In the year 1986 a group of people, who were dissatisfied with quite expensive housing situation that mainly
met the requirements of childless or only small families,
came together. After a year they set up a registered association for integrative living (VIL – Verein für Integrative Lebensgestaltung). The plan was to create a
community and leisure based housing with the new
living quarters which would be designed according to
their own ideas. The crucial points of project were living, culture and integration.
1989 VIL made a decision to buy the property of the
former coffin factory “Julius Mascher & Söhne” (Sargfabrik). The planning of the project of revitalisation of
the old fabric started in year 1992 by BKK-2 architects.
Two years after began the construction of the new living quartier with 73 housing units, which was finally fin-
ished in 1996. The Sargfabrik is officially registrated as
a hostel. Due to that some of the law obligations could
be avoided, which meant bigger freedom by planing of
the project.
A few years later, in year 2000 Sargfabrik became an additional bilding near the first one - “little sister“ Miss
Sargfabrik with 39 housing units.
It is important to mention that the Sargfabrik is the biggest self- administrated and cultural housing project in
the whole Austria.
URBAN INTERACTION _ MILIEU

The building is located in Vienna´s district Penzing (west
part of the city). This is a classic working class district
and a typical residential area in Vienna. This district was
and still is heavily infiltrated with the backyard business
and a small-scale industry.
The public transport connection can be considered
as excellent and supports a living without cars in this
neighborhood. The main means of transportation is the
bicycle.
In urban context is Sargfabrik a closed block perimeter
development. The kindergarten and a coffee haus in
Goldschlagstraße form the gate to the neighborhood
and the public space. The goal of this project was to cre-
ate a location where work, living and social activities
meet. The housing project was released as a “village in
the city“ and has all the important facilities for daily life.
Considering the organisation of the living in Sargfabrik
it is important to say that the VIL itslef owns the whole
building and the members of VIL are the residents of
the building. Their rights and responsabilities are written in a contract.
The building itself uses modern energy saving methods
(photovoltaics on the roof ) with a lof of greenery. The
creative design of the new buildings made it possible to
make different kinds flats witouth affecting the enviroment of the building.

Beside the hight living quality flats the Sargfabrik consists of the public house of culture, kindergarten, restaurant, seminar rooms and the bath house.
The house of culture is the most popular facility of this
kind in the west of Vienna. It has up to 30 000 visitors a
year that come to different music concerts, dancing and
theather events organised by the different cultural gropus of the world.
The bath house is also popular among the people living in this area. It consists of different hot water tanks,
saunas, whirlpools and swimming and diving pools and
has a capacity of 70 visitors at the same time. The bath
house operates as a club and it is for its members aroud
the clock accessible. There are also organisated programms for the people with the disabilities, babys and
toddlers.
The three seminar rooms give the possibilty of the oragisation of different kinds of seminars and workshops
and are equiped with the modern technologie.
The kindergarten has enough place for about 50 children, for the ones living in the building as well for the
ones living in the area.
The restaurant enriches the offer in this area and it is not
only a favourite place for the people living in the neighbourhood but also meeting place of the people form
other parts of Vienna.

To meet the goals of the VIL, the association has been
active in the following areas:

excluded groups in a mixture of age and background
_ awareness of ecological aspects through optimized
energy consumption, green energy, composting and
solar hot water and many more
_ operating a cultural center for the neighbourhood
There is visible high commitment of VIL- members in all
the areas. The community life is dependent on these important initiatives and on working groups. The whole
community build a sustainable project, which influences not just the community members, but the whole
surrounding urban area.

Sargfabrik is an innovate form of accomodation, officially registrated as a hostel. This allowed to circumvent
several building regulations, e.g. the parking facilities
were buildt in the proportion 1:10 (one car park for ten
households). Nowadays are three car parks used for
car-sharing, the rest is filled with bicycles or as a playground for kids. Not building an undergound car park
saved a lot of money which were used for other comunity buildings instead.
Integration was fullfilled in two ways. On the one hand,
parts of the old factory like the chimney were integrated in the new building, and on the other hand a so-
cial integration took part. 15% of all housing units are
reserved for elderly, disabled or displaced persons.
Together 112 housing units ( Sargfabrik+ Miss Sargfabrik) had been finished with aproximatelly 300 residents.
Now the total land size amounts about 5500 m².

a piece of built Utopia in west Vienna
The architecture is characterized by a transparent and
dense residential structure. The basic module is a simple “box”, which can be put together in different ways
to create individual units. The housing units are from 32
m2 for a single person to ones of 400 m2 for eight adults
and six children. All the public spaces are built to be
wheelchair accessible. The original building structure
remained by and large. A special design feature is the
chimney of the former coffin factory. Also the grid remained with 4,8 m and height of 2.26 m.
The architecture is a crowded one, but at the same time
very green architeture. There is a biotope in the inner
courtyard and a garden on top of the roofs with several
vegetable patchs. In general, the method of realisation
uses energy saving technologies. The architects revitalised the old coffin factory without need of additional
land consumption and achieved a high living quality for
variable apartments and room types.
Aproximatelly one half of the people working here, lives
here as well.

räftiges Orange im vorstädtischen Einheitsgrau,
auffällige Architektur zwischen Gründerzeithäusern und Gemeindebauten im wilden Wiener Westen: Die Sargfabrik ist nicht zu übersehen. Dabei
wirkt der Gebäudekomplex von der Straße aus gesehen kleiner, als er ist. Und vieles, was hier vorgeht, kommt den Bewohnerinnen und Bewohnern schon alltäglich vor, obwohl
es eigentlich sehr groß ist. Selbstverwaltung, Gemeinschaftsleben, Mitbestimmung: Wie klappt sowas in Österreichs
größtem privat initiierten Wohnprojekt?
Die Sargfabrik gehört niemandem. Und sie gehört allen.
Irgendwie. Und irgendwie haben die Menschen vom Verein
für Integrative Lebensgestaltung (VIL) manchmal Schwierigkeiten, ihre selbstgewählte Wohn- und Lebensform anschaulich zu machen.Also: Der Verein ist Grundeigentümer,
Bauherr, Betreiber der Wohnanlage und Vermieter. Die Vereinsmitglieder sind die Nutzerinnen und Nutzer der Wohnungen, ihre Rechte und Pflichten regelt ein interner Vertrag, ähnlich wie bei einer Genossenschaft. Die Mitglieder
übernehmen einen Grund- und Eigenmittelanteil, die laufende Rückzahlung des Wohnbaudarlehens und die anteiligen Betriebskosten. Bei Auszug fällt die Wohnung an den
Verein zurück. Und so ein Verein, das sind ganz schön viele.
Nicht nur das Orange fällt auf in der Sargfabrik, auch die
Offenheit, die Wege und Laubengänge, vorbei an Wohnungstüren, die im Sommer häufig einladend offen stehen.
Und die Brücken. Sie verbinden nicht nur die einzelnen Ge-

bäudekomplexe, sondern auch die Menschen, die hier miteinander leben: ein offenes Haus mit festen Strukturen.
Wenn die Sargfabrik im Herbst 2006 zehnjähriges
Jubiläum feiert, dann ist das freilich nicht ganz korrekt. Klar,
1996 bezogen die ersten Bewohnerinnen und Bewohner ihre
Wohnungen in der Penzinger Goldschlagstraße 169. Aber
dem ging eine Diskussionskultur voraus, die noch einmal
zehn Jahre dauerte – und die bis heute lebendig geblieben
ist. Im Herbst 1986 fand sich eine Gruppe von Menschen, die
mit ihren unterschiedlichen Wohnsituationen unzufrieden
waren. Gemeinschaftsleben war die Idee, einen Gegenentwurf zum traditionellen Kleinfamiliendasein wollte man:
Wohngemeinschaften, Wohnungen für Alleinerziehende,
Singlewohnungen.

iel war damals, ein bereits vorhandenes Gebäude oder
eine offene Wohnanlage zu finden, die sich nicht nur
mit individuellen Privatwohnungen, sondern auch mit
den verschiedensten Lebensformen und kulturellen Möglichkeiten ausstatten lässt. Im Jahr darauf gründete man den
gemeinnützigen Verein als Träger, die Initiative wuchs rasch
auf mehr als dreißig Mitglieder an. Zwei Jahre lang suchte
man nach einem geeigneten Gebäude, schaute sich die unterschiedlichsten Objekte an, fand schließlich 1989 die Liegenschaft der ehemaligen Sargfabrik Julius Maschner &
Söhne in der Wiener Vorstadt und kaufte sie um damals 13
Millionen Schilling. Statt das Industriegebäude, so das ur-

Und das finden hier alle gut.
Kinder steigen auf das Heurigenbankerl, das vor dem Verkaufsfenster steht, und bestellen Kipferln. Anderl kennt sie
beim Namen. Bewohnerinnen und Bewohner decken ihren
Wochenbedarf an Obst, Gemüse, Brot oder Bergkäse (je

sagen, immerhin lebt der mobile Nahversorger seit neun Jahren selbst in der Sargfabrik, da kennt man sich. Doch es kommen auch Leute aus der Gegend: „Vierzig bis fünfzig Prozent
der Kundschaft“, schätzt er, „aber bei mir kauft ein gewachsener Freundeskreis.“ Deshalb kann man im Biostandl auch

Dabei geht es hier womöglich nur am Rande um den Handel, vielmehr um den Austausch, um Kommunikation: Psychohygiene auf Rädern, sozusagen. Wer „zum Thomas“ geht,
bekommt zur guten Biokost garantiert auch ein nettes Gespräch. Wer „Slowfood“ will, sollte sich darauf zumindest einstellen. Sogar beim Einkaufen.
Thomas Anderl zählt zu den Pionieren der österreichischen
Bioszene und profitiert von seinen guten Kontakten. Bei ihm
gibt’s fast ausschließlich Saisonware von Erzeugern, die er seit
Jahren kennt und die ihm ihr Obst und Gemüse, Eier und
Speck direkt ab Hof liefern. Der Käse rollt mit dem Zug aus

All the important decisions concerning the building
(budget, annual work programm, rules of procedure..,)
are made on the meetings of the association that take
place two times a year. They also decide who is the executive of the association. He is responsabile for implementation of the annual work program and managing the different business areas. They currently have 20
employees.
The association members are actively engaged in all
areas of communal life, which is greatly influenced by
these important unpaid initiatives and work groups.
They take care of the garden and library or of original in

Space
The Sargfabrik complex had become a role model for urban and social housing. It happens to meet every demand of future development: it is ecological, social and sustainable. It also brings forward an inner-city density instead of urban sprawl. Its popularity can be proofed by very long waiting lists on a free housing unit.
Already in 1996, the year of opening, the Sargfabrik got the “Adolf-Loos- Architekturpreis”, an architecture
award. To meet the demands of the people, in 2000 a project in the neighbourhood was extended. The new
building, the “Miss Sargfabrik” was constructed. Now the total land size amounts about 5500 m².
Program
The goal was to create a hausing estate based on community and leisure and to design the new living quarters according to the ideas of the architects and demands of the people. Living, culture and integration were
their philosophy. Integration not only in means of new housing in old factory, but also very important social
integration.
The complex is also be suitable for free time activities and disperse a friendly atmosphere for the community.
Due to this innovative and unorthodox housing philosophy of the architects the project provoked an unexpected big publicity.
The cultural events and the already-mentioned leisure-time facilities in the Sargfabrik turned out to be very
popular attractions in the Vienna and vitalise the neighborought. It was made possible that all population
groups can participate, which is visible in the fact that aproximately every fifth apartment is occupied by elderly and disabled persons but also by students.
Organisation + Economy
The organisation form of the living quarter is quite simple: the members of the association are the occupants
of the apartments, their responsibilities and rights are arranged in a rental agreement. The flats belong to the
association, so in case of moving out, the apartment returns to the association itself and can be give to the
next on the list. The association VIL (Verein für Integrative Lebensgestaltung) is landlord, constructor and operator at the same time. Central decisions are made in general assemblies of the association. Voluntary cooperation of the residents makes several events in the housing estate possible.
To finance these facilities, the landlord registered the house as a hostel, so that many regulations of the
building law did not count for him. On this way, special financial aids of the Vienna City Council could be occupied. The association members pay basic and individual contribution to costs, towards the repayment of
the building loan, and to the resident administration costs. Furthermore, they pay for a social capital that
helps other residents who have financial problems.
