 performed as most historical recovering markets do,” says Young. “We saw significant, pent-up demand. The move-up buyer was back
in the market. The biggest challenge faced was lack of
inventory, as demand far outstripped supply.”
Power Broker respondents clearly agree, with 58 percent rating a lack of inventory as their biggest challenge
in 2013.
But, while inventory shortage remained an obstacle for
brokers in most markets, the good outweighed the bad
in 2013. Interest rates remained historically low while
home values continued to tick upward. Despite these
and other favorable market conditions, perhaps the biggest market driver in 2013 was consumer confidence.
“Nothing happens without the consumer having the
confidence and having the positive attitude about homeownership,” says Peltier. “When prices were heading
south, many consumers were waiting for prices to stop
falling, and they stopped falling at the end of 2011. In
2013, we saw potential homebuyers and even sellers
begin to see that homes were starting to gain value. We
saw the activity level pick up dramatically in 2013, over
and above 2012, based on the belief of the consumer
that housing is a good investment. Now, as we begin
2014, I think we are fairly close to entering a normal
marketplace. I think we’ll get to a normal marketplace
by the end of this year.”
Rei Mesa, president & CEO of Berkshire Hathaway HomeServices Florida Realty agrees. “Home prices in Flor-
80 April 2014 RISMedia’s REAL ESTATE
ida will continue to increase in 2014, but not at the rate
we saw in 2013,” he explains. “That’s a good thing—we
don’t want to go back to an overheated market.”
Mesa also sees a return to balance in the lending
arena. “I think that we’ll get back to some normalcy and
see more balanced lending criteria, as opposed to the
extremes we had been seeing,” he explains. “The refi
market is gone and lenders are realizing they need to
put the focus back on the purchase market. I think we’ll
move back to the middle and away from the extremes.”
Power Brokers agree that the momentum of 2012 and
2013 will continue into 2014.
“Business was fabulous in 2013,” reports Mark
Woodroof, partner at Houston-based Better Homes and
Gardens Real Estate Gary Greene. “It was our best year
ever from almost every statistical perspective. We believe 2014 has the opportunity to be at least as good
or perhaps better. We expect the continuation of inventory shortages, which creates rising prices and happy
sellers.”
In the following special section, we rank the Top 500
brokers, according to 2013 transactions (page 87). We
also highlight some of the survey’s key findings regarding brokerage operations and market conditions. The full
ranking of responding brokers and additional research
information will be included in our complete Power Broker Report publication, available later this spring.
In the meantime, we commend this year’s Power Brokers on staying the course and advocating a return to a
balanced real estate environment, for their agents and
their customers alike.
“Low interest
rates and low
inventory drove
the real estate
market in 2013.”
- Gary Scott,
President, Long & Foster Real Estate
While real estate’s return to normal might not generate breaking news headlines, it is truly the best news
the industry and its consumers have heard in a long
time.
As Peltier says, “The media, unfortunately, likes sensationalism, whether it’s positive or negative. ‘Normal’
is mundane in the media and doesn’t merit discussion.
But the focus should be on consumers, and consumers
would like housing to be in a state of predictability and
normality.” RE
RISMedia editors Paige Tepping, Nick Caruso and Zoe Eisenberg
contributed to this report.

“Coldwell Banker United,
REALTORS® had a tremendous
2013. We saw average sales
prices and closed transactions rise in all of the major
markets where we operate. We
are poised for a continuation
of the same success in 2014.
Real estate is fun again!”
- Richard Smith, CEO, Coldwell

“We have seen about a 10
percent increase in our area,
both in units sold and price,
over the past year. The market
appears to have regained the
losses sustained a few years
ago. With the local economic
outlook remaining strong, we
expect 2014 to be a good year
for us.”

“The Northern Illinois
market has rebounded
dramatically since 2008.
Single-family homes
had an average price
increase of 7.9 percent

of homes sold in 2013

2013: The Obstacles
Leading Market Segments
“The biggest obstacle we faced in
2013 was the lack of good listing
inventory. Although many potential
sellers realize the shortage, many
don’t want to sell until prices
recover enough that they are able
to get the needed equity out of
their home sale. This inventory vs.
pricing dilemma has caused some
interesting delays in home sales.”
Power Brokers reported the following market segments
as most important to sales during 2013:
3rd
- Fafie Moore, President and
Broker/Owner, Realty Executives of
Nevada - Summerlin
“Inventory continues to be a
challenge in today’s market. We
are very much focused on helping
ERA-affiliated brokers and agents
cultivate their markets and attract
potential sellers. We are constantly stressing the importance
of bringing more inventory to the
market.”
- Charlie Young, President & CEO,
ERA Real Estate
2nd
Foreclosures
- Dan Kruse, President,
Century 21 Affiliated
“Although our prices increased
more than 30 percent this year,
our sales units were down. This is
mostly due to the ongoing impact
of state legislation regarding foreclosures, which is causing a delay
in working through the distressed
properties still in the community
but in limbo status.”

“Our biggest obstacles in 2013 were tighter
lending practices, low inventory and unrealistic
buyer expectations. We had to counsel those
prospective purchasers that were on the bubble
from a lending standpoint and coach credit repair

listings. We had to educate all parties on the detailed
statistics specific to the geographic location of interest.”

Helping Agents
Change
“We recently
initiated a recruiting career
website, where visitors
can view information
about the company, as
well as watch videos and
hear testimonials. We
have begun to do career
webinars online so
agents can learn about
our company and talk
live to our managers and

of their own home.”
- Joan Docktor, President,

HomeServices Fox & Roach
“In 2013, we kept our
leadership team focused
on organic recruiting
efforts throughout the
year. As a result, Century 21 Affiliated added
more than 400 agents
and increased year-overyear commission dollars
by 90 percent in 2013.
I also see 2014 being a
big year for new agents
entering the market.
This new crop of agents
might be one of the
most exciting parts of
2014; we’re seeing a
new level of professionalism and enthusiasm, as
these agents have not
been spoiled with any
influence of the last few
years.”
- Dan Kruse, President,
Century 21 Affiliated
“As part of our 2014
business planning, we
focused heavily on our
performance standards.
We have significantly
increased the requirements for someone to
be a part of our team
and are conveying this
through our recruiting
marketing and through
the recruiting selection process. We are
only focused on selecting exceptional candidates. We are using
our new requirements
as a benchmark for our
existing agents and are
enforcing career development steps for those not
currently meeting the
standards.”
“In 2013, we really got
behind Brian Buffini’s
Peak Producer Training
and got all of our Branch
Leaders certified as
Peak Producer Mentors and trained more
than 250 of our agents.
It forced us to bring
agents together, sharing
successes and failures
and holding each other
accountable on a regular
basis. The results speak
for themselves: we were

“Maintaining a competitive edge is all about reminding
our agents that they have to stay in constant contact
with their clients. We’ve also become very active in
the community through our Featured Friend of the
Month program. Not only does the program provide an
opportunity for us to help local non-profits and small
businesses advertise and get their name out
into the community, it also goes a long way
toward positioning our agents as part of the
community.”
Connecting with Consumers
“We are showing our
communities that we
truly care by empowering our consumers with
knowledge on the market to make
educated real estate investment
decisions through market trend
videos, newsletters and up-to-date
real estate information.”

Vice President of Special Initiatives,

- D.B. Wilson, Managing Broker, RE/MAX of Boulder
“Personal phone calls and
meetings might be essential for
building long-term relationships
with some clients, while online
communications and text
messaging might work better
for others. There’s no single
strategy to effectively establish
client relationships; rather, the
most successful real estate
agents employ a customized mix
of tactics to build their business
partnerships—that’s the winning
combination.”
“The Houston metro area was
named as the most diverse large
metropolitan area in 2013 by the
Kinder Institute at Rice University.
As an organization, we moved past
the awareness phase of those
influencing market segments 10
