The purchase process has been blocked for the implementation of the new rule introduced by the Orissa Govt., that only ROR holders can transfer the property. The seller has already applied for mutation of the land and we expect in 2 months ROR will be issued. Further against the Govt ruling people have gone to the court for stay. So in any case we hope by end of October purchase process will start. AREA NEAR PIPILI In Orakal mouza we have already purchased A.2.93 dc land. As we are not getting a good response from the existing Project-I applicants we have decided to open the project and receive fresh application. Details of the project is as under. Project-I (Orakal) Distance from LHO BBS : 19 Kms Distance from Pipili : 2 Kms Distance from NH – 203 : 1 Km 40 feet wide connecting road from NH-203 and at a distance of 2 Kms from our Project-III. Plot size : 2400 (40x60) Cost per Sft : Rs.240/- for existing Project-I applicants Rs.290/- for new applicants(Outright payment) and Rs.300/- (Installment) Installment payment scheme available for new members : 1st Installment : Rs.1,50,000/- (On or before 30/11/2014) nd 2 Installment : Rs.1,50,000/- (On or before 31/01/2015) th 3rd to 30 Installment : Rs. 15,000/- each start from April 2015 Mode of payment : By cheque fvg. “Officers’ Housing Cooperative Society Ltd.” For st 1 & 2nd Installments. Through this notice we are once again request all allottee members of Project-II (Phase-I) to contact Sri Sutar (9437088872) for registration process. Project-III In this project we have purchased about 14 acres of land. Boundary wall and construction of an outhouse is in progresses. Simultaneously mutation work is also in process. Till date only 4 acres have been mutated in our name others are under process. As per the project requirement we have to purchase another 3 acres of land, which we expect to be over by March-2015. We are now watchful on the development of the area. After getting the plots mutated to our name and converted to Home stead land, we shall search for a suitable builder for construction on sharing basis. Existing members interested to book a plot in Project-I (Orakal) can use the form attached to this notice and send it to Society office along with the cheque. The land will be purchased in the name of OHCSL and subsequently it will be fragmented for distribution among applicant members. The whole process may exceed 2 years. The cost of plot has been arrived with some assumption. If any of the assumptions go wrong then the cost may fluctuate either way. And in such case if required I am agreeable to pay the extra amount, when asked by the Society. In case of reasons beyond the control of the Society, if I could not be allotted a plot in this project then I may be adjusted in the next project or else the advance paid by me will be refunded to me with or without interest as decided by the Society. After applying for a plot, I can ask for refund within 30 days of my application. After 30 days the refund will be as per the decision of the Board of the Society. A minimum of Rs.20,000/- will be deducted from the application amount for any refund(except in case of death) after 30 days. In Installment scheme, for all delayed payments, an interest of 10% on delayed payment will be charged by the Society. Signature
