Board Loses Director, Yard Sale Day Dampened

Serving on your Board of Directors has some wonderful benefits, but also some very significant lows.
The greatest benefit is meeting Hidden Hills residents and forming some wonderful and rewarding
friendships.
The lows come when we lose those friends, either
when they move away, or when they pass away.
This month we mourn David Boynton, the chairman
of our CC&R committee, who lost his long battle
with leukemia. David was a very special person, a
bright light for all who knew him.
The weather dampened our third annual yard sale a
bit. Thirty-three residents signed up to participate,
but not all of them braved the forecasted rain. One
hundred forty-seven cars came through the gates,
about half the attendance of last year. The participants I talked to said they had a lot of people stop
by, and sold more than last year.
This year the Salvation Army trucks were here a few
minutes after 2 p.m. and cleared out all the leftover stuff stashed on the curbs.
My thanks to Ben Kostecki for coordinating JSO coverage of the neighborhood, and Wayne Simmons for
advertising the sale and arranging the open houses
at the homes for sale. Also, thanks to Rob Bacon,
Bill Piper and Bob Powell for getting out all the
signage, and particularly Susan Clark who did her
usual thorough job of coordinating communications
from her golf cart patrol. Everything went smoothly.
Our web page www.hiddenhillsjax.com is receiving a great deal of attention. There were 705 page
views by 199 users for the month of August.
Three-quarters of those visitors were new to the
site, with 32 initiated from outside the US.

Hidden Hills Community Association has established
specific specification guidelines as to style and color
for all real estate signs to be used in Old (or the
original) Hidden Hills. Any signs not in compliance
with these guidelines should be removed and taken
to the guard house where they may be picked up by
the responsible realtor.
Realtor’s “For Sale” signs are supplied by

Only these signs will be allowed to be used in
the Old Hidden Hills subdivision. All Real Estate
Company representatives need to be informed
of this policy. For Sale by Owner signs are included in this requirement to have consistent
signage.
Have you read the Covenants you signed when
you bought your home in Hidden Hills? They are
pretty typical of most community association covenants, but you might be surprised by what’s included. For example:
6.4 Enforcement. “The Association reserves the
right, but shall have no obligation, to enter upon
any Lot or Green Area to remove rubbish, signs,
structures, plants or other things or to take such
other action at the expense of the Owner as the
Association deems necessary in order to enforce
this Declaration. Such entry, abatement and removal shall not be deemed a trespass or make the
Association liable in any respect for any damages
on account thereof.”
One regular example of such enforcement is the
“forced cut.” The forced cut is ordered when a
vacant property has not been kept up. If attempts to reach the owner are unsuccessful, or if
the owner is uncooperative, an outside company
is employed to cut the grass and clean up the
property. The cost of the service, as well as any
attorney fees, are charged to the owner of the
property.

Memorial Sought For
David George Lyon (Beef) Boynton
Several residents have pledged to seek approval from the city to create a memorial to David Boynton on one of the Monument medians.
Ray Christian, Chairman of the Grounds
Committee, is seeking
more volunteers to
serve on the planning
committee for the proposed community garden. Call 704-7215.
Boynton was a chief activist and coordinator in maintaining and beautifying
the medians fronting and approaching Hidden Hills.
Because of his dedication to the project, the family requested that, in lieu of
flowers, donations be made in Dave's name to the Monument Road Beautification, 4221 Stratford Way Jacksonville, Florida 32225
David served on the Hidden Hills Community Association Board of Directors
and was Chairman of the Covenants, Conditions and Restrictions Committee.
As chair, he embodied the diplomatic approach to enforcing community rules
and was greatly loved and respected by everyone who knew him.

them know when you’re going to be gone from
home for an extended period.
Our experience with the JSO officers has been excellent. Residents have been enthusiastic about
their presence and cooperative in observing the
speed limit and stopping at stop signs.

We lost two large trees this past month. Arbor pro was
there quickly for us to clean up the mess and clear the
roads. Thanks to Keith and crew for the hard work and dedication to our community.
