provide deep shade to nurture lively interaction and exchange; a place where people
and knowledge based businesses thrive in a setting unique to the Dry Tropics, then
you understand Discovery Rise.
Discovery Rise will be an energetic community of exchange with
a world-leading tropical university at its heart. Through great
design there will be a complete transformation of this dispersed
campus into a thriving community of living and learning.
Designed for Townsville Discovery Rise will be a unique
community designed for our dry tropical climate and lifestyle;
with shady places to walk and to meet, and beautiful low energy
housing and buildings.
The key features of Discovery Rise include:

The first building is complete providing fresh food, cafe,
pharmacy, bottle shop and medical clinics. Other housing,

Linked Urban Villages
Discovery Rise is a series of linked urban villages, all
connected by cool walkable streets and lanes lined with
trees and verandahs, shady parks and gardens, sheltered
public spaces and great places to meet.
When fully developed, it is anticipated that around 10,000
new people will be resident at Discovery Rise.
1. Discovery Central
Discovery Central is a vibrant place of exchange where
‘Town and Gown’ meet, offering commercial and
neighbourhood retail services, residential accommodation,
teaching research facilities, and knowledge based
commercial enterprise.
2. Community Precinct
Community Precinct is a mixed density community that
will include primary and secondary schools, child care, and
community and recreation facilities for family and retiree
living.
3. Discovery Rise Village
Discovery Rise Village comprises many different types
of medium density homes, some detached houses, and
community and recreation facilities. The Village provides the
unique opportunity to live near the University while being
part of a truly residential community.
4. University Central
University Central is a new academic core, a place for
University services, student and staff housing, conference
facilities, the Eddie Koiki Mabo Library.

Discovery Central is a place of exchange and interaction connecting the
university and hospital. It is located within a 5 minute walk of both the
Hospital and Eddie Mabo Library. Core university activities are integrated
with living and commerce.

Discovery Central will have engaging public spaces with buildings of up
to 6 stories that activate to the streets enabling close interaction between
interior and external activities of research and learning.

Mt. Stuart Street
Aligned to provide a view of the bluff of Mt. Stuart, Mt. Stuart St will be
pedestrian orientated and include retail, housing, offices and university
uses. It is Discovery Rise’s Main Street.

The Ideas Market Urban Space
Surrounded by housing, office and JCU facilities on upper levels and
shops, cafes and restaurants at ground level, the Ideas Market will be a
vibrant place, where university and community interact.
It is the focus and heart of Discovery Central, and will be designed to
evoke the experience of the covered ‘souk’ of hot dry climates, a truly
memorable public space that is unique to Townsville.

The Clinical
Practice Building
James Cook University’s new Clinical Practice Building is a landmark
project; at 12,000 sq m of floor space it is both the biggest building on
the campus and a flagship project for the new town centre. The building
houses a fresh food market, pharmacy, bottle shop, GP clinic, dental
clinic, physio clinic, radiology and more: all of the medical facilities work
as both commercial and learning facilities.
In a microcosm of what is going to happen at Discovery Rise overall, the
building draws on the synergies of JCU, The Townsville Hospital and the
needs of a new residential community to create a mixed use hub. The
ground floor cafe and entry design also contribute to the creation of a
street level social environment.
The building conceived as a restrained (dry) tropical pavilion with shady
edges and a wide overhanging roof, in a shady setting of street trees,
screens and arbours. The south west and north west facades are veiled
with screens of recycled hardwood, while the important street corner
is marked with perforated metal screen evoking Brain Coral, a friendly
acknowledgement of JCU’s international leadership in tropical medicine
and marine science.

A Primary and University-linked High School are planned to be located
in the heart of this precinct. The schools, along with existing sport,
recreational and other community facilities will create a new focus and
help to drive the formation of a new residential community.
With the amenity of bike paths, a recreation/environmental corridor and
ready street access to and from all key JCU facilities, this precinct will
offer lifestyle options in all ages.

Discovery Village is convenient; only a 5 minute walk to the Eddie

University. It has parks, walking tracks through the hills, and a mix of
housing types and price points for a range of people.

Discovery Village is connected to JCU and to nature. The streets and
public spaces are designed for people, with cool homes that provide both
privacy and retreat and street interaction.

The existing wildlife and watershed corridors provide important places
for walking and recreation. To promote safe, environmentally friendly
and attractive environment, the impact of vehicles and garages will be
minimized
The colours, textures and materials of the landscape will be reflected in the
design of all elements. Many dwellings will enjoy views back to the hills
surrounding them, and the green corridors linking to the JCU campus.

We aim to build sustainable homes designed specifically for Townsville’s
climate, and reduce car dependence. Precincts are laid out so houses can
take advantage of the best aspects and views, and to face streets that
create safe, interactive communities.
Dry Tropical Housing Design Principles
We have provided exemplar housing designs which utilise the following
dry tropical housing principles.
-- Encourage natural ventilation – use of breezeways, louvres, plan
layouts for cross ventilation
-- Small building ‘footprints’ to maximize shady planting and minimize
hot hard surfaces
-- Living spaces facing north
-- Shade for all walls of the dwelling
-- Use of ‘tanks’ of cool air thermally stable air in courtyard spaces

The Courtyard apartments create a low energy, welcoming living
environment with great access to green spaces and the university. They
contain studio, one, two and three bedroom homes.
-- Can be two or three bedroom, suitable for a range of households
-- Living areas orientated north
-- Stepped garden terraces to the north providing a ‘street friendly’
spaces
-- A court with high level roof light/louvres in the centre of the home to
create air-movement as well as natural light
-- Small lot homes which are designed for the climate
-- ‘Shallow’ plan buildings with small footprints, and breezeways to
maximize cross ventilation
-- A cool planted courtyard as a shady retreat and ‘tank’ of cooler air
-- Construction can be staged to suit household size and capital available
-- Smaller building can be a granny / older child flat, or a ‘mortgage saver’
as rented accommodation for students or nurses.
